Has anyone done business with them? A friend of mine has and she told me that u don't have to have a down payment if our credit score is 650 or higher.

They are way more expensive than if you go to a bank. They are brokers and they go through a bank just like you would. The banks have the programs you are talking about, not a broker.

I went through them and thought they were great. They were even able to lock in my APR lower than what they had quoted me.
They have the same programs available if not more than local banks. I was eligible for a USDA first time home buyer loan that didn't require a down payment and was able to close in less than a month.
Any expenses you have will solely depend on your credit score. That goes for anywhere you try to get a loan through. The staff was very courteous and knowledgeable, explained everything to me up front in a no-nonsense manner. I would recommend you at least call them, see about getting a meeting and see what they can do for you.

Trust me, walk away. Friend is correct. They are going to charge you a fee or role a fee into your financing that you would not have in a more traditional lender.

Who better to go through to get a loan than a company that finds loans for people as a business!

Any type of loan origination or lending fees will be built into your loan. I can't state whether those fees would be lower or higher elsewhere; but in today's market (a buyer's) the lender's fees are substantially lower since it is pretty easy to have the sellers cover all closing costs.

My only out of pocket expenses when dealing with them were inspection fees and the cost of pulling a credit report. All other fees were built into the loan, and were pretty negligible compared to the tens of thousands being borrowed anyways.

You can get a USDA loan through any bank, and not have any extra fees. Shop around. You do not have to have a down payment with that loan, the interest rate is low, and most homes in this area will qualify as rural.

They are great to work with. I've sent many a friend and coworker to them as they did my own loan and my relatives loans. I know they do conforming, VA, FHA and USDA. They are #1 for doing USDA in Western KY for a reason. They know what there doing. Some banks do USDA; but they are not very good at it. I know of a couple of horror stories of people who went elsewhere and could not get their loan closed or the loan officer wouldn't return phone calls.They found out about Global and they had it done in no time. They will return your calls and are very customer oriented. I work overtime a lot and they were willing to meet me on Saturday and after hours. As far as closing costs it's based upon your credit scores. I'd go see them again if I were buying another house.

They were wonderful for us as well. No hidden fees and no down payment. They even called us when the interest rates bottomed out so we could refinance for a lower rate then what we already had. And btw my Husband and myself both have great credit. We have been thru many of the local banks as well. Not really any difference if you ask me. Interest rates are the same most everywhere. The better the credit the lower the rate.
