Has anyone ever been by this group? I have bad no thanks to one landlord claiming I owed money.. The group gets together by the way with the chamber of commerce and have chit chats about people they dont like and then decide who to black ball..Ever tried renting a nice place in Lebanon when this outstanding group has done this to you..... YOU CANT they make sure of it... Isnt this against the law.... HELP

Do you owe money ? I think it's great, you know how much landlords have to spend to fix all the damage caused by idiots renting. i've considered joining but since i only own 2 i keep a check them myself.
I'm sure some do exagerate , but overall i've heard more positives than not. The 1 objective is to keep criminals and dopers out!

Ya that is true. To keep criminals and dopers out. But when ur neither and need a nice place for youre family. And can not get one B/c of a black label is very very wrong in my eyes. And no did not owe a dollar..

A landowner association could indeed be good for a community overall, provided it focused solely on TRUTHFUL experiences concerning specific renters and the people they associate with (on-property). Such as drugs, alcohol, trash, filth, property destruction, law enforcement visits, parties, noise, 24/7 traffic, thefts, animals, utility shut-offs, yard upkeep and so on. When heresay and personal opinions of landlords enter the picture, an otherwise decent renter could easily be listed unfairly as one to guard against. If operated and moderated properly, with strict guidelines of fairness to everyone, the association could be a defintite benefit to landlords, in guarding against problematic renters with seriously negative rental histories. Additionally, nitpicky sniveling and cloakroom gossip can and usually does cheapen an associations' reputation of fairness and worth, in assisting landlords in renter choice processes. It's best to look at an active list of association members (landlords) and draw your conclusions as to the professionalism of the overall group. Lebanon DOES have several rental property landlords that can be perfectly discribed as a "POS". Good luck in dealing with landlords and rentals here.

I agree that this is a good thing IF and WHEN used correctly. However, as with " bad tenant's " there is " bad landlords". I know of an older man who has 1 child and due to the Landlord being one of the great here in Lebanon and refused to fix major problems he then in return refused to pay rent. Now is this right? Probably not. But is it right for a tenant to pay 750 a month, and have live wires in reach of a child along with other major repairs? No. But guess who is on that list as a non compliance tendentiousness? Him. Nothing about the scum for a Landlord. I'm just saying. There are scum landlords as well as scum tenants. Maybe there should be a list of non compliance landlords.

there's always the local park bench or homeless shelter.

True. There are bad in both. The renter should never fail to pay rent. That will get him booted. If the needed property repairs involve health and safety issues, the renter should go to his local bank, open an escrow account with both his and the landlord's names on it and deposit the full rent amount. Make sure it is deposited on-time. Give the deposit receipt to the landlord and tell him that when the major problems are taken care of, they can both go to the bank, sign a withdrawal slip and the landlord can get his money. Until repairs are done, the landlord will continue to receive escrow deposit slips. Just make sure the rent is never paid late and the landlord gets his monthly receipts on-time. I did this as a renter some years ago. The landlord refused to insulate his rental and I was basically paying over $600 per month in rent and propane costs monthly, just to live and stay warm in the winter. He said I couldn't do that, but found out I could. Needless to say, he insulated the house and he got his money.

Im not sure that this is the right for this but I have SOME important questions that I need answers to we are a family of six now we have a landlord that wont work with us very nasty person our rent is 450.00 a month we paid our landlord 300.00 dollars and told her we would get the rest to her in a couple days she blew up at us started making threats of kickin us out in front of our children now this was the first time we had trouble making our rent at the time i was a bit over 7 months pregnant i stressed myself so bad over her that i went into early labor and had my daughter who has been in Nicu for the last couple WEEKS we have been staying with her cause we live in conway, and she is in springfield, at mercy hospital i received a text from our landlord ASKING if we were packing i contacted her told her what was going on with our daughter and that we would have all the money we owe her monday she told me to pack cause she wanted us out now we have a month to month lease she has not served us with anything and she told me our thirty days were up but can she do it that way cause she got paid 300.00 dollars does she or does she not need to serve us with eviction papers? She is trying to have us out monday please Help need advice

My advice is pay up or move. Life is hard, yes but someone has to pay the mortgages and taxes on a property or the bank takes it. See if the banks are anymore lenient...no...and they dont have to give you an eviction courtesy, they dont care about your hard luck story. See everyone thinks that lanlords own property and should just let ppl live there on what they "feel" like paying. In the real world those properties have bill due on them and if the renters arent paying enough rent for the bills to be covered then they should move. Why do so many ppl in this town think its okay to live beyond their means. If you can only pay 300 then you should move where the rent is 300. Its really quite simple...quit expecting ppl to help you out, grow up and handle your business.

