Going through the process now with Cervelle. Delay after delay after delay. Nobody can ever give us dates or information. I have never felt so neglected or put off in my entire life in doing business with a company. They truly seem to not care about their customers. If you don't need/want the garages....save your time, money and energy and look elsewhere.

Cervelle not worth it

Houston, TX

#23 Jul 18, 2013
It's been 8 months into our new home and we are experiencing too many issues with the construction and warranty department. Not to mention how disrespectful the owner of Cervelle was when a call was placed to the warranty department. Someone in the industry should have more restraint and not be such a DICK about an issue that could have been solved easily. FYI the TV cable boxes do not come finished with terminals. The reason I got from the owner himself was "in all the 20 years I have been building houses no one has complained about the way we install our cable." Guess what I paid $55 for each of those boxes to be installed and that is what I get, a cable box that doesn't even work. And all the owner has to say is "not my problem, that's your problem now you bought the house that way"
Also we are experiencing cracks in our drywall and cracks in the ceramic tile in a house that's not even a year old.
In this homeowner's opinion Cervelle Homes builds them way too fast and builds houses using the cheapest, most inexperienced contractors and below average materials. If you have other options please explore them a little more. We are not happy with our house. Too many calls to warranty and too many issues.

I am building a house right now and we paid to upgrade to a 3x5 shower and that is not what you get. The shower width is 29 inches so they lie to you. Also the windows are a big problem. They aren't even. The owner is a DICK and when they say someone else will buy it that's bull because they had a house for sell on Hopi for a very long time before it sold. Find some where else to build

DEVELOPMENT AND CONSTRUCTION STANDARDS AND GUIDELINES (INCLUDING ARCHITECTURAL SITE AND LANDSCAPE STANDARDS) AND DESIGN REVIEW PROCEDURES FOR ALL SINGLE FAMILY CONSTRUCTION IN MEADOW WALK
I. Introduction
The Development and Construction Standards, Development Guidelines and Design Review Procedures (“Design Guidelines”) are part of the restrictions governing the development of Meadow Walk. These Design Guidelines will serve as the framework of design concepts, with the flexibility to guide the designs for a wide-range of architectural styles. These Design Guidelines also set forth procedures to insure performance and implement quality standards. Re-evaluation and updating of the criteria will occur as deemed necessary.
These Design Guidelines deal with both site and development concepts. As necessary, certain details of construction are discussed to enhance the architectural quality and aesthetic value of Meadow Walk. To insure compliance with the concepts and standards outlined in these Design Guidelines, a review process has been formulated and included to guide the development of Meadow Walk.
These Design Guidelines do not create rights in any third party or bind Malco Industries, Inc.,(the “Developer”), or Meadow Walk Homeowners Association, Inc.,(the “Homeowners Association”). The Developer and the Homeowners Association expressly reserve the right to modify or amend these Design Guidelines or to waive the application of any particular provision of them.
In the event of any conflict between the terms of these Design Guidelines and the terms of the Master Declaration of Protective Covenants, Conditions and Restrictions for Meadow Walk as amended or supplemented from time to time (the “Declaration”), the terms of the Declaration shall control.
II. Design Review Procedure
A. The New Construction Committee. The New Construction Committee (“NCC”) has been formed to promulgate these Design Guidelines and the application and review procedures for new construction and to maintain the approved list of Builders allowed to build in the Meadow Walk project. The NCC shall consist of three (3) to five (5) members appointed by Developer. Members will be selected to create a balance of lay people and professionals with experience in architecture, construction and landscaping. Each member of the NCC shall have an equal vote, and the majority of all members of the NCC shall constitute a decision for approval or denial of an application. The NCC shall meet to review applications at least once a month, or more often as needed. The NCC will be controlled by the Developer until the Developer turns over control of the NCC to the Homeowners Association.
B. Purpose of the NCC. The purpose of the NCC is to assure the protection of the covenants, the environment, and individual property values through the establishment of high standards of architectural review. In order to accomplish this objective, the NCC reviews applications for all new construction including landscaping and maintains the list of Approved Builders allowed to build in Meadow Walk. Each application is evaluated on its own merits. The NCC will use published standards and guidelines for purposes of review, but may individually consider the merits of any design due to special conditions that in the opinion of the NCC, provide benefits to the adjacent lots, the specific lot, or to the community as a whole. The NCC may also consider the lack of conformity of a design as objectionable to the Meadow Walk community as a whole. The NCC does not seek to restrict individual creativity or preferences, but rather to maintain within the overall Meadow Walk, the aesthetic relationship between homes and natural amenities.
C. The Modification Committee. The Board of Directors of the Association may appoint a Modifications Committee (“MC”). The MC, if appointed, shall have jurisdiction over modifi

Exterior colors and textures which in the opinion of the NCC or the MC would be inharmonious, discordant or incongruous shall not be permitted. The color of roofs, exterior walls, doors and trims shall be integral to, and harmonious with, the exterior color scheme of the residence. Bright colors, other than white, are prohibited at the discretion of the NCC or the MC as a dominant color of the residence.

