I'm a Realtor here. From the investment standpoint in the new Rhodes development, from what I've been told, the buyer's will have to occupy their property for up to, not determined yet,1-2 years? No leasing or renting during this time period. I can help answer anyones questions.

I own 1 parcel in unit 1 and 2 in unit 11. Mr Rhodes has been trying to buy my lots for the last 3 years but I'm waiting till dam project is completed. Then I will see what my lots are worth. What do you think of the long term on these lots?

Anyone have any thoughts to the Rhodes Development? Will this development help Golden Valley?
Just an input. This will be a premiere property. Disclosure, I'm a AZ and NV realtor and I was like the third reservation. My discussion with the onsite persons:

Every 20 lot reservations per model is an increase; over 350 reservation as of this week, 2 year buy and own and occupy. This is going to be a great community. Rhodes Homes had significant appreciation in Vegas.

I was there today. Almost 100 palms at the entrance. More then 1/2 the price of Vegas. I'm sure that the prices look expensive to the locals, to Vegans, Cali's the prices are reasonable.

OK, question. How many illegals are building those homes? How many illegals are going to be invading the area from Vegas and CA?

Is that what you all want? If you all want so much growth why did you move here? Don't like the small town feel? Leave.

Can anyone tell me what the roads are like in Golden Valley? I am particularly interested in Laguna, Shinarump and Muscovite. Do I need a 4 wheel drive?

I own land on Muscovite, and we are going to visit there this October. My wife has decided we are moving there when we retire, but I am not so sure.

Has there been any development in the surrounding area since Rhodes started building?
Thanks
Mike

I live in Golden Valley, and I drive a neon...you don't need a four wheel drive unless you're plannin on going to the mountains; our roads are flat for the most part...some a lil rocky; but my neon makes it just fine!
We're still waiting for a grocery store...we have a Dollar General now in addition to Family Dollar...at least you can get milk, bread, and soda there for something reasonable. Saves us from having to trek into Kingman or Bullhead alot.

My husband just quit his job working for a contractor in kingman because they hired illegals...got fined and then still hired them back again...(just should say, i dunno what companies rhodes homes is using)
however, he looked into turning this employer in; except there is no easy place or way to report it!! We had to search online and then STILL do not know the proper way to report such activity...we wouldnt feel right bothering the police...so who do you call?

I have 2 40 acre parcels listed right now. One is listed at 585,000 with power and water on the section line corner of Chinle and Egar> The other is on Chuar and is 1/4 of a mile off paved Estrella. It is also a quarter of a mile from water and power. It would cost about 6,000 to extend water to the propery.

Thanks,

Does anyone live in golden valley or near by. What is the weather like year round? Any dense fog in winter or flooding during the rainy season? approximate Taxes, Homeowners Insurance costs? Rhodes Homes are pretty impressive and I was there a couple weeks ago looking. Is there anything I need to know about the area before I consider buying? I would appreciate any comments.

Thanks to All

I have looked at the Dolan Springs area to purchase some land as many people are speculating that this land will be "GOLD" once the future development starts which will be in 2008 after the bridge is complete.Happy investing to all.

To: Steve @ AOL I have been to this area many times including during the winter and surprisingly enough the daytime temp. was 15-16c which works out to be 59-60 degrees with beautiful clear blue skies. The evening went down to the 40s and clear stars as far as the eye could see. There is absolutely "NO" polution problem at the present time. Best of luck to all.

I think it'll do good for Golden Valley, however, the cost of these homes (Rhodes) is still out of reach for the average AZ couple.

Hello Todd,

Disclosure: I'm a realtor in the area. I have a seller with some property in Dolan and White Hills. We can take this off line if you would like.

Because all of this growth has only happened in the past 2 years. Google Earth shots are from 2002.
