Ridge gardens in Mahwah nj is out of control. Something is dreadfully wrong with the management/board/maintenance company. Just walk around the property and you will see how the entire complex is falling apart. Roofs leak leading to leaks inside condos. Or 2nd level tubs drains leaking to first floor bathroom roofs. repairs are done by first time workers and just fall apart. Trim is rotting... Just drive thru and check out how the roads are kept. Get out and take a look at the trim and trim around windows. Ridge Gardens has bi-laws that are not enforced. People store extra cars that have expired registrations, making the limited spaces for home owners even worse. Nothing is done about it. Just drive by ridge road and you can see a massive HAM radio antenna drilled into a chimney. Real beautiful isn't it? It's also against the bi-laws so they must have some pull. 1 who installed it? 2. How much power? Are they licensed? There is federal laws that need to be followed for operating a HAM radio. No one wants to mention the theft from storage units or people on the upper level tossing dog poop off the deck onto the deck below. How about the maintenance scandal? Buyer beware!

Parking is a big problem. Dogs are an issue, off leash and fecis all over the complex.

go to one of the association meetings and you will get a feel for all the problems @ ridge gardens. I live next to a group of people that sit outside and drink alcohol and sound like drunk sailors. I go to the meetings and they do nothing about it for reasons the entire complex knows. How would you feel if you payed for a unit and had a circle of drinkers in your front common area cursing left and right? Especially when the bi-laws clearly say that is not allowed. How did some owners get to change their landscaping and plant trees to hide their decks and others get in trouble for it. Do you have to know somebody or be related to somebody? I have to agree about the lack of parking. It's a major problem and people bring home work trucks to store as well. Lots of cars that are stored with flat tires or expired tags are just don't run.

A long time ago the management company sent a letter saying they needed a 13th maintenance payment for speed bumps. We are still waiting on those speed bumps for those vehicles flying down the street.

How do you justify paying $20,000 for pool furniture when...well you take a look around the place and think about yourself.

Living in ridge is not worth the trouble. Low ball your realtor $30k and let them know you are aware of all the problems with the association. Who ever painted the complex destroyed it by spilling and splattering paint on all the surfaces.

Ridge gardens is corrupt. We go to the association meetings and they don't care about anything. Why is radpol construction using our dumpsters for his contruction trash? How did radpol build a new shed to store his contruction equipment in? Why is there plumbing and electrical work being done by unlicensed contractor? How is it that building 1,2,3 and 4 get all the work done to them?

I'll post pictures as soon as I figure out how.

I happened to come across this forum and really question the validity of your post. As a homeowner who attends nearly all of the meetings I know that there has never been talk about speed bumps in the complex. The last time that we had a 13th payment was for the roof assessment. Furthermore, issues with your loud neigbors should be addressed with law enforcement, not the board. Rather than post on boards I would encourage you and others that have issues to actually attend the board meetings. There are only a handful of homeowners that attend the monthly meetings.

Your post is a perfect example of the ongoing problems ridge gardens in mahwah has since Tony passed. Absentee owners so the management has a free for all. Let me understand this, you want the local police department to enforce the bi-laws of ridge gardens? You don't enforce it b/c your well aware of who's doing it. We all are. How about all the illegally STORED automobiles in the complex? How does Radpol store his work truck on my street? How does radpol backyard get refinished with new landscaping? How does Radpol dump in our dumpsters? Bi-laws state no parking work trucks. Bi-laws also state if you live in ridge gardens your not allowed to bid on work, how does Radpol win all the bids? He lives in ridge gardens. Getting any kind of work done through the association is nearly impossible unless your part of the drinkers. Even if you go to the website to submit a maintenance report. How come the cobble stone truck drives around the complex doing nothing. They drive up to a garbage hut, stay in truck, then drive away. Aren't they supposed to clean them? We do go to the meetings. How come the management get to show up with legal representation and the condo owners are not? On many occasions multiple people have complained about the drinkers, parking slow plowing, the roads, Radpol dumping in our dumpster.
I'm done arguing over the Internet. I also have pictures if anyone can tell me how to post them. Pictures don't lie.

Just go to ridge gardens, looks don't lie. Check out the roads, check out the trim and how the buildings are kept (minus the first 3 or 4 buildings). Pop your head in one of the garbage huts. Check out the lawns for dog poop. Check out the stored cars. Check out how ridge gardens has very limited parking but allowed certain people to store work trucks and other non working vehicles in the limited spaces. Again bi-laws state maximum of 2 dogs but we have a large amount of people owning three or more pets. Should we call the police for this as well?

Why is building 1 allowed a huge ugly ham radio antenna that is forbidden by the bi-laws ? Was it installed by a licensed & insured electrician? Is it grounded professionally so it doesn't burn the building down if it gets hit by lightning? Another example of how nothing is done. Another example of why not to move into ridge gardens. Another example of the way Young and Associates operates.