No screening of pool areas may extend beyond a line extended and aligned with the side walls of the dwelling unless approved by the NCC or the MC, and the screened cage must not exceed a height of the ridgeline of the roof. All screen framing, doors, door frames, and structural portions of the enclosures shall be anodized or electrostatically painted in black or a color in harmony with the exterior color and texture of the residence.

I. Decks. A deck has a significant impact on the appearance of a house. Decks may also affect the privacy and right of enjoyment of adjacent residents. These two factors are weighted heavily in the review of decks.

The deck must be located at the rear of the house. The configuration, detail and railing design of a deck should relate harmoniously with the architectural style of the house.

Wood decks must be constructed with rot-resistant wood and, in many cases, may be left to weather naturally. In some instances, the NCC or the MC, as the case may be, will require that the decks be stained to coordinate with the neighborhood design or to help integrate the deck with the house. If decks are stained, the color must relate to the colors of the house.

A skirt board must be constructed and landscape planting should be provided to screen structural elements and to soften the structure visually.

J. Garages, Driveways and Walkways. Each single family detached residence must have a private, fully enclosed garage for not less than two (2) or more than three (3) cars. Conversion of any garage to living area shall be prohibited. Garages shall be attached and part of the mail dwelling and in keeping with the architectural style of the residence. Carports are not permitted.

Double garage doors shall be a minimum of sixteen (16) feet in width and doors for individual stalls shall be a minimum of eight (8) feet in width. All garage doors must be in keeping with the architectural style and material used on the residence. Automatic garage door openers are required on all overhead doors.

Finished concrete, pattern concrete, bominite, pavers, and impregnated stone finishes are permitted. Other driveways may also be constructed of brick or interlocking pavers but must be of a stable and permanent construction. Asphalt, blacktop, stained concrete and epoxy bonded aggregate are prohibited.

Circular driveways shall be permitted on a lot by lot basis. Curb side parking is not permitted, with the exception of formal gatherings which may occur on an occasional basis. No campers, trailers, boats, or recreational vehicles are permitted to be parked overnight unless they are fully enclosed within the garage.

A public sidewalk must be constructed by the owners to be completed prior to receipt of the certificate of occupancy on the lots that are shown on the construction plans approved by Sarasota County. ations for the sidewalk are as follows: Located one (1) foot inside the right-of-way, 5 feet in width, 4 inches thickness, 3000 PSI, broom finished concrete, saw-cut every 10 feet.

K. Walls and Fencing. Walls and fencing can be an intrusion on the open character of the Meadow Walk community and may have both a

Dear Missg in 77084,
About 25 years ago KB started life as Kaufman & Broad Home Builders. They did very basic entry level homes and had such a poor reputation they changed their name to KB Homes. I have toured some of their newer construction homes and they appear to be much better than before. If your considering a new construction KB home check out their new Green ratings. Make sure you have a third party home inspection done, so you know that its built right. You might also call a local Realtor to help you with the purchse. They can help you to get a better price and share the most recent sales with you, so you can see what the right price should be. Also they can look in the same neighborhood and see if there are any similar foreclosures. Buying a foreclosure can also save you thousands. I wish you luck!

Sincerely

Betina

My advice from experience in Willowbrook community: RUN don't walk away from a KB Home. Please let Willowbrook and a dozen plus other communities in Florida alone be the example of how KB Home builds.

Take the time to research. Go to: http://thekbhome.com where there are pictures/stories of numerous newly constructed homes by KB Home which are literally falling apart.

My husband and I have recently built a KB home and one of our biggest issues is the model completely sells you and your actual home will look nothing like that. The craftsmanship of these homes is absolutely pathetic, sadly getting someone to address your issues is a wasted effort. It is our personal feelings that not one competent person works in the North Carolina division. I wouldn't tell my worst enemy to buy a KB home, having gone through what we have gone through.
Don't waste your money and risk your sanity, check out HH Hunt homes or anyone other than KB.

