Brookfield Residences has been the worst renting experience I have ever had. We are a military family that was told that they had the military clause (which they will claim) in their lease, but once deployment orders were issued they refused to release us from the lease under the clause, instead they want to make a deal which involves me loosing my deposit and having to pay for everyday that my apartments is not occupied. Its not only the staffing which is a turn off but the whole facility was made horribly. Things were breaking constantly, and the last few months I resided there my house was infested with black beatles and when I brought it up to the management, they ignored my comments and did nothing to resolve it.

Although Management makes every attempt to resolve resident complaints in a mutually agreeable manner, sometimes it is impossible. Key Management does, in fact, have a military clause which many military households have used effectively. Unfortunately, certain military households attempt to misuse this clause and do not understand that certain stipulations need to met. Additionally, Schendel Pest control (a highly reputable company) is contracted to complete monthly pest control on the property and works very hard to maintain a pest-free environment. This task can be made more difficult when certain households leave trash outdoors that attracts pests and rodents.

I have lived at Brookfield for two and half years. We were thrilled when we moved in at the size of the apartment, and the great price. I have never had any issues with management in my time here, and the maintenance guy is great. Each time we have called for a work order, he has come within 24 hours. At one point when we called him to fix one thing, he noticed something else that needed fixed, and went ahead and fixed it right then and there, not making us call the office to put in a work order and wait another day. There is plenty of parking, it is in a wonderful neighborhood, and I haven't had problems. Yes, there are some people that are louder or leave trash out, but that happens in any apartment. I would absolutely recommend this apartment to anyone searching for a nice place to live with great amenities that is very reasonably priced.

In general, Under Section 535 of the Service Member Civil Relief Act, a military member has the right to terminate a lease, if, after signing the lease: the tenant enters military service (which includes a reservist being called to active duty); or the tenant signs the lease while in military service, and then receives military orders for a PCS move, or to deploy, or as an individual in support of a military operation, with a military unit for a period of not less than 90 days."

My SIL has been calling and leaving messages for a week now. No one calls her back and no one answers the phone. She is military and moving here in December and looking for a place to live for her family. Maybe they need to answer their phone like a business should and return phone calls! She calls multiple times a day with no answer...not impressed.

This is the worst apartment complex I have rented from. The property manger is so disrespectful and treats everyone horrible. Half the time the office is closed and the manger is sleeping on the couch. I personally over heard him say to a older woman that if you don't like it here then leave, and when I decide to make the work order for your issues they will get done. I talk to the lady afterwards and we both were talking about moving out. You could ask around the complex after you have lived here for awhile and they will say, I want to get away from here as soon as my lease is up. Or they feel since its cheap place to live that they get discrimated for being poor. Nothing is ever fixed correctly, it is just rigged up. Then when you ask the manager about it they say there do something about it. It has been so bad that I have done some research and seen that I can take measures with fair housing and the number of violations they have broken. If anyone has problems with them I would suggest call someone in fair housing

I have been calling Brookfield's office for the past week, trying to turn in my 30 day notice. Every time I call the manager would say I will get it for you or come down and sign it. But when I go down there it is always lock. Reason for my 30 day notice is I have been charged late fees because I'm not able to get in to pay my rent. Also I have had problems with putting the rent in the box and its not showing its been paid. I had to go over to the other complex to talk to there manager just so I could give them my 30 days. Also every time I talk to the manager at Brookfield I felt be little or scared do to his attitude towards me as a woman. I feel he is very discrimating towards woman and race. 2 weeks ago I when I went in there I also felt that the other manager who herd the whole conversation with this attitude wouldn't do anything about it. I have seen them walking the property laughing and joking around. Which shows me they are friends outside of work and protecting each other from getting fired. I also know that the one is husband wife with the regional manager. Therefore you have no place to go. I will never work with Key Management properties ever and I am filing a complaint with my lawyer with discrimating towards women. Please know how ever great this place may look on the outside it is all junk. I will also be talking to the city inspector too. By the way if you have read the comment above with Johns complaint he is 100percent telling the truth. We need to work together and standup for our rights keep our mouths shut is only hurting us

The negative comments are 100% true as my family and I finally escaped Brookfield Residences. Due to the office being closed ALL the tine and no one returning phone calls, we were charged fir a full month when we weren't able to put in a 30 day notice on the 1st but on the 6th when we finally found the manager in the office. Now we owe money but we are in our own home and free. The maintenance guy is docile because he's a simpleton; his portly wife runs the show and this woman is the epitome of evil. She treats the other tenants like trash although she's a tenant herself and they use the pool at all hours of the night when no one else is allowed to. These apts are very cheaply made and things fall apart easily. Materials used for building are HIGHLY flammable and I suspect illegal. Walls are so thin, I could hear neighbors whispering. You'll have no privacy, no peace of mind and no one to go to if you have concerns. The office managers are rude and condescending and YES, one does sleep all day on the couch in the clubhouse IF and WHEN he's there! I've called their main office and suspect no one there cares either as management seems to feel comfortable being mediocre. If you're looking for affordable housing and have no other choice then move here but not if you have options. It is truly worse than public housing.

