Buying a home can be exciting...and stressful. It's important to think about all the extra costs that come with being a homeowner. It's more than just a mortgage payment and property taxes. You'll have maintenance/repairs, yard work, insurance, the occasional necessary replacing of an appliance, etc.

When real estate sales are slow and there is a glut of homes for sale, buyers have an opportunity to pick up a house on the cheap. Buyers generally have the advantage in a down market, but this doesn't mean you should walk into a transaction blindly. Some homeowners may want to sell their homes in a hurry. This gives you additional bargaining power.
