Lake Dolores isn't just "America's First Waterpark." It is the real-life demonstration of success and failures of the American Dream. With a rich heritage an creation by Bob and Dolores Byers, To the time I became intimately involved with its pre-opening under the direction of Terry Christensen.
Even now, in its "ghost-town" state, we are pulling together some fantastic synergistic relationships to ensure the Dream can come true, based on Simple American Values, and to reinvigorate and instill in the local population, that we can still make jobs, and keep the economy growing.
In the 1950's, a time of family exploration of America, family road trips and family destination get-aways, "The Fun Spot of The Desert!" was the slogan. Which years later evolved into "An oasis in the middle of the desert." A true "stopping point" between LA and Las Vegas.
This design and development project to re-vitalize the property has a 1.8 million pricetag at auction.
Our plan is simple. To create a destination resort by exploiting the RV park and jet-ski lake to create a profitable revenue stream to fund immediate expansion projects. The first step, paying all the lawyers and designers to create the RV park, a park that families will travel to. We would immediately have activities to encourage more than a stop-over. We will produce synergistic opportunities with the Visitors and Convention bureaus from LA to Las Vegas and conduct events to attract awareness to the many activities that will become available.
At the top of my list, exploiting the history and heritage, creating a museum to the Byers family, and what they created, becoming members of IAPPA and other trade organizations that would assist in facilitating the multiple activities that are not limited to "a waterpark in the middle of the desert."
Immediate activities would include, Original activities from the Byers era, A rope swing, motor boats pulling a happy kid on an inner tube, Peddle boats, Jet-Ski rentals, revitalizing the swimming lake, a multi-use desert racing track, exposing Amateur competition and attracting motocross, quad racers, desert carts, and other types of wheeled competition. A go-cart track and themed miniature golf course would be the mainstay year-round attraction for RV activities. Want to practice your shooting skills, Creating an outdoor paintball arena, and indoor high tech laser tag facility with a golf driving range and batting cages would be an essential opening venture. Each of these activities work synergistically with each other, with a great deal of people participating in these activities. Corporate events would be conducted year round as team-building activities.
I haven't even mentioned the waterpark, or the food service options. The foundation is already in place. The purchase price for the land is a dime on the dollar for what was paid back in 1990, with an opening 8 years later. All the "little things" in this design and development phase weren't, and must be in place before the Millions of dollars for the safest, most original waterpark slides and wave pools can be purchased and installed.
A certified waterpark operator is all thats required for insurance for the waterpark, and they are already on staff.
The RV park, with its associated attractions and amenities, including a general store, a high volume food service, and a themed dinner show BBQ (a spin off of the Disney-Themed Hoop-de-doo Revue are essential in creating a destination resort that will ensure a revenue stream that guarantees profitability, Sustainability, and jobs. Have I mentioned Birthday parties? With the opportunity for camping and RV-ing, How would you like to hear your child say, "I want to have my birthday party at Lake Dolores." The parents ask, "where?" And they go online to see that in the middle of the desert, and oasis of entertainment, music, and fun activities the entire family can participate in together.