I would like to let everyone know that Brookfield and Country Meadows are both ran by Key Management. Which in fact has been known state wide for there poor services with management and maintanence. I just talk to a friend of mine who had to call me asking for our maintanence workers number do to the fact they let the other one at country meadows go. They have tried calling the office no one is answering at either complex. Every time they go to the office the doors are locked. Both places have had people watching and timing how long there gone some times it's been up to 4 hours away from the complex. I know they only get a hour lunch so what's happening is everyone's guess. I know about 10 people just this month that is moving from both complexes and I've talked to about a dozen more who said there moving out in the next month or 2. Which brings me back to why is this place so bad. 1. Every year someone has had to go without AC for 3-5 days. 2. The work orders say they will be completed in 72 hrs I have waited up to a month to get my toilet fixed. 3. It's been 5 months since the last pest control and the bugs here are horrible, as well as the ac filters are clogged. 4. You can't even get your trash to the dumpster cause of all the crap all around it on a daily basis. 5. Things that were broken when you moved in will come out of your pocket when you moved out. 6. None of the master bedrooms in any of the apartments get air to them which means freezing in the winter and hot in the summer. 7. The kids around here tare up everything around here and parents let them run wild. Even to the point of messing with the vechiles around here. 8. There are several spots where it floods when it rains or the sprinklers are on which hasn't been fixed that I know of in 2 yrs which causes leaks in the house on some of them. 9. They only have one maintanence person for the complex to do everything. 10. Your electricity bill will cost 1/3 of rent do to there AC units and this is coming from there AC technitions that come from some other company. So there is 10 good reasons not to rent from here or from Key Management at all. I repeat you will be making a mistake coming here. By the way they won't let college students live here so if you are trying to better yourself they don't want you. They are just looking for people they can take advantage of for a year lease. Reminder 101 don't judge a book by its color meaning don't let the pictures online fool you it isn't that nice. Also check fair housing laws before moving in its a real shocker.

My husband was recently station here in Ft. Riley, I was looking for apartments here in Manhattan. I was having problems with getting ahold of Office to look at a 3 bedroom. I drove down here to see the complex. What I notice was the pictures online was nicer then it really looks. Well since no one would answer and after looking around we decided this would be a horrible place to live. Lack of managers and outside maintanence shows us they are not the place to rent from. I came on here to check the reviews and learned so much about this place that I am thankful I didn't get ahold of anyone. I really feel sorry for the people on here and that live there.

Wow, I haven't herd of a apartment complex in Manhattan being this bad. I was looking to move over there from Georgetown apartments. I'm not one to judge without checking things out first. But after looking at these reviews that does still put up a red flag. At the same time if the manager is really that bad regardless of being friends with another, then upper management should be looking into it or maybe they are. But my lease here is up in September so will see for myself but will be checking some others out just in case.

Wow. Was surfing the net and ran across these reviews. My family & I actually lived in Brookfield, a friend used to live on the other side of Brookfield Residences and another in Country Meadows. We have been gone for maybe 3 years and our friends have since moved out too. All I can say is there's nothing in the negative comments I can honestly disagree with. We were initially thrilled to find those apartments; the price is great for a three bdrm, 2 bath, and they are very spacious. The grounds looked beautiful, management and the maintenance guy seemed friendly and welcoming when we signed our lease. Then things started getting weird. The walls ARE super thin. I could hear my neighbors' everyday convos, in regular voices. Listened to one talking about my wife's ASSets. I could hear their microwave ding or when anyone coughed or farted or took a leak. We had a nice balcony but rarely got to enjoy it because it faced several other tenants' balconies. We couldn't open our windows on a nice summer night without hearing people talking, having relations, or the smell of marijuana floating up from the maintenance man and his wife out smoking on their back porch. I guess they figured it was safe to do that late at night. This man didn't start actually working a regular schedule & fixing things until some of us complained to the head office. I remember he yelled at our kids once for drawing on the sidewalk in front of our apt- with sidewalk chalk that washes away easily. It was not allowed. Nor is keeping your bike on your porch or patio. If you don't want it to get rusty or stolen from the complex racks, you have to lug it inside. They have so many rules I can't recall them all. Their record keeping is shady, and I would suggest taking your rent directly to the manager and getting a receipt IF anyone was ever in the office. Our rent was $675, but each month I'd write a check for $700- I'm just OCD about stuff like that lol. We were late on our rent a couple of times and get a note clipped yo our door saying we owed like $15 in late fees and that our lease was being terminated. When they actually owed US money lol! And the notes never said 'pay or eviction' but straight up 'Eviction Notice'. We witnessed so many wrongs out there, especially my wife who was home all day with the baby. Management acted like it was some big joke. But let's be real, with the high rent rates in Manhattan, they knew many people had few options for DECENT affordable housing and took advantage. We decided paying a couple hundred dollars more was worth the peace of mind and moved out. As one poster put it,'it's worse than public housing', which could be as you have no privacy and are made to feel you have no rights or voice. I guess its good for all the single parents who lived out there. Not everyone could just move.

Do not rent from Jon Henry in Manhattan Ks either he is unprofessional and will harrass any female tenant. His apartment complex is cheaply made just like Brookfield and doesn't know how to run a business. He makes you come to his apartment and pay rent while he is half naked or make perverted comments towards female. If you don't go on a date with him he will send you a 3 day eviction Notice. BE WARNED AND DO NOT RENT FROM THIS MAN!$600 FOR A ONE BEDROOM ON YUMA IS OVERPRICED AND THE WALLS ARE THIN!! HE IS UNREASONABLE HIS LEASE terms are RIDICULOUS. And you can't have kids or guests over.

Worked for Key Management and they are the worst. Very racial and when I treated people with respect I was not fitting in. Turned the fat slob regional manager in and they didn't want to hear it cause she's cheating with one of them. Horrible company to work for and rent from.

Don't know how that chick can do it just rob my application money. Before i turned it in i told her we had some issues was it even worth turning them in. 60 dollars may not be much to allot of people but i know she knew i was going to get denied before i gave her my money. hope that b***h has the worst life.

Yes I agree cause when I worked there and I knew they weren't going to get apt. I was told take all money and run it anyway because we make money like that. Saw some very shady things for sure. I felt sorry for people and was told I didn't fit in!
