Garaventa Hills Development to build on Hills next to Altamont Creek

Two hills (listed as knolls) are set to have the maximum density of houses allowed built on them by Lafferty Communities, significantly changing the neighborhood. More traffic, specifically along Bear Creek drive and Hawk Street next to the school, and loss of scenic views will occur, including from Altamont Creek Elementary School.
Can we do anything to limit or stop the development?

You can mind your own business. I guess it was all right for you to take someone elses scenic view, but now the shoe is on the other foot and it bothers you. If they own it, they can do what they want. You should just stay out of it.

No kidding. What's up with the mentality "Now that I'm here stop building!"

Wait until the BART station ends up in the field at the corner of Laughlin and Altamont Pass road!

What a moron! It affects you as well, doofus! YOUR home value will go down, if you're not in foreclosure already! YOUR kids schools will be affected, if they even go to school! So, go crawl under Lafferty's plush carpet, idiot! The rest of us REALLY do care about further erosion of our values by morons like you!

I have lived here my entire life, and I can tell you that the homes that are now in that section of town probably shouldn't have been built either, but fact of the matter is that I am one for upholding the Constitution and the Bill of Rights. It is their perogative if they want to build there. Yes, there will always be changes, and as you said, it might affect me, but it is not my business or yours to tell others what they can or cannot do with their land unless it is a health detriment to others. How would you feel if I put a petition together to stop you from parking in your driveway because I didn't like the looks of the car that you drive. Maybe I thought it brought home values around your house down. Again, look at it from that perspective. You might not like them building there, but it is their decision, not yours, so stay out of it.You are infringing on their rights in pursuance of life, liberty and happiness.

Guess what, Sherlock, I've lived here my entire life as well, AND I GUARANTEE YOU you are a troll and you DONT live here.. I'm not sure if you own a home ANYWHERE around here or you even understand what you are talking about?

The traffic congestion through Vasco is horrendous as it is...now you will add an additional 200+ cars?
You don't live around here dude I guarantee it! If you did you would not write such baseless comments. This area has been HARD HIT by foreclosures. There are PLENTY of homes available cheap. Yet, you want to be a troll and encourage additional building for YOUR wallet? This is about YOUR life liberty and happiness, right? Forget the rest as long as YOU make it big?

How about the increased burden on the schools? Our schools are PATHETIC as it is. You don't need to be a rocket scientist (which I am) to realize this. Just look at Pleasanton, San Ramon, Dublin....all better schools than ours....why? THEY PLAN THEIR COMMUNITIES! Fix Livermore FIRST, PROVIDE AS GOOD A SERVICE AS PLEASANTON/DUBLIN/SAN RAMON FIRST, BEFORE ALLOWING RICH FAT DEVELOPERS IN TO RUIN THE PLACE.

Who's the idiot really. YOU purchased a frigging home next to SPRINGTOWN but call it "North Vasco". YOU purchased a home where you'd have to deal with Vasco Rd. traffic, 580 AND the frontage road. Your home was completed before they build those zero lot line 'little India' condo's there... so STFU crackhead.

Don't act like you live in the Garden of Eden - you live on the shit side of the tracks pal.

And you're a double tard... Altamont Creek school hadn't even broken ground over there when Marilisa AND little India were built. THINK about the impact YOU made to the amazing schools in SPRINGTOWN. Get a grip.
Your kidding - right

All of the houses on the north side of 580 should be leveled and return the hills to the natural state. This is what we, the friends of livermore, would want. No developement, therefour, no views to be blocked. I personally would like livermore restored to what it was like when I moved here 40 years ago when only about 20,000 people lived here and we only had a few stoplights in town. I could get across town in minutes. Now it takes forever.

Holy cow, I feel like I'm reading an argument between middle schoolers. If you want to make a point that the other side will listen to then don't resort to name calling while you do it! And if you don't care whether they're listening or not then why bother?

Oh wow, another 200 on top of the tens of thousands that commute through there every day. Just for your info, I do live here and have been here for over 35 years. I too remember when Livermore was really considered a small town, but times do change and we are no longer in that category. I guess you must have thought the current developments were ok because you decided to move there huh. Why the change of heart now. Maybe the people in Springtown never wanted the east side of Vasco to be developed, but guess what, it happened. Are we better of , probably not, but that is just the way it goes.

O.K. moron.......you musta failed livermore high school......can't read can you, idiot?
This is the reason why Livermore should focus on making our schools better, so we don't have imbeciles like you coming out with half an education! I work at the Labs and been here longer than you have been off your diapers idiot!!

WTF does working at the lab have to do with anything? You're old? Overpaid? Bored waiting for your contract to expire? Maralisa homes were built around/between 1997 - 2000= FACT

Altamont Creek school around year 2000 = FACT.

Hundreds of homes were build in that field with no regard for the existing traffic issues ie Vasco, Frontage rd. 580 and ZERO thought put into the impacts these families would have on the already stressed SPRINGTOWN schools while waiting for Altamont Creek school to open. The city should have FORCED Greystone [now Lennar] who built Mill Creek, Marilisa and the K&B homes to support the infrastructure needed for these families BEFORE they allowed the builders to break ground. The city didn't and it was a mess.

I can friggin read and I do understand the issue. Your diapers are in a friggin wad because now someone else is impacting YOU. There may be some valid argument to use to try to hault the construction but your hot head, low class antics aren't going to win your battle. You simply sound like you were willing to live there as long as no one else would be allowed in afterwards making YOUR life more difficult.

Take your meds and breathe a minute.. maybe you'll find a way to use that brain of yours to articulate a sensible message that someone will listen to and you may have a chance.

It isn't tens of thousands on the surface streets. 200 extra car trips per day would quintuple the traffic on the street used to access this development. You're talking about Vasco - something which most people accept is already a lost cause in terms of congestion.

From what I can see this proposed development is using the hills, which is something prior development has not done and which Livermore did not allow in this area. Its clearly inappropriate development and land use.

Like everyone else here I find it baffling that anyone believes more housing inventory is required when prices are falling and there is already a ton of inventory just languishing on the market.

I am not advocating more housing. My house value is way under what I paid, so I understand about adding extra houses in the fact that it will increase the supply and drop the prices further. However, I do advocate property rights for the individuals that own the land. If they feel it is in their best interest to put houses on there in this poor economy, then that is their business. People think that they have a monopoly on living next to the edge of town until the next phase of development comes along to put in more houses. At that point, the individuals that were on the edge of town are further in and they get bent out of shape because they are no longer the outer most residents and their view is blocked. Traffic is still all messed up and will continue to be. As long as this is a commute area, traffic will be crap. I have to deal with it every day. Until someone in government gets smart and figures out a realistic way to divert traffic from residential areas through town, the traffic will be congested. As for schools, they may be crap, I don't really know much about it as I do not have kids that attend schools here yet. If they are that bad, perhaps everyone that bitches about it should become involved in the school board meeting and/or portions of local government so that they can fix the problem instead of just bitch about it.

Yes, but your property rights are like all rights - limited when they infringe on those of others. And there are serious negative impacts to additional development at this time due to lack of funding for the infrastructure to support the project (schools being a perfect example). Plus, there are building codes and city general zoning and use policies which previously prohibited development: absolutely nothing has changed since that time. The only variable is how many corporate whores are on the City Council at any given moment.

No one has mentioned the fact that a two lane bridge will be built right across the Garaventa Wetlands Preserve. Why did this area get preserved i nthe first place? So a bridge can be built over it?
