I'll be looking to buy my first home within the next 1-2 years and I am wondering who you all would recommend to deal with when talking about financing. I'm also wondering who I should stay away from when dealing with the same thing.

From what I have experienced it seems nowadays most banks have mortgage departments that specifically deal with home loans. Maybe you could call your bank and ask them to refer you to their mortgage department. The bank I use has their own mortgage department and the loan officer I use for autos, etc does not do home loans.

I would not use Ben Massey he is at Pulaski. He gets rate happy plus not a good loan officer

Instead of dealing with a bank, we used the Mortage Source on Southwest Drive. They were awesome! They pretty much did all the work. Instead of being limited to just one bank, they will find a number of loans for you from different banks. I was eligible for a VA loan, and they even did all the paper work for us. We were like you, looking for our first home and just curious about what we needed to do. We walked in there and in less than an hour, the agent there told us to go shopping. We asked her what she meant. She told us exactly what we were pre-approved for so we weren't wasting our time looking at homes out of our price range. Like I said, once we found the home we wanted, they took care of all the paperwork. I would definitely use them again.

We also used the Mortgage Source and they were great. This was our first home and I initially just contacted them to see if we were even eligible to buy a home...(my husband was still in school and I was the only one working). In no time, I was given an approved amount, and went looking for a home. Within a month, we were homeowners. And the process was seamless, they did all the work! So easy, and they were so nice!!! And on top of that, we got a great rate!

Simmons is an awesome bank. I use them for everything, however, if you are wanting your house in the next two years dont use Mark Morrow, aka Mark Tomorrow. He takes forever and really doesnt care wether he gets business or not. Good guy just has no ambitions

Focus Bank is the best. Chad Waggoner is the best loan officer, just ask for him.

Just make sure and ask about the USDA Guaranteed loan if you are going to be outside of the city limits of Jonesboro. 102% financing(no down payment) with know mortgage insurance premium(which will save you about $50-$80/mo). I'm sure the Mortgage Source could tell you how good of a loan it is. Most of the mortgage companies and banks in town offer this loan.