This is to inform you that the following trailer is not abandoned:
Year: 1990
Model and Make: Gild
Body Style: MFGHM
Located: Interstate Mobile Park 22042 Highway MM, Lebanon, MO 65536
Owner of said home is: John W. Shepherd, Jr.
Said Notice of Non-Abandonment has been posted for some time in said trailer
As you see this letter is going to others, this is so they can see what youíre trying to do and how youíre doing it.
The following is some of what I know to be true and some is second hand information, but if you look at the big picture the second hand informationís more than likely true also. But I do believe a man is as good as his word no more and no less. Your word to John was that you don't have anything to worry about with all your property, but the previous owner does. I assume that is why you have never tried to collect any rent from John or the previous owner since May 1, 2013 I personally was there when your wife drove through back in May and every month since collecting rent she never stopped by Johnís or the previous owners trailer.
John did check with others they couldnít understand why she never tried to get his rent. I was told if you collected rent, John then became a tenant of the trailer park, which was his hope to do. You verbally stated to John he could live in the trailer thatís ready to be moved and which is not in a livable manner, but not the trailer that was livable and already in the park, You informed him not to move the trailer that was livable. Upon movement of that said trailer you pursued John to his Mother's home and stated ďI told you not to move that trailer" which up set his mother and made her very nervous.
That trailer being one you had hoped to purchase from the previous owner, but could not come to an agreeable amount. I understand you quoted a price and never returned. Since not purchasing the 2 said trailers, owned by the previous land owner, you have been irate; calling her bad names you have stated she was crazy. I don't believe that to be very business like.
You stated to someone that you would not mind if all the tenants moved out keep in mind there is a 91 year old women living there she would have no where to go; but yet you will not allow John to take his trailer and move out, Shame on you Alva Starnes. To this date youíve never given John an eviction notice variable or other wise and youíve never attempted to collect rent.
The movement of this last trailer has been very traumatic in more ways than just one. When you have 4 movers come out, set up a time and date to move it, be all ready to go, and no one shows up, well what can I say. After trying to find out the reason why, I discover you have called each one of them stating not to move that trailer. It is hard to understand how you want someone to move, but won't allow it. One person who was there to prepare the trailer for moving, you had him removed by a deputy for trespassing, one hauler told John that if he went onto your property you would have his totter impounded.

Another hauler tells John that you said he could be the only one that could move the trailer, and then on the day and time of the move, he informs him you have changed your mind he also told John that he owes you money and if he went ahead and started moving it and you came up and told him to drop it, he would. I think it is sad that you would keep someone from making money at their job, which just goes to show you money talks. This is just 3 haulers the others just donít want to get involved with you. Everyone John talkís to sayís the same thing you donít want to cross Alva Starnes but just because your rich donít make you any better than anyone else you may think so but it doesnít.

You have now printed a sign and put in front of the trailer, stating that it cannot be moved because lot rent is owed and please contact you. I can't understand how you could even think you could legally hold someone elseís property in order to gain you more money this is nothing short of being out and out EXTORTION where is the law, we need to find out.

I have been informed that you feel John owes you money, if thatís the case then that would be a civil matter for the courts, not property being held for ransom. The law should be followed by all. You stated the law is on your side. People with money should have no more say than anyone else. This trailer does not belong to you and you have no legal right to hold something belonging to some one else. I could go on and on and I may pursue it further at a later date.
It would be greatly appreciated if you would just inform the haulers that it is there right to move the said trailer for the price they quoted because it does not belong to you.
Allow John to move on.

Iíve went through the registering but Iím not able to post a trend, or even reply to a trend. It continually put this message:
