Everytime a tenant does not pay his rent, the first thing they do is find something wrong about the place the landlord can't get them out of! Rednecks always use the ol "black mold" excuse. If there is ever ANY mold, it is "black" because they saw this on television or heard about it. Most mold turns black. What other color is mold-hot pink?Rarely is it the "black
mold" that was on 60 minutes years ago.
You know, this fellow above and any other whined blaming their woes on Vanderbilt did NOT pay their bills. If they had then Vanderbilt would be unable to do the things they allege they do. In addition only someone with poor credit or not fiscally smart would finance a depreciating trailer in the first place.

That's illegal. A class action lawsuit was won in October against several very large banks for doing the same thing. I suggest you contact an attorney.

We are in the process of finalizing our Mobile Home purchase with Clayton using Vanderbilt...Why? Because as they have informed us every step of the way what options were available as far as mortgages...We also have scrimped and saved to be able to afford to have a large downpayment 20% to forgo having to include the land as collateral. I do not feel like I have been scammed, dupped, or had any kind of bait & switch thing happening. If anything they have been very upfront about everything and answered any of my questions and Lord knows I have had a lot of them. I in turn have been completely honest with them about our credit and everything else. The manager of the office where we are getting our home from has been so nice. Even giving us the name of a local title company to help deal with a title issue with our land.

We accept that the interest rate is high BUT we also like that we are only paying for 15 years...and paying our home off faster with less interest overall when compared to a 20 or 30 year loan.

I went to Palm Harbor who told me if my credit score was under 600 they would not be able deal with me because their lenders only work with 600 or better. We do not have good credit we have poor credit! Why because of a number of factors including my husband's defacto divorce from his first wife and issues with joint credit cards/mortgage/home equity loans etc...DO I WHINE B!@TCH & MOAN ABOUT IT? No I accept that we have to deal with the cards we have been dealt and move on!

The program is called a FRESH START / SECOND CHANCE program to help you rebuild your credit. Like car loans for the same thing you are not going to get the best deal because you according to your credit score did not do anything to be worthy of a better rate...Does it suck? Hell yes! Is it the hand your dealt with? YES, suck it up!

Our mortgage payment and all of our bills can be easily paid with one of my husbands paychecks. We have only our car payment as another installment loan. BTW we only have ONE CAR! We share! Yes we could have 2 car payments but I do not work due to health issues so there is no need for 2 cars...It's a LUXURY not a necessity.

We have chosen a smaller home in order to be able to live comfortably. Sure we wanted the big fancy home with the great kitchen and open space but if it comes down to want vs. reasonable payment >>> I WILL TAKE A REASONABLE PAYMENT ANY DAY!!!

Its amazing that everyone complaining seems to have an issue with paying their mortgage payment. EVERYONE who works in collections is an ASS! This should not be a shocker! That is their job...their job is to not listen to the latest sob story and tell you straight out to pay your freaking bills! I hate them you hate them but the only way to avoid them is to PAY YOUR BILLS ON TIME!!!

As a consumer it is your responsibility to read what you are signing and PAY YOUR OBLIGATIONS...If you know that you can't afford it before you sign maybe you should not sign on the dotted line...

As long as you have proper documentation to prove you are paying on time than any lawyer will be able to help you...If mailing your payment is an issue I know that you can pay online and over the phone. Try a different form of payment it may solve your issues.

Exactly! Very well said. The only people whining are the ones who have not payed the bills THEY AGREED to pay. This is an entitled, I responsible attitude that is plaguing our country, and damaging the attitude that was taught by the World War 2 generation, the Greatest Generation, to suck it up, and BE RESPONSIBLE.
These whiners don't pay their bills then get mad because they are having to face the consequences if breaking the deal they agreed to fulfill.

yea vanderbilt are a bunch of bitches! they are the reason people go off the deep end and shoot up and kill an entire company! they dont have any sympanty when you are struggling to make ends meet!All they care about is when are you going to make a payment and trying to foreclose on you!IF there was a way I would shoot every single one that works there!Low Down Dirty Bastards!!!!stay away from Clayton Homes and vandebilt.If you are trying to get a home dont use them ! im telling everyone i know not to deal with them ! so pass the word on!!!

