Dominios had a lease with the property owner. The lease was up not long ago and they were trying to come to an agreement. owner wanted to extend the lease for a number of years Dominios didn't want to commit for that length so the property owner took the money and Dominos was out.

So you think the City of Latrobe is calling the shots for the WCCC building? You believe they negotiated prices for WCCC? I know what that property went for and i'm sure LL was right in line if not more since they were the lone hold out

L&L is nothing but greedy. I remember reading an article in the Trib last summer where WCCC paid $866,00 for that block. L&L think their business property is worth $650,000. Get real. They are looking to get rich quickly. I hope WCCC builds around them and makes it difficult for them to do business.

Buying a business entails far more than the -- incorrect -- valuation of the real estate.

Buying a money-making business, and all that it entails, profits, real estate etc. usually costs between:

----- 5 to 7 times the yearly income of the property.

So, if L & L wanted $650,000 to sell their business, that means they valued their business at $125,000/year in sales, which is abouut $10,000/month, or $2,500/week and down to $400/day (for a 6-day work week).

So, they have EVERY RIGHT TO DEMAND FULL VALUE of selling their business,

The part-owner whom I know is a good and fine hardowrking father and husband, and tows/ed the line with his two kids over the course of raising them.

-----I hope he and his partner take every avenue to gouge the eyeballs out of WCCC for the refusal of WCCC to give them the full value of their company.

-----If L&L wanted $650,000 for the purchase of their vialbe, thriving operating business, I hope over the course of the next year, they find a super accountant who can up the value of their thriving small business to $900,000, so that WCCC has to incur more expense to shut them down.

This is what STUPID CITY PLANNING AND ZONING is all about.

This is EXACTLY what happened when the crook who built LeNatures greased the palms of everyone in Latrobe to build his hideously ugly monstrosity in 6th Ward on a prime piece of real estate facing the downtown area.

-----old people were harrassed to sell their homes (reported in newspapers)

-----old resident were told to sell at any price, since they would not want trucks going past their front doors.

-----old people were told that their homes of 50-years would be purchased, anyway, to tear down and make parking.

Latrobe is full of STUPID IDIOTS.

But, now I am reporting history, that failed and recent events that try to squeeze people out of what makes their lives rich and full, and Latrobe still fails once its great "new" idea gets approval.

only time will tell if they made a wise choice in turning down WCCC's offer. But WCCC is fine without the property and isn't going to offer them more than its worth. If they survive great, if not WCCC will end up getting it for less than the originol offer. Its really not even a talking point anymore since WCCC is going thru with building and doesn't need that property

i'm sure they didn't shed one tear when they paid a quarter of a mil for the property. If Dominios wanted to stay, all they had to do was renew the lease. When they wouldn't sign for the number of years the property owner wanted the property owner made a wise choice and sold. Dominos never owned the land/building they leased it and gringo if you knew anything about Latrobe you would of known that.

If the property is taken through eminent domain, it will go to a jury to determine its valuation, and only the value of the property itself will be compensated. While the jury may take into account the revenues of the business in determining the property value, business value, lost profits, and relocation costs are not considered in determining just compensation.

My guess is that WCCC has offered L&L considerably more than they would get if the property is condemned. In any case, virtually the entire project can be completed without it, which means that L&L has very little leverage and WCCC has little reason to raise its offer on the property.