IBuying a new home is exciting. You get to build your dream from the ground up, choosing your lot, your model, interior finishes and upgrades. But like any home purchase, buying new construction is serious business, an expensive transaction with many financial implications.

That’s why it’s a good idea to obtain representation from a Realtor® when considering a new home purchase. Here’s why:

Builder sales reps represent the builder. Often builders have their own agents on site to answer questions, assist people who walk in, and ultimately help with a purchase. Builder reps provide a valuable service: They can explain differences between models and floor plans and share information about financing options, upgrades and specials. But it’s important to remember that builder reps represent the builder, as they are contractually obligated to do.“Realtors® are trusted resources for real estate information and can help home buyers navigate the increasingly complex home-buying process,” said National Association of Realtors® President Gary Thomas.“The buyer agency agreement ensures the buyer that his or her Realtor® will represent the interests of the buyer alone and not the seller.”

Fiduciary responsibility. One of the most important considerations for any buyer is fiduciary responsibility. When you retain the services of a Realtor®, their responsibility is to you. That means you have an expert who is looking out for your best financial interests, an expert who’s contractually obligated to protect you. A Realtor® can help you navigate the new-construction contract; help you understand how specific clauses, riders and upgrade options affect you; and make sure you know what you need to before you sign on the dotted line.

Negotiating a better deal. Finding the right model and picking your upgrades is the fun part. Once you’re ready to sign the contract, a Realtor® can work on your behalf to negotiate the terms, from upgrade options to financing and closing costs. In addition, a Realtor® can present other options for financing or might be able to work with the builder’s lender directly to get you a better rate for your mortgage.

Shepherding your new home to closing. Signing a contract with a builder is just the beginning. You must also line up financing, work with title companies and attend numerous inspections throughout the construction. A Realtor® can manage that process and can accompany you on inspections to ensure you’re not missing anything at each construction milestone.

De Blasio Gives Blizzard Update: "Please Stay Home Tonight"

10214bdb.jpg

There were no comfort sweaters in sight, but Mayor Bill de Blasio handled himself just fine at his first storm-related press conference this afternoon. "It would have been nice to have a calm first day, but we have snow on our mind, and we are focused like a laser on protecting this city and getting everyone ready," he said about the oncoming blizzard.

De Blasio said alternate side parking would be suspended today and tomorrow; 450 salt spreaders have been loaded and 1700 plows were ready to cover 6K miles of streets when the time comes. He noted that the predictions for the snowfall have dropped slightly over the course of the day (he gave the figure "5-10 inches" of snow), but reiterated again and again that the best thing NYers can do tonight is, "get the word out, stay off the roads, and get home early...visibility will be bad, temperatures will be very low, so please stay home tonight." And definitely get your Trader Joe's shopping done now, if you haven't already.

"The best thing we can do as New Yorkers is get off the streets this evening so sanitation has optimal conditions to work," he added. PlowNYC, which lets people track plows in real-time via GPS, is up and running—de Blasio noted that resources will be "sent where the need is, regardless of which borough it's in."

After speaking with the Office of Emergency Management at 4 p.m., De Blasio will give another update on storm preparations (it is expected to begin snowing between 5-7 p.m.). He also said that it isn't just snow that the city is concerned about: "Regardless of the number of inches, it's going to be very cold, unusually cold...we need to be cognizant of what that means." He asked that people watch out for neighbors (especially senior citizens and anyone disabled) and encourage homeless people to go to shelters over the next couple days.

Lastly, De Blasio vowed to stay in Manhattan overseeing everything while the storm is happening: "It would be nice to go home and sleep tonight in Brooklyn, but it depends what happens. I may have long night in Manhattan. I intend to be on top of the action." This'll really put a crimp in any plans to head to Bermuda this weekend.

NSA seeks to build quantum computer that could crack most types of encryption
By Steven Rich and Barton Gellman, Updated: Thursday, January 2, 4:00 PM

In room-size metal boxes, secure against electromagnetic leaks, the National Security Agency is racing to build a computer that could break nearly every kind of encryption used to protect banking, medical, business and government records around the world.

According to documents provided by former NSA contractor Edward Snowden, the effort to build “a cryptologically useful quantum computer”— a machine exponentially faster than classical computers — is part of a $79.7 million research program titled,“Penetrating Hard Targets.” Much of the work is hosted under classified contracts at a laboratory in College Park.

