Laborer old vs new they are not making homes the size of bsb homes for the price you can buy a new home for sign of the times BSB selling for 315- 350 now 2700 sf 315 gets ypu about 2100sf at best and smaller lot thats the way its going...yes all new evrycolor uyou want but smaller

So we are saying that buying new is better than Old. i mean i just dont know where to buy new. Taylor Glen Hibernia....those seem to be the only areas in my price range that i can afford. what about that area behind BSB...something springs...with voss builders...also anyone hear of those homes off nelson....called nelson ridge. brand new.

Check out Hibernia estates area. they are building some nice homes in that area. new homes that are affordable. great area. anyone else want to chime in on the hiberina area.....????

where would you rather want to raise your kid. Hibernia or Taylor Glen in New Lenox?

Crystal Springs---Voss Homes--located between two great neighborhoods--Wellington and BSB. Voss builds great houses. Lots of great standard features, very unlike many of the other builders who advertise these great low prices, but everything is an upgrade. The area is close to everything. Schools, shopping, parks, bike paths..

i am not sure if there are any lots still available for Crystal Springs. Does anyone know if there are any lots available still in that area?

I went on their website and like the home options for 329K but i mean when all things are said and done is it really 329K??? i don't know how that works.

Add in 10k a year for property taxes in will county. Go a little further south in unincorporated. Much more for your money and cheaper taxes!

this is true but they are not going to LWC then or the better schools and in the nicer areas....crystal springs is a nice area....you get what you pay for don't you?? it seems south of crystal springs is not at nice....

Plenty of lots in Crystal springs. Taxes would be the same on any similarly priced home in New Lenox. Voss is pretty easy to deal with, as well.
Nice mix of younger and older families. Would love to see some new houses going up in the spring.

great. i am just starting my family with a 2 year old and growing family. want an area that is nice with a good mix of young kids though i want a nice area to live in. this sounds like a good spot.

do you live in crystal springs? is it a private sort of area or is it trafficky with through traffic?

Talk with Voss before you make up your mind. I looked at his homes. His prices include many upgrades that other builders charge extra for.

Only a couple of streets in the subdivision. The streets in the middle of the subdivision are connected like a horseshoe. The longest street is a through street that goes into BSB. Is not heavy traffic at all. Have lived here for almost six years. Have seen quality of other builders and definitely think the little bit of traffic is a small trade off for the quality of home/area!

Thank you for your input. Might i ask what your taxes are? I am not sure if i can afford this type of house or area with me and my wife both making 50$K each. i mean we have money saved but a 329$K house in that area with the taxes not sure if i can pull something like that off.....anyone else making that range and living in this area.....

100K might be tough to pull that off. My wife and I make just under 200k combined and it's rough. I don't know. Especially with this Obama in office. He can't be trusted. I think he hates all Americans? Good luck!

Reviving this thread. I've been looking at houses for sale in BSB as well as looking at building a home with Voss. Thoughts? I would like to assume that many of the comments here about BSB are too outrageous to be true, but you never know...

Voss is much better quality homes. They give many standard upgrades, you will get the house you want, and no HOA regulation and rules to ever cloud your happiness in your new home!

crystal springs looks really nice area. in between two great subdivisions in wellington and BSB. have you looked at Taylor Glen south of laraway. nice homes and younger families. not sure how many young families are left in the crysal springs BSB area. plus it is behind target...not sure if you care about that....though i have driven down that area to go to the park and it looks pretty nice when it is finished. where else are you looking in New Lenox to build a home?

Blue stone bay is we're to buy and start your family. Voss will have a hoa once everything is done. BSB is established quality homes. Hoa is fine a couple of rule breakers that complain on topix. Same board in place for a few years now . They do a great job. Most people want their house to look nice . Like all places some people are Pigs....wellington older than bluestone and crystal...Voss smaller homes

I heard a rumor that there are a bunch of cheating wives in the subdivision. I heard there were swingers also. Wives at home giving head while the husbands break their balls working. So sad! hehehe
