Stay out all together! We live in Howard county but and it is okay...nothing to write home about that's for sure. If you're "middle class or poor" you're screwed! You get to live in the Ghetto...if you're an uppity rich folk voting for McCain...you get to live in the nice areas (that are WAY too expensive!)...Hot or not, no winter or not...I'm getting the heck outta dodge and moving back to Clearwater, Florida...where it is crowded, diverse, and cheap! These people up here are rude, inconsiderate little hags who have nothing better to do than to turn their ugly noses up at the middle class and poor. Everyone gets their up and coming....

We recently moved to Sumner Lake from Springfield (VA) and find it a very nice neighborhood. Yes, the surrounding neighborhood has a high Latino popluation, but these are mostly working folks with families, as evidenced by the relative absence of cars to be found in the area from 8-5, and the busloads of children being transported by bus in the mornings. A lot of the area is moderate income, but the area has a semi-rural residential charm to it, and Liberia St, Rte 28, and Sudley all offer any possible product or service you could possibly want within a very short distance. We love it here. There are only racial problems if you look for that sort of thing. We are a mixed couple and we havent had a bad experience yet. Good luck !

Let me say a few things about some of the things said above. There are some gangs in mannassas and for those who say there are not have their heads in the sand. Some part of Manassas are nice because its growing. Now nobody here gets it unless from buffalo... a 400K home in buffalo gets over 5000 sq ft. I would never live in lake ridge or anywhere in woodbridge. Some nice parts but too many ghetto parts to both areas. The home values have dropped so much you can get a decent townhouse in Centreville in the 300's. The homes in lake ridge and manassas and further out have taken a beating in home values and sellers are trying to dump what they can out that way. If your from orhard park its not where you wanna be (manassas and lake ridge) .... again email me

I'm surprise about the person who talk about Kingsbrooke. The swimming team pay for the time the pool is used, as well all the swimmers that not live in Kingsbrooke. We are very supportive of our swimming team who keep the kids, and teens in the area doing something positive. In regards of the trash...I do not what area of Kingsbrooke you live, but if you take pictures and call the HOA and report it, the problem will be solve in a second.

The only pool is monopolized durng the evening hours in June and July each year by the swim team. If you still want to move here, then be prepared to see piles of trash on the curb 2 nights/mornings a week. Some folks have had to eliminate the use of the nice big garbage cans provided by the trash pickup service because the HOA complains if the garbage cans stay out too long. So expect trash to be piled up on the curb sans a garbage can on the 2 days a week that trash is picked up.
As far as Manassas and PW county are concerned, if police activity is any indication then there is plenty of crime to go around and it probably will never be too humdrum. It is not unusual to see folks milling around late at night - seems to be lots of car breakins - and one day in broad daylight I watched a young man push a gun into the pocket of his jacket as he walked across a field. Plus the sniper that killed folks while pumping gas actually killed someone near Bull Run at the intersection of I234 and Balls Ford road. I was one of the first folks to know this since I drove by here shortly after it happened and witnessed all the yellow police tape.
So never a dull moment. Come on down!!

Last December, we moved to the area from out-of-state as well. I would strongly recommend contacting a realtor to locate a rental or home to purchase. The other site that helped us was www.craigslist.com . Choose the DC area and look for homes to buy or rent in Gainesville or Bristow (30 minutes from Manassas) and I know there is a house in our community that is for rent and listed on Craigslist, Haymarket (35 minutes from Manassas) or in Manassas itself. I found a job in Manassas and it only takes me 30 minutes in traffic to get home - not a bad commute at all. You will find that the only high costs in this area is your housing and taxes. Also try the Warrenton area - lower taxes. Welcome to the area.

If you have any small kids stay away from Lee St. in Manassas, there are a lot of convicted sex offender around there. If you don't believe me, do a search.

I would not recommended anyone move to Manassas. Its dirty and has a lot of questionable areas. I'm being honest with you, go and see for yourself, I know after you see it you wouldn't recommended for your friends or family to move there.

Bristow and Gainesville are close and much safer, cleaner, nicer with better schools. You can find homes in the low $400s now. Townhomes for around $250 -$300.

Also, it really depends where you live in Bristow, its not 30 minutes. I can get to Manassas in 5-8 minutes.

It's an expensive area and a lot of people have to downsize to get into the area. However, the area is rich with cultural activities and sports. One of the nice things is how many unique restaurants and museums there are. You will never see it all because they keep adding. But if you know that the Smithsonians are all free and you just have to concern yourself with whether your're driving or taking the metro, you'll enjoy it. The weather has a full change of seasons but is much milder than where you're coming from. Enjoy! Regarding the housing... we lived in Little Rocky Run in Centreville and felt that it was a nice place to raise kids... we had a townhouse. The only real drawback is not having a garage... many of the townhomes are upgraded now and they have a lot of nice amenities. Welcome to VA.

The Woodbridge, Dumfries, Montclair area are beautiful. the housing cost is much more expensive that the buffalo area....My Husband and I are from the Rochester Area.. There really is not any areas in Northern Va that are in the Middle of nowhere, it's a pretty congested area. You want to stay away from dale City and some parts of Manassas.
