The Polans would not let the building go if there was any way they could make money with it. Same with the Coal Exchange Building. Two old dinosaurs that are useless and becoming dangerous with age.
Actually I am surprised that Polan did not donate both buildings to Marshall University for a tax write-off. Maybe even Marshall didn't want them.

I have never been in that building, but I suspect that the elevators are ancient. They would have to be replaced with modern electronically controlled units. Very expensive. Some expense but since the entire interior would have to be renovated down to the frame, It would likely not add 15% to the total. I don't know what kind of heating plant is in the building but I would guess it is the original steam or hot water system converted from coal to natural gas. Obviously there is no house air conditioning plant. Likely there is no air movement system to speak of. All the old stuff would have to be removed and replaced with modern HVAC systems. Pre WW2 wiring and phone systems would have to be replaced as well. New roof. That only leaves one thing. In the time frame of the construction of the Pritchard, Asbestos was a favorite insulation material. I bet it would take 2 years and several million dollars for that one alone. Only the taxpayers would have the money to spend on such a venture. Only the taxpayers would be stupid enough to consider it. Best solution: Get a grant to remove Asbestos and then Pay controlled Demolition Inc to bring it down.

I don't think the building is big enough for 44 condos.
Even so, no parking. Sketchy neighborhood.
It will cost more than 8.8 million to convert the building.
That was a handsome building in it's day, but it's day was 1927.

Prichard bld is own by a guy. nane shane who is the bigest drug addiict and seller in wv he use to sell coke a lot that's were all his money goes i use to live there i watch him brang dogs out of there apts and let theme piss in the hallway he is trying to sell the bulding but i also heard the was going to put a rehab place in the bulding but this is my question he's one of the biggest coke dealers in Huntington but the hpd rents a whole floor off theme for there office hhuh can we say corrupt cops maybe that's why he never gets busted because he has Huntington police dept in his pocket hpd is corrupt

the polan siblings owned it, they donated the bldg as a non profit for a drug rehab facility in huntington because HUNTINGTON NEEDS IT. it is called hope tower & its going to be a central office for the eddie james ministries. if you dont know what the eddie james ministries is then look it up on line. these are real ppl with real lives who are really trying to help this mudd hole of a town unlike the ppl on here who just wanna sit and gossip on topix. & shane does not sell & use drugs

WOW - You are so far from the truth. You have no idea how he helps people. He has always been generous even to the idiots like you. Shane lived in the Penhouse so you couldn't have seen him walk his dogs down the hall - because the elevator went straight to his apartment. He had the entire top floor with no other apartments on his floor. I know - I once lived in the building and I loved the old building. I'm positve you are one of the dirt bags that lived there and didn't pay rent until he evicted you.... loser

He is an ex addict. Living the clean life now. Do you have anything better to do than talk crap about people? Kinda takes one to know one.....maybe you should check into Hope Tower when it's finished...maybe they can help you too.

you are the first to bring up intelligent points. i bet the old boiler system is broken down by now. i bet its all baseboard heaters and a few old gas furnaces that were added years later.

Hope Tower! That's a laughable name! Where is the hope? Shane's mother (Alice Voitelle) lives in the Prichard (8th floor), and sells her Xanax every single month! On top of that she buys pain killers from other tenants in the building. That family is pure trash!
