Is that what u tell ur clients who bought in Vernon 5 years ago who's homes are now worth 40-50% of what the once were? Stay positive? Any real estate agent "selling" Vernon is just looking for a commission. Ur money is better spent elsewhere. Location sells and that's why values are down so much up there.

Honestly. I used to live there. I grew up there. My family loved it. it used to be so beautiful. There is a HUGE heroin and drug problem all over the county. It's gone increasingly down hill.

And the schools- forget it. Go to great schools.org & search Glen Meadow Lounsberry Hollow
Rolling Hills or VTHS-

If you still think its a nice place to live after that, you just might be dumb enough to fit in with the people stuck living there.

I can appreciate where the negativity comes from, the commute is rough on many, including my husband. That and lack of sleep because you have to wake earlier for the commute can make some cranky. But when you do finally find that 'perfect' place and are ready to move on, I hope you'll think of my enthusiasm for this town, and this county, and all that they can offer to those who chose to take advantage, and call me to help sell your home! After all, it would take someone who can see how the the good can outweigh the negative, and who can speak from experience, to get a home here sold...and if you are upside down on your mortgage, I am a certified short-sale resource and would be happy to help walk you through the steps. Granted, some people are going to like living in Vernon/sussex county, thats fine if that truely fits your lifestyle. The problem lies with real estate agents that tell you Vernon is "an hour from NYC" or shopping is "20 min away". This are the more common fibs they will say.

Its important to be well informed with facts rather than listen to a realtor's hot air. Simple things like Vernon Schools ranking near the bottom in the state. Look at the amount of forclosure listings in the town. Also property value trends for the area. Generally speaking, values are down 50-70% from 2005 levels. More in some of the lesser desireable neighborhoods. There is really no end to the decline in values, three years from now sussex county real estate *could* be at 50% of todays levels. There is really no way to tell.

Well just like any town Vernon isnt perfect. It has never been and will never be. How many people can say they have a ski area " in their backyard" not alot unless you live out west. I am in high school and I have nor will I ever be involved in drugs. Sports are my life And Vernon is lucky to have 4 beautiful turf fields to play on. If your kids get involved in sports like I did it will help them stay out of trouble. And the hiking trails are beautiful especially pinwheel vista off of the applachian trail by heaven hill farms!

Living in Vernon...
Pros(I'll list the best in my opinion):
Many great turf sports fields
Many Resorts (my favorite-Mt Creek/Legends/Hidden Valley)
I've heard many negative things about Vernon schools but I go to school in Vernon and find that many of the teachers and the way they teach is very effective.
The schools itself are very nice
Anti-Bulling programs in schools are very strong
Not much violence(although we had a bad history of it)
Beautiful in the fall with the trees changing colors
Many great lakes and state parks nearby
Cons(Listing the worst):
Drugs-Pot&Heroine are widely used(but i must say it is very easy to keep your kids out of drugs.. anti drug programs drug testing and sports programs are popular in Vernon schools)
About 45 minuets from large shopping centers
About two hours from beaches dts
About an hour and a half from Nyc
Not many places in walking distance from your home

These depend on your lifestyle:
Winters in Vernon are strong with large snow accumulations and snow storms
&
The town is very large and heavily populated..however the town lacks the cramped feeling that you get in other crowed towns

Everything is bad. Vernon decided to build Main Street. It's just a street with absolutly nothing on it! They raised taxes for this,too. They had a ribbon cutting when the street opened.

Just to tell you my feeling...

Vernon is run by old people who put a cluster of this here andthen build a cluster of thst there. It seems as if they are doing some serious medication. Nothing makes sense. About 7 years ago, a Canadian company bought the ski slopes. They built a hotel and sold everything because the town wouldn't work with them. The hotel still has no shops in it. And the hotel, it is not a hotel anymore. Now renting and selling rooms as apartments.

There's alot more. But, i don't want to spook you about this great town.

The Canadian company bought those slopes about 14 years ago. Now it's owned by Mulvihill and co. The Canadians didn't sell because the town wouldn't work with them. They sold because they were having big money problems across the country with their big money locations. Didn't need penny ante MC. The town bent over backwards for them. Allowed them to operate with those "temporary" structures for years among other things.

i have to say, we moved up from down below also..i love vernon, taxes that we paid for a 35 x 100 foot lot in clifton was 6,000..i pay just about the same for an acre..so i don't think taxes are that bad. as for st. clares, i had two grandchildren go to the er for stitches, a daughter in law have her appendix out and my husband getting stitches for a huge gash over his eye. they hospital, doctors and nurses were great. there is a problem with drugs and drunk driving, just like everywhere else but since there is nothing for the kids to do up here, it seems to be all you read about. we have seen neighbors call 911 and they were here pretty quick. there are a lot who complain, but you don't see them giving up their time to volunteer so i do think they are doing a great job

I did live in Vernon for 20 years and I lived in Middletown Greenwood lake Monroe Colorado and more. Vernon was a fantastic place to grow up. Yes there are drugs always has been. It does not mean you will have a problem with your kids doing them. Somel tried them some grew out of it some didn't. I disagree that parents have no effect on their choices. An involved parent does matter in the choices they make. Do you know your kids fb passwords?Email passwords? Friends? If you do and make it a point to you eliminate the "other world" that can exist.
Yes you will have good and bad people but where don't you?
I looked all over to raise my kids in a small sheltered town like Vernon was when I grew up. It has changed lots of city people now but it's still Vernon.
I absolutely disgree with the nonsense about Vernon here. Vernon served me well as a child. The things I learned in Vernon has moved with me all over the country.
Sorry to all but "there is no place like home".

In response to the those who complain aren't giving up time to volunteer... I and a group of others created a group for the soul purpose of trying to help and stop the drug problem running rampant. We BEGGED the town and schools to help us take off with it and spread the word.. they shrugged us aside.. ESPECIALLY Sally Rinker, the old mayor. She promised to help give us the world and spread the word and get a treatment center in town... obviously this never happened. Its the small town mentality and you have to KNOW someone to get something done here, I experienced it first hand.

Kristen, I grant you it was badly handled but as we both know there were extenuating circumstances!(Like someone looking at it all as a career opportunity; not you I grant you). Why not try contacting some of the others who did try to help and are still out there trying ..... what about National Night Out?

Vernon High school teachers and administrators pick their favorite kids and if your kids are not on the favorite list they are over looked - ignored and at times bullied by teachers along with the student bullies. The high school is headed towards a major problem and it is going to take a student suicide before they wake up and smell the coffee. I would not move here if you have kids or are thinking of having kids. I would consider Sparta instead. I have friends in Sparta and they are amazed at the issues our high school has with student bullying and drugs and how the administration and teachers have been caught red handed looking the other way. If I had to do it all over again I would live here but send my kids to a different school.

FINALLY someone sees what is going on at VTHS. The teachers and administrators definitely pick their favorites (and BTW their favorites are not always the most upstanding students). That high school is filled with the "good ol boys from Vernon" that don't like the outsiders that have been paying their salaries.
