My wife and I moved to the lake in 2000. We are from Chicago and loved the rural area. When we got here all that was here was Moores Market and Caroline Market. We didn't mine the drive to F,Burg to shop but did welcome the Food Lion. All in all we were happy. NOW the lake is a pit. The roads (due to heavy construction vehicles are full of holes and the shoulders are collapsing entrance looks really bad. Dead trees line the roads. People drive any way they want,doing 40-50 in 25 zones.In 7 years we have gone thru at least 10 security firms. Ive driven in Lake Caroline and Lake of the Woods and its great.Com pared to them we are living in a trailer park. The POA gets 5000 dollars for each new home built here. Why cant these companies pay a toll to get in to go towards a road fund? We pay $685 a year to live here. The POA brags about NEW things they have done. Refurbished gym and pool. That's great but if you get a flat and bend a rim getting there it just isn't worth it.
Security here is a joke,kids are out at all hours.
You cant take the family to the beach because of the teens getting high. The picnic tables are a X rated novel of writing. Ive been to the meetings and seen people completely shut down because they bring up something that the board or Debbie James doesn't like. I love Caroline Co. but I'm moving out of LLor.

Lake Land'or is pretty bad though... and the HOA fee's are crazy for what you get. Come visit Ladysmith Village, right down the road.:)
I have nothing but good things to say since my wife and I moved here.

Mic G, I live in Lake Caroline we just upped our dues to $870 a year and we may have a possible fee schedule put in place soon. Maybe that is what Lake Landor should do to fix their issues. And you have a gym at LL? That's something we don't have but hmmm, it sounds like something I should bring up to the board.

Mic you're 100% correct about Lake Landor, I've been here since the 70's when it opened and I recall back when it was just a resort community there were boats & canoes, horses to ride, and a host of other amenities that you could access as a member at no cost other then your yearly fees which were much less than they are now. People were much friendlier to each other too. As for Debbie and the 7 monkeys sitting round pickin their backsides... This place has been riddled with embezzlement, favoritism, vandalism, etc. over the years and I don't think it will ever change. I personally find it amusing that the admin gets so excited and pats themselves on the back for getting the books to balance, like they've gone the extra mile or done something amazing. To me that should be business as usual. I like you am finally fed up with this once great community that now isn't worth something I would scrape off my shoe with a stick. I came here to escape that NoVa/DC attitude and mentality and enjoy the countryside and freedom. But it looks like the countryside and freedom are gone and soon so will I be.

How about the rule at Lake LandOr that anyone can take a picture of your property and send it to the administration stating it is an eye sore. We should all walk around the community taking pictures of nosy people and send them. They are the eye sore. Anyone know the rule on the ditch cleaning? Now the HOA is saying we have to do it? Pay attention where does your property line end? the roads are not state maintained, but grouchy people complained about their precious mailboxes getting damaged by the unqualified workers mowing the ditches and ruining them, so the HOA put in their quarterly Gazzett that they will no longer offer this courtsey. It was a liability. Well liability or not my property ends before the ditch they have to maintain it. I think. Can someone verify that?

Security here at LLOR is such a hassel when the traffic is backed all the way down 639 both directions. Not to mention try being a resident attempting to get somewhere and you are trapped in by traffic both directions on 639 within the "secluded gated community." It is a nightmare. Oh how I am beginning to hate VA.

It comes down to this....
What do we get for our dues?
A weight room: Maybe 5% of the community uses it.
A pool,its nice.
Docks that are falling apart.
Streets that are crumbling.
Speeders...40-50 in a 25, no repercussions.
Cant enjoy the picnic areas because of profanity on the picnic tables and kids that think they own the place.
If you go to a board meeting and have the balls to bring up anything that crosses them you are belittled and ignored.
And NOW....we have to take care of the ditch because the maintenance staff is so stupid they cant mow around a mailbox without hitting it.
I THOUGHT THEY WORKED FOR US!!!!!!
Why are we paying a penalty for them.
Why don't they just hire someone with a brain?

Ill bet if we voted to have the entire staff here drug tested as a condition of employment it would solve a lot of problems.

Look out for the wacko nut job that lives next to the spillway on Landor Dr.
That old man is a feisty unstable freak that likes to threaten people with violence and property damage while his wife wags her finger looking like she's afraid she's about to get a back-hand from him.

He likes to spend his time driving around with the sole intention of looking to see who is where and what they are doing while giving them long nasty stares, it's a bit concerning given his aggressive demeanor and wild threats. It's almost like he's a stalker or something. The association refuses to do anything about it despite several complaints.

