Live in town near the pool , young married couple in 20's have a nice large home . We're looking to rent out our basement ( with full bath closet etc) or a room in our home for $500/month which includes utilities and wifi/Netflix. We don't smoke but if you smoke outside we dont care. No drugs. We have dogs and cats and a newborn baby but they shouldn't bother anyone . Quiet and reserved. If any questions feel free to ask!

It's a secret- you should probably make sure it's legal!!

Why would It be illegal for me to rent out a room in my own home? We own it , there would be no sub lease . I hold a real estate license , just went inactive because of the baby or I would just list it on the MLS. My screen name is a joke because everyone uses anonymous names on here :) My father in law works for the sheriffs dept and will run a free background check to make sure were not bringing in someone not safe :)

Not every city allows you to have boarders, so re license or not, check your local rules.

It's amazing how many people seem to have relatives in law enforcement, or hold various licenses and etc. when someone brings up a there may be an issue. The world is full of experts nowadays!

Thank you for your advice, I am simply trying to find a roommate so my husband and I can maintain a comfortable lifestyle and stay out of debt since we had a baby. We choose to find a roommate instead of being another family on welfare using the taxpayers money to support ourselves. We'd prefer to be responsible and not a burden to society. Leasing a home is legal in Wentzville, I obtained my real estate license through CBG school off 270/Dorsett in the class that Kim Dougherty teaches , became state certified and worked in the Lake St Louis branch by the Meadows Shopping Plaza. My Mother works as a 911 dispatcher for north central and my father in law is a deputy at the county sheriff's office. I wasn't stating this in defense to your advice , but to let anyone else interested know that there would be a background check and I would not bring just anyone into my home. When I stated that I have been licensed it was just saying that I have some idea of what I'm doing and would have a valid leasing contract available , not that I'm an expert .

If you went through school than you know you can't lease out your basement just anywhere- you have a one family home- remember the rules?

And what rule in particular are you referring to ? I'm not in a subdivision so I'm not breaking any homeowners ass. rules or any deed restrictions on my property.

Yes actually I did , and with my lawyer since we were dealing with a personal legal issue involving our home and I wanted to make sure it would jot affect it. You're acting like I'm committing some crime. I'm trying to lease my home not peddling drugs here!

You're NOT leasing your home- you're taking in a boarder, very different things.

Listen, have your boarder, I don't care- just know you may be violating some local ordinances. You could be fined or sued- what if the boarder gets injured on your property???