[Read an annotated description of the Penetrating Hard Targets project]

The development of a quantum computer has long been a goal of many in the scientific community, with revolutionary implications for fields like medicine as well as for the NSA’s code-breaking mission. With such technology, all forms of public key encryption would be broken, including those used on many secure Web sites as well as the type used to protect state secrets.

Physicists and computer scientists have long speculated whether the NSA’s efforts are more advanced than those of the best civilian labs. Although the full extent of the agency’s research remains unknown, the documents provided by Snowden suggest that the NSA is no closer to success than others in the scientific community.

“It seems improbable that the NSA could be that far ahead of the open world without anybody knowing it,” said Scott Aaronson, an associate professor of electrical engineering and computer science at MIT.

The NSA appears to regard itself as running neck and neck with quantum computing labs sponsored by the European Union and the Swiss government, with steady progress but little prospect of an immediate breakthrough.

“The geographic scope has narrowed from a global effort to a discrete focus on the European Union and Switzerland,” one NSA document states.

Seth Lloyd, professor of quantum mechanical engineering at MIT, said the NSA’s focus is not misplaced.“The E.U. and Switzerland have made significant advances over the last decade and have caught up to the U.S. in quantum computing technology,” he said.

The NSA declined to comment for this story.

The documents, however, indicate that the agency carries out some of its research in large, shielded rooms known as Faraday cages, which are designed to prevent electromagnetic energy from coming in or out. Those, according to one brief description, are required “to keep delicate quantum computing experiments running.”

[Read a document describing classification levels related to quantum computing efforts]

The basic principle underlying quantum computing is known as “quantum superposition,” the idea that an object simultaneously exists in all states. A classical computer uses binary bits, which are either zeroes or ones. A quantum computer uses quantum bits, or qubits, which are simultaneously zero and one.

This seeming impossibility is part of the mystery that lies at the heart of quantum theory, which even theoretical physicists say no one completely understands.

“If you think you understand quantum mechanics, you don’t understand quantum mechanics,” said the late Nobel laureate Richard Feynman, who is widely regarded as the pioneer in quantum computing.

A powerful storm bearing down on the Northeast could dump up to 10 inches of snow on New York City and even more upstate and across Long Island and southern New England, forecasters predicted Thursday.

“The worst conditions are likely Thursday night, when the snow will be the heaviest, and winds and cold will cause the snow to blow and drift,” said senior meteorologist Alex Sosnowski on AccuWeather.com

And hard on the heels of Winter Storm Hercules - which Sosnowski said will produce blizzard and white out conditions – is the coldest blast of arctic air of the season, dropping temperatures into the single digits across the Northeast.

The expected total snowfall for the five boroughs is between 6 and 10 inches, with higher amounts north and west of New York City.

The city on New Year’s Day declared a “snow alert” to take effect at 1 a.m. on Thursday, and is prepping for the arctic blast with a fleet of street plows and salt spreaders.

“What makes [Thursday] pm’s blizzard a bigger deal than most snowstorms in NYC? Close proximity of cold air will drive strong winds,” meteorologist Eric Holthaus tweeted.

The massive storm will smack the southern half of New York State, Connecticut, Rhode Island, Massachusetts and southern Vermont and New Hampshire before it fizzles on Friday.

And plunging temperatures on Friday will make for a treacherous morning commute, with icy, snow-covered roads and lousy visibility.

Air travelers can expect delays and cancellations at Newark, Kennedy and La Guardia airports and rail service on Metro-North, the LIRR and PATH trains will likely be disrupted as well.

U.S. airlines canceled more than 1,800 flights nationwide on Thursday in advance of the storm. Many were on regional airlines that handle shorter flights for the major carriers.

Yes, I would also like to know if there are any other issues in Manvel that we should be aware of. My husband and I are looking to build in this area as well. We have built before and have never experience any of this. The builder was always willing to do what is right (Perry Homes and Sienna Custom Homes). Thank to all for the comments.

