Probably in relation to the new reality of high gas prices,(even though it's a little low now). Oil has got to be at least $90/barrel, and better $100/barrel, for the oil/gas companies to drill new wells. The capital requirements are great and it's not worth it for less. But less and less of the population can afford to drive much. And this new high price of oil is not caused from the normal growth driven supply/demand price increase, but from the financialization and speculation by the rich. Tankers of oil are filled and sit off shore. There is big hype now of the US becoming independent from foreign oil with the shale oil and fracking. It's bogus because, although it's almost a "no-miss" for drillers, the payout is not as great and they deplete down to a trickle in a couple years. There's big Wall Street money going into it and the people benefiting are the owners of the land where the price/acre skyrockets. So higher gas prices are inevitable, and work-live-play city design seems a good idea where walking and biking saves money. Also, helps to stay healthy with the evil Obamacare.