Take a ride down the main road and have a look at the complex lighting, majority of them are leaning over and peeling paint. While your at it look at the road signs leaning over and about to fall apart. Place looks well kept doesn't it?

$20,000 for pool furniture? In my opinion that sounds a little outrageous. In my opinion it sounds like more then one pool was furnished. Who purchased the furniture? Was it ridge gardens board members or was it someone from Young and Associates? In my opinion there should be an inventory of the items and see if it all equals out.

In the home owner meetings we have complained about radpol building a shed just for his personal business. Did you get a permit to build this? And why is he allowed this preferential treatment?(Part of the scandal) Radpol parks his business truck and gets to build a shed for his personal business and he wins all the bids in ridge gardens...

When Tony was alive Ridge Gardens was the place to live. In my opinion he kept the vultures from ruining the complex.
If your looking to purchase in Ridge Gardens NJ 07430 think twice, think hard or just make very low offer.

Posting on Internet forums works better then going to home owner meetings. You do what's best for you and never listen to what we say at the meetings. Then you use the "nobody attends the meetings excuse" How many times has everyone complained about Radpol and the super? You do nothing about it b/c in my opinion there is a huge scandal going on. The truth will be revealed.

I am, unfortunately, an original owner here in Ridge Gardens. I agree with many of the comments made here.

The key to change is, first and foremost, getting a new board. We need at least three like-minded people (although the board is five members, it's a majority vote)-- so three individuals are making decisions for the 500+ unit owners here. Three people!!!

All of the posts regarding Radpol and the super are right on --- he is the super in several of the complexes managed (I use that term figuratively, not literally) by Young & Associates. They are making a mockery out of all of us.

Sadly, neither management companies nor boards are governed by state law, so they can pretty much do what they want with no real repercussions and they know it.

Ridge is an awful place to live. Poorly managed and poorly maintained.

Another HUGE problem is the many homeowners who are in long-term arrears. For those of us who do pay, our common charges will continue to skyrocket due, in part, to this ongoing problem, which is not being adequately dealt with.

There is strength in numbers and until we come together as a community and push back against the board and the management company, nothing will change. Things will only get worse as they have been for the last two decades.

In my opinion the reason nothing is done about the circle of drunks is because not only is the super and his family is involved but, one of them is a current town employee and one of them is a former town civil servant. Scratch my back I'll scratch yours?

Ridge gardens in Mahwah NJ is NOT the place to live. Ridge Gardens Condominium Association, Inc., Mahwah, NJ 07430 is allowing the condominium complex to fall apart in the hands of Young and Associates, Inc. and Radpol construction.

Walk away... No run away from buying or renting in Ridge Gardens Condominium Association until something is done about the current board,Young & Associates property management, and Radpol construction L

As a Board Member and a Realtor I can honestly say Ridge
Gardens is a great place to live. We are making improvements constantly and the pool furniture was financed from money we had left over from a previous year for lack of snow removal. We are addressing the road conditions and will be resurfacing the roads this year, which are in dire shape. We are addressing landscaping issues which were left by storm Sandy. We are placing caps on roof to prevent leaks. and it goes on and on.
We are very proactive to make this a great place to live.
Drive through and you will be impressed.

Another day in Ridge Gardens Mahwah NJ. Unlicensed worker in a unmarked truck hired by the board or management company Young and Associates Woodbridge NJ creates a water leak and sets off the fire alarm then takes off. Come on we know who it was. neighbors came out when the alarm went off and watched you leave. This is regular for Ridge Gardens. Don't get me started on the illegal pluming and electrical work being allowed for. years in this multiple dwelling complex. Ridge Gardens in Mahwah is not a safe place to live. Who updated the fire systems? Did they have an electrical license? Pluming license? Call the local Heath department and ask how many calls came to ridge gardens for water leaks.

There are three new members on the board who have been doing a great job with looking at the big picture of all of the issues and have taken steps to curb spending. The complex is over 20 years old. Unfortunately many issues were not addressed with the past boards and now the new board members have the difficult task of doing what they can to make improvements with very limited means. Sure, it may seem that buying new pool furniture was expensive, but the old furniture was broke and created a liability for all of us homeowners when someone gets hurt on broken furniture and decides to sue the association. They discussed this in depth at the meetings and voted on buying quality furniture that was going to last. It's easy to point fingers at the board, but they are homeowners like the rest of us. The difference is that they have stepped up and volunteered to serve on the board. It would be nice to see some of the people who love to complain about everything actually step up and make a difference. It should not be an "us" vs "them" when it comes to the current board.

Why do you alway side step enforcing the by-laws, the preferential treatment of certain people's yards and buildings? Your upset because the truth hurts. How come you never address the super doing illegal pluming and electrical work? How about all the dumping from Radpol Construction? How about the shed built for Radpol construction How about radpol parking his work truck.