I never did understand why some folks seem to make it their life's purpose to be so nosy about what other people are doing on their own property when it really doesn't concern them or cause a nuisance.
Maybe if this wacko spent more time taking care of his own business, enjoying his own life instead of worrying about how others enjoy theirs, and he quit pestering and harassing folks that don't even have property near his he wouldn't be such a nasty old fart and potential menace to the community.

Watch out for his small white Nissan pick up truck with faded red stripes on the side, or his small silver car he might be trying to spy on you next...

Update;
The jackass that drives around annoying people is Mr. Headley and he lives at 395 Land'or Dr. the tag on his truck is 4816-BAL and the truck is missing it's rear bumper. If you see him out and about on one of his little personal recon missions be sure to flip him and his nasty old wife the finger and tell them to go f*** themselves. Then file a statement of concern with the office that you are being stalked by a crazy old bastard that is detracting from your enjoyment of being a property owner.

I completely agree that the HOA in Land or is pretty shitty i also agree that the dues are BS. My parents live in FLA. in a gated community that the dues are only 675.00 a year and that includes 5 clubhouses and the cable and trash removal with 2 golf clubs and 3 golf courses and more. Now what the hell are we paying for admins pens and trash removal? Hell No. And some people are stuck in a mortgage situation they can't move and are now stuck on the wrong side of the HOA

And now I just got a letter that they are raising the dues 90.00. Im going to be blunt.....
BULL SHIT!!!!
What the hell are we paying for? The letter brags about road improvements.....WHERE?
They blame the slow down of new builds. Now we have to maintain the culverts in front of our property because the maintenance department is to stupid to mow around a mailbox. I went to get a letter notarized and now it cost 2 bucks. It used to be free. I know 2 dollars isn't a big deal but it shows how petty they have gotten.
The roads are crap, security is crap.
The letter states we are paying @$520,000 for security. Then it says we pay $15,000 for vandalism. I wonder why? Whens the last time you saw a patrol car?
Security is CRAP.
Ill say it again....all they are good for is harassing people and slapping tags on their doors. WHAT ABOUT PEOPLE DOING 50 MPH HERE?
Where are the penalties?
The company here is owned by a man that ran High Tech security that was here a few years ago.
He is a CROOK AND A LIER!!
He allowed vandalism just to pad his contract.
I know this to be a fact because I was there.
He told me himself. I went to Debbie James and she did nothing. We have gone thru 3-4 companies and now hes back. Why is it that other gated communities have good security and we suffer with the bottom feeders? I give them credit, they know how to wave.
In comparison...What are we paying for?

Kind of makes you wonder where all the money has gone in the last few years. Perhaps its again time for another independent audit to check for embezzlement, and improprieties on the part of the board and its employees.
I'm still of the opinion that the current board members need dismissing with no ability to serve in any capacity in the future and that also a completely new office staff is needed.

Actually maybe what we need to do is to reduce the association to just a maintenance type set up with no need for all this administrative crap and bs. Bet we could save a lot of money and aggravation and have a much more enjoyable place.

I used to live in lake land'or through the 90's and loved it with young kids. What is it like now? What I have heard is not so good and I hope that is not the case.

I've lived in Lake Land'or for almost 2 years. I haven't encountered the problems that earlier posters mentioned.

I like it. I've found the Administration office pleasant to deal with.

The roads could use some work, but so can most other roads these days. They did a great job of clearing the roads when it snowed.

My only complaint is that my next door neighbor keeps a large dog tied in his back yard all the time and the barking can be annoying. But that can happen anywhere.

But overall I think it's a very nice place to live.

My boyfriend just purchased a house in Lake Caroline and he's had problems since day 1. They took his "new member fee" plus the first year of dues, which are now $900 a year, then when he went to pick up his member windshield stickers they informed him that the new member fees had gone up, conveniently that exact day, another $400. Well, since he had already paid them $1600 just to be able to get into his OWN house, we're still waiting on the member passes. And because of this, we still have to have permission to get to the house that he legally owns. I mean come on, this neighborhood is a joke! The roads are junk (and not to mention some gravel) there are houses in there that look like trash, the people at the gate are rude and ignorant, the water is terrible, we can't even have a decent internet connection in there. Where is all the money going?$900 a month per house and we can't have high speed internet? Or decent roads? It's only been 2 months and I'm already regretting choosing this house. Gate security is a joke, they close off the member lane when it's not "busy" so even though you're a member you still have to wait in line behind those people who aren't, the security officers in their little jeeps driving around are jokes...Lake Caroline is a joke! If we would have known all this we would have picked somewhere nicer and less aggravating to live.
