Due not finance a modular home with them they have poor customer service. With your loan they make you pay into a Insurance and Tax escrow and you have to fight with them to pay for your insurance renewal even after they have all your money for it. I recently changed insurances and when they paid my premium it was $1,000.00 less and I am having to fight with them to get my overpayment back, I am still paying into the escrow account so there is no reason for them to hold my extra money. But if I owed them any money I guarantee that they would hound me over it but they think that it is right to hold my money. They will not even give me statements of how much money I have paid into my account and they won't let me know how much they have paid on my taxes. It is a rip off hard to tell how much they aRE EMBEZZLING from everyone.

I am a customer with them also and am having the same problems and I hate how they harass you if you go over the due date any at all, I have worked 2 jobs for about 8 years and due to no work available at one I have been living on half the income that I'm used to and when I explained why I was struggling to them and all they could do is threaten me with foreclosure and tell me that it's not their problem. And I think they are scamming people with their interest rate cause I borrowed 60,000 and have to pay back 154,000, something needs to be done with these crooks!!!

Sorry but I don't live in a trailer park nd I'm not poor, I have no trouble paying my payment. The problem I have is when I pay money into my ecrow accounts for my insurance and taxes why do I have to fight with them to send the payment in and if I overpay they need to refund that money it is mine not theres to hold just because they want to. They are really crooks that need to be investigated and I have filed a complaint with the attorney generasl and I suggest any one else that is being ripped of by this company to do so to. I am in the process f re-financing with a local bank.

Have you tried to view your statement online? You can do that. The tax department where you live can provide you proof of payment. If you recently changed insurance you will not get a refund immediately. They review/adjust the escrow when they've made a payment out of the account and within 60 days of your date of origination. This process can take 30 days or so.

RESPA laws do not allow mortgage companies to charge interest on an escrow account or hold on to excess funds that are over $50.

Nowadays, it's almost unheard of for a mortgage company to not have customers sign an escrow agreement. They have to know that the home (their collateral for the loan) is going to retain value, ie. you keep up on necessary repairs and make sure property taxes are up to date so the property will not be sold in a tax sale.

They are audited frequently to ensure they are following laws. I think you are only telling part of the story...

They are a spinoff from Clayton's and Vanderbilt Mortage. Same rip off procedures and bad treatment of customers.
