It sounds to me like Hidden Lakes is a failed developement and lacks HOA management. As far as claiming local law enforcemtn cannot enter the property because it is "private property"is a falsehood. Any resident or guest within the propeorty can contact police for criminal complaints such as underaged drinking, threats of violence, public indecency, disorderly conduct, assault, etc., The police will repond to investigate. If they don't, the county, state, etc, can be held liable for any damages or injuries resulting from thier failure to protect the public. Any resident or guest can provide "permission" for law enforcement to enter the property. Now, getting to property values, those should be in line with the price of any undeveloped, rural property. The less access to public water, sewer, electricity, cable, garbage pick-up, etc., the lower value per acre. Lots less than an acre in size should be reduced in kind, especially since septic tanks, field lines and waste water treatment requires a minimum amount of ares per person expected to reside on such lot ot property. I wouldn't expect a full acre lot that lacks public water, a well, phone lines, electricity, sewer, paved road, etc., to be worth more than $1,000 with ot wothout a standing structure.

Ok yall r putting in a carded gate not goin to work onething is traffic jams and from what ive red u still cant keep people out from their land ok lets say someones paying yall paments and yall can keep them from goingleasb n while they r paying whos going to watch their lot tille they get it paid n full yall get more money better do more work this is the frist year i wasnt going to pay but am now but no dranking off lots stop it from the pool playgrounds and yalls drinking parties yall have at office get the leash law back for dogs rolling patrol yall. BETTER GIVE SOMETHING BACK IF YALL R MAKEING MORE MONEY I DONT LIKE PAYING FOR SHIT I FEEL UNCOMFT.USEING

Been visiting HVL for the past 3 1/2 yrs. Love it and the ppl in it sooo much that my husband n I bought a lot on one of the lakes there and FYI, it does in fact have water in it and lots of it! Along w fish, big n small in size. Have pics to prove of 6-8 lb Bass n 4-5 lb catfish, just caught 2 wks ago!
Very first visit ever there, we met an awesome group of ppl. They invited us in to there home, fed us and has invited us back several times. They have showed us some breathtaking views n waterfalls. That are within HVL n on the outside lands.
Its a verrrrry laid back community and yes, ppl like their drinks. The ppl we've met just know how to have a good time n enjoy God's great gifts! There's good n bad in any state, city, county, ect.*You are the company you keep*
As far as family, yes, I feel its a safe place to take ur family n children! I have three myself and the boys love it there! Lots of good fun memories have already been made in the few short yrs we've visited.
I will add one more thing- In the last yr we have noticed younger couples with young children joining the area and LOTS of land clean up has been going on!! Hopefully this will continue throughout the valley..

HVL is the trashiest place in Tennessee I know that 10 years ago police had to stop at the gate for a few min to enter so the gate keeper could tip people off

I only own a Beautiful piece of lake front property there, don't live there, but do one day plan to. I hate to see all the negative reviews..HVL is truely a nice community. Like every community, does have its up and down sides. All to often ppl seem to "judge a book by its cover ...." its best ya just get in there and find out for yourself!

Hidden valley lake has got to be the worst place. They have cops that supposedly patrol the area but you can watch as cars speed past children and the cops won't do anything. Also I have heard hidden valley is the heroin capital of the tri-state but the officers still want to bust people on minor offenses for marijuana and no busts on the big things like heroin. This is no place to raise a child or have family.

we as land owners at hvl pay county taxes and HVL fees and the roads still not fixed we pay for nothing the county cant do our roads and stuff as long as HVL has their name on it as a business cause that makes it private land so no cops either to watch things HVL done away with the guards and the roads and lakes are bad and its not the name that makes it HVL its the people its kind of like what makes a house a home its not the office name that makes it HVL its the people in the nighborhood that dose and we pay HVL fees for up keep then HVL gets sued that takes more from us why do we pay them to mess up time and agin we pay co. taxes 28$ a year per lot HVL fees are 125$ per lot a year and we are getting nothing done its like u r going to buy a tv u see one that dont work well its 1000$ u see the same tv new works great for a 100$ which one r u going to buy kind of the same problem with HVL when its coasting land owners more then its worth time for owners to decided on some things anyone can make a promiss but a man of his word follows it through and since the 80s its not happened yet
