Medina's growth bubble may have burst. Last month they only issued one building permit and that was a freebie to rebuild a building downtown. Existing home sales have stagnated and more are being offered as 'rent to own' and 'for rent' with few takers. Developers are now offering tracts of lots, looking to unload inventory that isn't moving. Without job growth, there is only so much repositioning that can take place and, if you have a home now selling it and buying another under the present lending environment is difficult.

All those little overcrowded divisions will soon be filled with renters...a very different demographics in the future...

You can run but you can't hide, and with surrounding communities averaging over 35% minority populations, it is only a matter of time until Medina gets their share. Already, the downsizing of housing developments is attracting a number of black families because investors are buying up foreclosures and renting them under Section 8. All Medina really needs now is for some savvy investor to get a Certificate of Need from THD and build a HUD funded housing project or two, then the blacks from Jackson can follow the whites to Medina.

So many of the new houses are crap. My daughter bought one and the builder never did fix all the problems. Although who can blame people from running from the little Memphis Jackson has become. Decent folks white and black are sick of the thugs and the thug mentality. The thugs are gettin theys and the decent folks are getting the hell out.