Bought a 427 4 years ago. I asked for some customer changes like putting the door from the garage in the laundry room ( so there was a wet room as well as somewhere to store shoes) instead of in the living room and the wood slat shutters that are all over the new section. I was told these options were absolutely not do-able. Well, the shutters are being used all over the place, and the 427 has been change to put the access from the garage into the laundry room.
Needless to say, I am very unhappy at this moment.
We have had a few other issues as well.
We had an upper cabinet door literally just break and fall off. The builder tried to say they weren't going to cover it, but the company they sent out to fix it, insisted it was a builder issue.
Then not 2 months ago, the face of one of the kitchen drawers just fell off.
We have massive electrical issues - if you have the tv on and someone turns on the outside light, the breaker pops (all of the living room, dining room, garage, and the lights in the laundry room are all on the same breaker. You cannot turn on anything in the master bed if the master bath lights are on. Again, it will trip a breaker.
Our mirrors all have black spots on them (we have had them replaced once during the 3 year warranty repair visit - you can only have them come out to fix something one time. They suggest you wait until your 3 year warranty is almost up so they can fix everything that is wrong because if they come out before that, you have used up your one repair request with them)
We still have many nail pops even though many were repaired during the 3 yr warranty repair visit
Our "corian" style countertops are full of scratches. We were told that it must be something we are doing and that they were only scratch resistant. You can't set a cotton ball on them without it scratching them - so we have given up on them
All of the caulk where the bathroom countertops meet the wall is cracked and broken.
All 4 of our toilets leak and the flappers have to be replaced quite often.
I love that you get a lot of house for the money and the garages are awesome. I just wish the owner would make a quality product and then stand behind that product when it was finished.
Happy new year

Canada: Yes or no? Just make a call on Keystone XL

TORONTO — Canada’s foreign minister said Thursday it’s time for the Obama administration to make a decision on the Keystone XL pipeline even if the answer is no.

“The time for a decision on Keystone is now, even if it’s not the right one,” John Baird said during a speech at the U.S. Chamber of Commerce in Washington.“We can’t continue in this state of limbo.”

President Barack Obama is expected to decide early this year on the pipeline, which is under review at the State Department. Some advocates fear another delay with the US mid-term elections approaching.

TransCanada’s pipeline would carry 700,000 barrels of oil a day from Alberta and the U.S. Bakken across six U.S. states to refineries in the Texas Gulf Coast. Republicans, the Canadian government and business and labor groups, have long urged the Obama administration to approve the pipeline as a source of much-needed jobs and a step toward North American energy independence. Environmental groups have been pressuring Obama to reject the pipeline, saying it would carry “dirty oil” that contributes to global warming. They also worry about a spill.

Baird warned if no new pipelines are built Canadian and Bakken-area oil would instead be shipped to the U.S. Gulf Coast by rail.

“Compared to sending by pipelines, sending by rail causes higher greenhouse-gas emissions and raises the per-mile incident rate,” Baird said.

Concerns have been raised about the increasing use of rail to transport oil throughout North America. Several recent derailments have worried both officials and residents close to rail lines. In July, 47 people were killed in Lac-Megantic, Quebec, when a train with 72 oil tankers derailed and exploded in the small community.

TransCanada chief executive Russ Girling said Wednesday if the Obama administration doesn’t approve the pipeline his company will look to the more dangerous alternative of building build rail terminals in Alberta and Oklahoma. Girling said pipelines are “by far a safer alternative” to oil trains, but said if customers want him to build rail terminals, he will.

Obama’s initial rejection of the pipeline went over badly in Canada, which relies on the U.S. for 97 percent of its energy exports. The pipeline is critical to Canada, which needs infrastructure in place to export its growing oil sands production. The northern Alberta region has the world’s third largest oil reserves, with 170 billion barrels of proven reserves.

Obama initially refused to issue a permit for part of the Keystone XL project amid concerns about its potential impact on a large aquifer in Nebraska. The administration is considering another application.

Baird said the project has been studied and there have been huge public comment periods. He said dozens of improvements have been made.

“Agencies throughout this town have looked it over up and down, sideways,” Baird later told reporters in Washington.“We believe that decision time is upon us and we look forward in the coming weeks for the State Department to release its final decision and for the president to make a decision. This matters to Canada. We’re a close friend, we’re a close ally and we want to see this project go forward.”

WASHINGTON – Secretary of State John Kerry says he won’t be pushed into making a decision on the long-delayed Keystone XL pipeline, despite pressure from Canada and other pipeline supporters for quick action.
At a joint appearance Friday with Canada’s foreign affairs minister, Kerry said he has not received a crucial environmental report on the $7 billion pipeline, which would carry oil from western Canada to refineries in Texas.
Kerry said “a lot of questions” have been raised on the 1,700-mile pipeline proposed by Calgary-based TransCanada. He said the questions require answers.
Kerry said he “can promise our friends in Canada that all the appropriate effort is being put into trying to get this done effectively and rapidly.”
The State Department has jurisdiction over the pipeline because it crosses an international border.
