The rules and regulations that go along with rental assistance (HUD) are very strict on the Landlord. Every little detail of the rental must comply before you can get paid. Its just not worthed and illegal rentals of course would have to be identified. Hence the adverstisment please NO HUD. Nobody likes inspectors being naele around your property. If you do have units that are in compliance with the rules HUD sends you partial payment and the tenant coffs up the rest. The paper work involved is tremendous and don't forget you must report the income on your taxes. Kauai is a small island with just so many available. Now these landlords that advertised no HUD will be scrutinized for denying assisstance.

Sheet you Kauai people no mo jobs or what? You guys protest the Super Ferry, invasive species and now this. When you guys get time to work? Maybe you guys should succeed from America and start your own third world.

As it was said earlier, HUD voucher tenants are just not worth the added aggravation. The paperwork and compliance issues at times are very stupid and I have seen it personally to be knit-picking on the most dumbest things.
This has nothing to do with discrimination, and everything to do with not wanting to do business with an organization that is over-bearing on their demands.
As a landlord what would you think if you were told that you would not get paid because a perfectly working light switch or outlet was either too close to the floor or the face plate was not a certain size. This is just a couple of stupid things that they complain about. I even seen them balk about a crystal chandelier in a living room and wanted that to be changed to a light fixture w/ fan blades. Its is friggin stupid and just not worth it to deal with these people.
For someone to claim that this is discrimination against the tenant is just as bad...