My wife and her ex husband financed a home in '96. Vanderbilt took over the loan in '05. He left and she kept the home. She is very responsible, makes her payments on time and in excess, and keeps excellent records.
We met in '02 about a year after he left. The home was financed using both their names and even though my credit is perfect, they will not replace her ex with me on the loan. We have tried several avenues and we have his full cooperation but can't get anywhere.
They have no interest in helping us and every single person we talk to is extremely rude. We will never do business with them again.
We do not like the home and of course we are upside down in it and all of that is due to stupid decisions made by my wife and her ex. I don't hold Vanderbilt responsible for their stupid decisions. What I have a problem with is that even though every payment has been made on time and each payment has been 50% more than the agreed payment, they are extremely rude and refuse to help us.

Also, yes it is your responsibility to pay off a loan if you sign a contract. Even if;
1) You get a divorce
2) You go to the hospital
3) You lose your job
4) Someone dies

Basically, if you are still alive, it's your responsibility to pay the loan even if you think it's not fair.

With all that said, Vanderbilt employees (never talked to anyone in collections) are rude, incompetent, and unorganized. I'm fine with accepting that your policy does not permit you to do ________. I'm fine with the words "I'm sorry sir, but I just can't help you." But those are not what I got. I got "Not gonna happen. Bye!" Then a click. That was pretty much average. Talked to 5 different people including customer service and some were worse. One person was just business. Not necessarily nice but not rude either. That was the best one.
I guess they deal with so many people that don't pay their bills, they forgot how to handle people who do. At least I hope that's the case.

My husband & I financed our land and home through Vanderbilt 3 years ago and we've had nothing but problem after problem. First of all, I specifically requested that they include property taxes and insurance in our escrow. I saw that they were taking out escrow on our monthly billing statement however I somehow missed the fact that they were only taking out insurance. I didn't find out they weren't taking out our property taxes until the county sent us a notice after we were 8 months late! I also asked them to set up an automatic draft every other Friday since that is when I get paid. They set it up for every other Tuesday before. When I asked that they change it they tell me I have to submit it on writing either through mail or by fax. I did both. They claimed they never got it. So, I then mailed several letters to them requesting to stop the automatic draft (at this point I'm furious) they tell me they cannot do that without raising my payment. I then asked to change the date of my draft (I had previously been told I could do that one time during my loan) and again they told me they could not do this without raising my monthly payment. WHY?????

Okay, again I have paid ALL of my bills on time and in full!!!!! My problem with Vanderbilt is that I requested escrow to include property tax and they didn't do it. They asked me when and how I wanted my bills to be set up. I told them. They did not do as I asked. When I try to change it they make up excuses as to why they can't or they want to raise my mortgage in order to do so. I am a first time homeowner however I have had a few car loans and never have I ever had so many problems with a lendor. I searched the Internet to see if I was the only one having problems or not before making the decision to find another mortgage company. Had I known I was going to have so many problems I would not have gone through them.

We bought our home from Clayton in 2008 and started making payments to them and then it was switched to Vanderbilt. After a whole bunch of mis-fortunate events and us begging VMF to lower our payments we were forced to file bankruptcy this past year. We included the home in the bankruptcy. It is NOT tied to the land. Shortly after VMF went to court and was approved to foreclose on the house we received a call from collections asking when we were going to make the 6 months past due payments. We again asked to lower the payments and were shot down. We were just served with lawsuit papers that they are suing for the house and the back payments, even after we sent the house in bankruptcy. So are they nice when you make the payments, OF COURSE! any lender is going to be nice to you when you are making the payments and ugly to you when you arent. But is VMF scandalous, ABSOLUTELY!! What in the world do they expect to get by suing us? We are bankrupt!!! But yet they still did.
