Hi, I am thinking about moving into Sedona in League City but I'm having trouble negotiating prices with the builder. Does anyone here live in Sedona? I would like to know your expierence living here and purchasing a home.

My husband and I moved into Sedona last April. We LOVE our home and the neighborhood. I can't recommend them enough!

Thanks Stacey for the positive feedback. My husband and I are considering building in Sedona too. Trying to do our homework, it's nice to hear from actual residents rather than people who say awful things about the builder but have never lived in one of their homes.

We have just finished building and moved into our new cervelle home in sedona. No the builder doesnt negotiate, his thinking what you dont like someone else will. He is pretty cheap to me on some of the things he does do to his homes. My advice is to upgrade if you can or add it after the fact. His garages are the selling point for his homes. Overall we are happy with our outcome but many bumps in the road to get here. Right now we do not have cable,phone or even mailboxes in our section and we have MANY people already living here. My thoughts its on the builder for this, but they will say differently. A plus is people moving into the neighborhood are really friendly and hopefully once things are complete this will end up being a really nice neighborhood. Yes we have built before elsewhere this is how I am able to compare home to home.Good Luck !!

My family and I moved to Sedona 8 months ago. We had a hard time only because we were selling the house we were in. Getting into our cervelle home was much easier! I love every inch of my house and my husband loves his garage. We did not have any trouble with negotiating, we told them what we wanted and didn't want. We love the house and have great neighbors. Good luck!

Well juan maybe you make the homes a little more affordable,but you make that up in the assiatance you get from our tax dollars.... One way or another we pay for it....

Centerpoint gas company is the bill the gas for the stove goes on. City of League City Water is just trash, water and sewer.

We live in Sedona as of last March and we love our house. The whole process with Cervelle was easy for us. Just put in our new swimming pool also and everything has been great.

We moved into our home in January of 2012 and are still having issues that need to be fixed. The owner of Cervelle doesn't give a hoot. His comment was "Well excue me for making a profit!"

We have 2 master bedroom windows that leak. I comes in like a river when we get a hard rain. They are not wanting to fix them even though we have a home warranty. We have stress cracks in our driveway - the pillars that support the room over the garage. The wall along the stairway was bowed a lot. They finally came and tore out the wall to find a bowed stud. They repaired it but the next day I found where they had nailed from the office side into the stud and didn't patch that area. So now I have a nail showing in my wall right above the light switch. I also had laryngitis that day and could barely talk. The foreman/supervisor came in asking questions and when I had to whisper to talk, he was a complete jerk and made fun of my whisper. They've had to come out twice to fix our master shower door that leaks. The cable didn't work in the master bedroom. They had nailed the cable to a stud, so they had spliced in another cable but still connected the wrong one to the outlet. And, their repairman left a big hole in the wall and left it up to us to call to have someone come out to repair the hole. In the guest bath, they had a large hole that the wall plate didn't cover behind the toilet. Easy access for all that little black bugs we kept getting in there.

I could go on, but that is our experience so far. And it's true what the other person said. If the house is already built, they are not willing to change anything. Their belief is if you don't want it as it is, someone else will.

If you do buy a house there, make sure and check EVERYTHING before you sign off on it. One of the sales ladies kept insisting that the window was okay. It was going to make that noise. Not true, come to find out the window was broken. Had to push to fix other items also. Don't let them bully you...

I want to built a house more than 4000 square footage in Sedona by Cervelle. I heard that a lot of things should be upgraded in order to have a high-quality house, which definitely increase the price and make the price comparable to houses built by other home builders. How many of you upgraded your house? I am not a artitect and do not know much about house at all. Any response will be appreciated. Thanks in ahead of time.

We have lived in our Cervelle home for over one year now. We did make some upgrades before moving in just so we didn't have to mess with it after we lived here. So far we have been really happy. Yes, we have had some issues that needed to be resolved with the Warranty department but nothing major. The two times we have called the Warranty department somebody was here within an hour to check it out! One time it was even a Saturday! As far as making upgrades to achieve the same standards as other builders, I would say this is true. BUT, you cannot find a 10,000 square foot lot that is standard in any other neighborhood in League City in this price range. For us, this was a huge selling point. We did not want to be stacked on top of our neighbors, row after row. We love our house and the huge yard we have. Also, the neighbors are great! For some reason, everyone who moves into this neighborhood is so nice and down to earth!

If we could do anything different looking back, we would add gutters outside and return air vents in each of the bedrooms. These are the only two things we wish we had done during construction. Other than that, we couldn't be more pleased with our decision to live here.

