Before that, you paid pretty much when you wanted to - often two weeks or more late or you would give me a partial payment and pay three different times in one month and expect me to come knocking at your door at your convenience. You brought your boyfriend or girlfriend to live with you without my permission who brought their two dogs and a cat with them when you agreed to not have pets. You are not cutting the grass when it needs to be cut and then the city notifies me that it has to be cut or I will be fined a hefty sum. You are a landlord's nightmare. I hope you get the karma you deserve.
When I was younger I rented off some landlords that were pretty shifty and didn't keep up their properties meaning general maintenance. Im not saying your one of those but they are out there so that door does swing both ways! Im a home owner now but I hear what your saying if its in the lease that they do have to keep the grounds up them it is their responsibility. but you should do background checks and references before renting to people my friend never rents out one of his property's without dong all of that!

Has anyone here ever gone through the process of evicting a tenant in huntington? I have and its a fucking headache/nightmare. It takes way to long and you don't get paid for it. Imagine doing a shit ton of work for free all because someone isn't paying you in the first place.

Just do what I did. Don't waste time going to the courthouse, most people that don't pay rent don't know about their rights as tenants. I just told them they were being evicted and had to be out in a week or I was changing the locks and throwing all their shit out. Don't print up a fake eviction notice or anything, that will be proof and get you into trouble. Keep it all verbal and you will never get into trouble, it will be your word against a tenant that doesn't pay rent. This worked for me every time, just make sure you have an angry look on your face and yell a lot.

Shit... I'll come do it for you for free, landlords don't make shit renting old huntington houses like everyone wants to believe. So I sympathize with you very much.

And you can just give the notice from the city about cutting the grass to the tenants IF it's in the lease that they must cut the grass. They technically pay to "own" the property for a duration of time, so the burden is on their shoulders to pay a fine or cut the grass.

And never use judge Joe Brown as a reference as a rule of thumb, every state's tenant/landlord relationship rules are different, some are very similar tho, but there are some huge differences.

Like I stated earlier do what my friend did! Do a background check and get professional references. You may spend a little money but like my friend says it pays for its self in the long run because you stand a better chance of getting a better tenant! But on the flipside of that coin the tenant should do their research to so that they don't risk renting from a slumlord. it truly is a double edged sword so both sides really need to do their homework!

Don`t listen to this guy you will get in trouble and end up paying the tenant to live in your house. if you are to evicted someone do it the legal way so you dont get in trouble

Absolutely

Most deadbeats know exactly how long they can get away with getting something for free. Odds are if they don't know someone will tell them if they're facing an eviction.

Its not a crime to run a background check or get references but if you are to cheep to do it then you get what you get! To get on here and complain is not going to help their bad tenant issues! And flying off the handle is not going to get you anywhere. You have to spend money to make money unless you are a slum lord just looking to fill a empty unit! You get out what you put in and that is as simple as I can put it!
