An in-law of mine is the manager of a property in Jonesboro owned by the same company as Stadium Place. My wife and I have been contracted to clean these apartments and they never pay more than $60 to the contractor to clean. The carpets at these properties are cleaned or replaced between tenants no matter the condition. But they'll charge you for it if the carpet is in bad shape.

We got cheated when lived there and we had to pay them an extra $120 with our deposit when we moved out and we cleaned the aparnent good and spotless too..

I lived there around that time always paid everything on time, a month before my lease ended i went and talked to the manager told her that it was our last month, she smiled at me and said it was ok
after my last month i went by it to return keys that girl was a bitch to me i pretty much went over the same shi.t u did.

I want to pass along a little bit of information that may help some of you. About 3 or 4 years ago we were living in an apartment and when it came time to move out, the property owner tried to keep part of our deposit to pay her employees for cleaning, paint & etc. We also made sure that the apartment was very clean when we moved out so we could get out deposit back. I have a cleaning business of my own, so I know how to clean. Plus the fact that no one lived there except me and my husband, no children or pets. We are middle aged, quiet and settled. The apartment was by far, way cleaner when we left it than when we moved in. Anyway....When she told me she was going to keep part of our deposit, I contacted our lawyer. I was told that it is against Arkansas laws for a landlord to keep any part of your deposit for cleanup, maintence, painting and etc. Normal wear and tear basically. Our lawyer wrote her a letter telling her this law and that she would return the whole amount of our deposit without question! In just a few days we had a check in the mail for the full deposit amount. So glad I know this now and wanted to share it with the rest of you for future reference.

This added up to $492 which was $192 more we had to pay after our deposit
We went to discuss this with the manager and while waiting visited our old apartment. the people who now live there moved in 5 DAYS after we moved out meaning that not even a days rent was missed by stadium place. Also we saw no where that had been painted nor was there such a place to our knowledge that would warrant any paint much less a whole gallon and two hours. When we discussed this with the manager she told us that they charged everyone who didn't give 30 days notice the full pro rated amount regardless of when the apartment was rented (which is not what she told us before we moved out), and refused to fold on any of the other bogus charges. I asked for the number of someone higher than her to discuss this with and she would not give one. In the end we had to give them their money. Apparently they have a license to print money out of their tenants, or ex-tenants, pockets. So learn form our bad experience and don't let this happen to you!
Oh yes that bytch did the same 2 me stadium place is also against black people staying there this is a fact!!!! Also she refused her to give her manager info wen i did get it they agreed with da bytch. SO IF YOU KNOW WHAT'S GOOD NEVER MOVE 2 STADIUM PLACE

Same thing happened to me and my husband. Moved from Williamsburg because of all Ofnthe riff raft, to stadium place. Both times they screwed us. We cleaned it from top to bottom, and the only thing left to do was paint over the nail holes in the wall from where the pics were hung. Got a bill for $200 with an itemized list. Come to find out, the landlord's HUSBAND was the one that did the "cleaning"....came out of her own mouth. And while we were there, our apt flooded because the toilet was messed up, and no one ever fixed it. The apt flooded, so bad that it also flooded the neighbors apt and we had to move out into another apartment til it was fixed, and they tried to blame US! Tried to make us pay for damages, til I contacted our lawyer and he straightened everything out. When we moved out, we never paid the $200. No way.

Same thing happened to me about 8 yrs ago. I guess they haven't changed.

Hard to believe that wealthy land owners and apt owners get away with this kind of behavior!!! So many people just do not know their rights and greedy bastards take advantage, so sad 
