Michigan has multi numerous gravel roads in a ultra modern day age here we are in Michigan still in the Fred Flinstone era !
How can the state move forward when we SEE this reality here and nothing has changed since the nineteen fiftes as far as I can tell ?

Here's the kicker ?
I find sub divisions that developers have put in paved streets and all the city utilities but not one house, condo or apartment has been built since the housing bubble hit, now that's an outrage on another front here in Michigan also !

Michigan may want to be a carbon copy of the state of Utah I don't really know, all we are missing here in comparision is where the buffalo roam here as well ?

Building permits are way down as builders refuse to build "spec" houses. The cost per square foot is up and the sales price per square foot is way down. There are some savings in readily available tradesmen, but material costs exceed the advantage. A builder resists building just one house at a time. They save so much when they can punch a bunch of holes and start building. So we are overbuilt at this time. It will go away eventually. Some builders are going broke waiting.

Site development always comes first and is extremely expensive and time consuming. Builders would not have bothered if they knew what was coming. At least the infrastructure is their waiting.
