Where have the thousands of dollars we have paid into the sewer fund gone? Still helping developers with their infrastructure? Or just disappearing into General Fund? Sewer fee is about 300% of water bill added on.
It's all gone into the train, where the politicians are investors.

You think to the train leader's recent bonus and/or European vacation to observe parts falling off trains built by his chosen train builder?

Or maybe the "Art for train stations" fund?

Or the $10,000,000 tear down and disposal fund?

That is what two ungrateful A-holes sound like.

Paradise escapes their everyday life and

Texas is a great state. They did not participate in the RE runup like the rest of the country did...especially in those 8 states that really got going. That is because they got nailed the last time that happened in the 80's-early 90's. Texas learned its lesson, and did not participate in liar loans. We were there at Ross Perot's place back then, saw the carnage. Who business parks brand new going for a few hundred thousand that are now worth million. Apartments going for 1200/unit. Homes going for under $10K that were really nice. etc....
Remember that it isn't real estate that is recovering as much as it is the economy changing...via interest rates, lender-owned homes being held back, and a lot of other things. Money is funny right now, and jobs are not coming back...in fact it is the worst recovery country-wide since they started to keep that data. obama couldn't figure out how to make one job let alone millions. One out of three manufacturing jobs have gone overseas. Jobs create demand for real estate. Texas has some jobs there, and it is increasing because they don't tax you to death,...and many are leaving the blue states and going to the red states now. Remember which part of the real estate cycle you are in now...there are 4 of them:

...you are in the green zone now. Enjoy!
Good insights. State mortgage/lending laws cerainly insulated TX better than most others during the big bust. You've read this before..

<quoted text>It should also even get better in that sector....as banks are slowly raising mortgage rates....do you still see investors along with resident buyers there?....We have too many RE speculators in Florida....
Speculators as in flippers? Don't know. Purposeful investers/groups buying to retain and lease for the long term...no doubt, but most are "hoe" buyers.

HONOLULU —Increases in Oahu's water and sewer fees have the Board of Water Supply overwhelmed with customers who say they cannot afford to pay their bills.
Board of Water Supply spokesperson Kurt Tsue said, "We have been receiving an increased amount of calls. What we are finding is a lot of customers are having trouble paying their bills."
Tsue said they are receiving 600 to 700 calls every day. Many are asking for payment arrangements, as customers struggle to come up with an additional nine percent for their water bills, and four percent for sewer.
Customer John Santiago said, "Water shouldn't be that high, but I know that we are trying to conserve water."
Several customers we talked to say when they call the water board, the wait time is so long, they give up.
Customer Yvetter Aiona said, "I tried calling and complaining, but also you can hardly get through to the line, and there's no response back when you do call."
The board says they are trying to help customers through these hard economic times. Calls are lasting longer to avoid cutting off water supplies.
Tsue said, "We've increased our temporary call center staff, and in addition to that we also have online options now that customers can do self-service."
The increased water rate changes are set for the next five years. Tsue said that will add about three to four dollars to your water bill each month.
"The water and sewer; that's why the increases were proposed, so that we can do more projects to renew the aging water system," said Tsue.

JULY/AUG 2011 (TWO MONTHS)
Water -$ 82.13 Sewer -$313.88
Total $396.01

MAY 2013 (ONE MONTH)
Water -$ 94.44 Sewer -$201.86
Total $296.30

However May was a rainy month so not much usage.

Even if a house is vacant Sewer base charge is paid:

ie 1 unit = 63.23, 3 units = 189.69

So on a property with 5 units sewer fee is automatically $316 before water usage is added, then add on the cost of water used.

I would love to see number of units X base charge for Oahu and see how much has been spent upgrading sewer system and how much on political junk.
