Again here you are running off at the mouth about stuff you don't know. I think it is great that Carrier and Kemison have a list to tell them who to stay away from. And as for some apartments staying empty and not collecting rent for them being empty to pay taxes? It's about time we had some bulls out their take things into their own hands and take care of their business. It is in fact their right and I don't want to hear any of your delusional crap about how it is prejudice or whatever. If the person is KNOWN to be a rent skipper, a violator, a person or family who leaves total devestation in every place they rent, or skips from one building to another to avoid paying rent, then they deserve to be on the list. Now because of Carrier and Kemison, these low life scums can't get away from it so easy. I commend both you fellows for the job your doing.

I agree with you 100%. Equal respect between landlord/tenant make for a good business relationship and as I had posted earlier in this thread I have seen some really really bad apartments left in unlivable conditions from tenants who have no respect for the landlords property and very little self respect for themselves. I can see where those people would be considered undesirable to rent to. I just have a problem with the "list" of bad tenants. I guess the landlords have to do what they have to do to protect their investments. I think it would be nice for people who are on the list to redeem themselves somehow to get off the list by having Dennis go check out their current living arrangments and if acceptable, get removed from the list.

well im on the landlords list andi rent from dennis kemmison.the reason why he rented to me was bc as soon i came to look at the apt. i told him i was on the list.i used to party all the time.didnt pay my rent and things like that.i admit it was wrong and i was really imature.i was also very young.ppl do make mistakes and learn from them and their is suck a thing as growing up and getting ur life together.im glad dennis took a chance on me and other landlords told him he was nuts to rent to me,but i know have been in the same place for almost 4 yrs and never has dennis ever had a problem with me.so i do think its wrong to be put on that LIST forever..some ppl do change and do deserve a second chance

Not hard to find it. Ask a landlord. If you are a landlord, you will get it. I don't need it though. You can tell with people. When they are SO desperate to rent your apartment, but they don't have all the money, don't have the security deposit, need to move in right away, need you to accept animals, etc...you can sense the problems starting.

Take care of the property, you won't be on the list. Pay your rent, you won't be on the list. Simple rules to live by. If I don't pay my credit card bills, I am put on a "list" in a sense, since I will get a lower credit score. The scores are a list. If I want to be at the top of the list, I need to pay my bills and handle my obligations. Same with renters. I would never hold someone's race, religion, sexual orientation, of having kids against them. That is illegal AND immoral. I can, and WILL hold against them any and all debts they did not pay, and damages they caused and did not go good for, PILES of garbage left in the garages and basements of homes they rented in the past, or any crimes they committed while at someone else's home. That is my right. I paid for my rental properties, paid to have them repaired, kept up, insured, safe, and cozy. Your $500.00 a month does nothing for me when it costs me $5000 to fix them after you are gone...

why don't you ask him yourself. he quit the police force. went into business for himself and has been quite self sufficient for most of his own life. He only tries to rent to quality people, people who will stay and not destroy property, and pay their rent. IN the end it saves him from having to pound on their doors and serve them with papers to evict thereby causing the landlord more monies to be put out to get them put out, when if they had the information to begin with they wouldn't have rented to them. Apartment hoppers are generally unemployed, alcoholics, or on hud, welfare, or unemployment. They pay well for a little while and then the trouble starts. I have seen pictures of damages done by some of the tenants. Unreal. Get your facts straight. He does this because he can, and you can't so shut-up and learn to not lie.

Dennis Carrier will always be a better man than you ever will. You could never walk far in his shoes. Why? Because you unfortunately do not have the strength, or the integrity to stand up for what is right even against adversity. Dennis does what he does because he knows the law and tries to do a good job for who ever he takes on. He is absolutely honest and fair and tells you straight right up front.

its not a blacklist at all! and its not illegal!!! or dennis would be in jail and sued long ago! some may use it as a black list but its just a list of people who rented and had a problem with the landlord...or visa versa...In simple english its just list of information and the people who use the list, use it as a tool to make a very important business transaction...renting is a business period...would "you" loan money to someone with a very bad credit history??? i must say though for some reason some people think landlords must rent to them regardless of their past! and btw ive been in the rental business since 1984 and personally do not use the list and have never seen it. i try to be compassionate and fair by trusting my instincts...
landlords have rights also...unfortunely there are scammers and crack heads out there and i have been a victim a few times...renters have rights also as long as they pay their rent and do not destroy the property...but the ones that have a history of not doing so gave up that right and some but not all are on the list...i myself, even after horrible experiences have never put anyones name on that list...i roll with the punches and like i said would rather trust my instincts as i always have a ton of people looking when advertise for rent...my last ad i narrowed it to two families...one from mortgage hill and one from the projects...took me a few days to decide but i took on the later and now i wonder if i made a mistake...now that i think about it i just may use that list next time around.....

I'm currently in the process of evicting my tenant from my property in Massena. I live out of state which is making this process all the more difficult. I believe that my current tenant is probably tying to get into another place there and I would hate to see another landlord go through this same situation with her. No property owner deserves this. If anyone may be interested in knowing what to look out for these next couple of weeks, respond to my post with your email address. I will check back daily until she is out.