Cervelle Homes has built a beautiful home on a beautiful lot with a few inadequacies. We closed on our property built in Sedona section 2 in 2012.
Let me share my experience...
1. First, order the home inspection, you won't regret it. My inspector found two and half pages of irregularities. I use Patrick Skowron locally from Inspections Texas, very affordable and very thorough.
2. Don't upgrade the front door, they are junk. When you slam door shut it will rattle like it just broke. Save your money and put in the standard front door and upgrade after closing.
3. Ask about the post tensioning patch in the back patio before you add to your contract a $1500 upgraded patio and get a 6 sq. ft. patch from the post tensioning. Very unsightful because the contractor was unqualified for the task. We were told by Cervelle that nothing can be done.
4.$32,000 four-car garage and already have two surface cracks totaling about 15 feet in length in the garage area. I walked the other properties and the cracks seem standard on all garage slabs. We were told by Cervelle that nothing can be done.
5. Reversed polarity on six outlets in the room my 2 year old daughter will be sleeping. My inspector found these. I am no electrical engineer but I think it could have been potentially dangerous. Cervelle DID correct this problem.
6. Unequal spacing of rod-iron fence posts very unprofessional in appearance. We were told by Cervelle that nothing can be done.
7. A piece of granite counter top about two feet in length does not match the color or pattern of the rest of the countertops. I understand granite is natural stone and no two slabs are alike, but I have never seen anything like this. We were told by Cervelle that nothing can be done.
8. Door jambs were not squared to match the door. Front and back door had a half-inch gap on one side. Cervelle did correct this problem, reluctantly.
9. Main drain from the AC unit in attack was not attached when put online. So we had a small leak in our attic into our kitchen area causing some minor water damage. Again unqualified contractor doing an important job.
10. No ridge-vent in unfinished/ un-insulated garage attic. My inspector found this and was later corrected by Cervelle.
11. Our first energy bill for December was only $97 and our home is over 2800 sq. ft. I believe it has to do with the spray-in foam insulation.
12. It takes almost a minute, about two gallons of water for our water to get hot at all taps including the dishwasher. Since our dishwasher is water efficient GE Profile, it runs half the cycle before the water gets to operating temperature. It would help if the plumber would have split the line off the kitchen sink’s hot water line. Then we could purge the hot water line before starting the wash cycle. The master bath sinks, shower and tub take the longest because of the length of water lines. The hot water has to travel from the water heater to the manifold system about 50 feet then to the master bath about 75 feet. I have asked a few neighbors and they have the same issue.
If you do decide to build take pictures and videos at least twice a week to document the build process in case a situation arises in the future. Examples would be of the slab process get a video after they tie up the tension cables. Close-ups of the plumbing in between the walls before the drywall is installed. These are scenes you will never see again as the build progresses. Also helps so you will know where all the wall studs are. I did but wish I had taken more.
Hope this helps. This is not meant to persuade you in either way, but rather to inform you on our experience. Cervelle has built a beautiful home on a beautiful lot with inadequacies that will exist for the years to come.

Kind of late but I just saw your post. The gas bill will be on Centerpoint.
As for the homes Cervelle builds, we are happy with the house but no the process. The owner does not care about anything but making money. I need the big garage, that is why we chose this builder. If it was not for the garage I would not have bought a house from him. A few problems arose while building. When we asked him he told us if we don't like it leave and he will sell it to someone else. In speaking with neighbors we were not the only one that he said that to.

wow....my wife and i really been looking because of the garages. it is sad to hear stories of from Southfork and Sedona matching up. Poor customer service ....but i guess he is not trying to win JD Power award either.

I am having a house built in Sedona and I have a lready ran into a few problems as well. Nothing to make me walk away BUT I am definitely cautious about what's to come. This has nothing to do with Cervelle so to speak because there are companies all around the League City area that I have dealt with and i have not received my money's worth. I am just upset about the fact thaty some of these things could be changed and they basically refuse to because it would cause them more money...from THEIR mistakes. My co workers informed me to take plenty of pictures suring the process because of things such as this and your advice matches theirs. I have found that at times, even the pictures of proof do not phase them what so ever when it comes to them spending more money. I still think that the area is wonderful, the people there are always waving and saying hello etc.

We have lived in sedona for 9 months and love our home! But, our guest bathtub has a very rough surface, when the man came out to look at it, he shrugged and said "theres nothing we can do, maybe buy some CLR and thatll fix the issue." Tried the CLR and still, the tub has a grainy and rough feel to it. Has anyone else had this problem? Thanks!
