I would say its a nice area to live. I mean the town as far as taxes are concerned they are HIGH. And it seems not a lot gets done around here by way of progress... Winters are crowded due to mountain creek traffic. The schools are pretty good. It just seems there is not much at all up here for the teenage crowd to do which results in alot of partying and experemental drug usage. So all in all you have to take the good with the bad i guess all areas have there faults. I think its a nice place to live and is "relatively" close to the city and busier areas... Rent for a little while its the only way your going to know before taking the dive with possible regret.

Schools: Sussex county schools routinely rank near the bottom in the state.

Politics: Just as bad, if not worse, than anywhere else in the state. You will pay Bergen County rates as far as taxes go, and get none of the benefit.

Buisiness opportunities: The BOE is the biggest employer i believe. outside of the small buisness that has been around forever. every so often somebody comes by to try and start up some new hip hangout that fizzels out after a few weeks.

In summary, you are at least an hours drive from anywhere. With gas creeping back up to 4 or 5 dollars a gallon, that will be your biggest expense driving around everywhere.

Property value forcasts are not all that great for Sussex County, for all the reasons mentioned above. Baby Boomers are retiring and they want to escape the high tax and lack of accessibilty to neccessitys. Give it a few years and the baby boomers that have there houses paid off will be unloading them for next to nothing, that is if your heart is truely set on sussex county. Prices are still coming down.

If you have kids,, DONT DO IT. The worst decision my parents ever made was moving me from Clifton to Vernon because they didnt want me going to Clifton Highschool. The people in Vernon are like none other because they are SO sheltered and don't know what diversity is and makes them beyond judgemental. Drugs are SO bad in particular heroin and prescription drugs. There is nothing for the kids to do and everything is miles and miles away so drugs are where they turn. Everyday I wish I had never moved up here because I can honestly say Vernon has ruined my life and so many others as well. 13 Kids alone have died in the past 3 years from Drug overdoses and countless others from drinking and driving related deaths. Its a wonderful place if you're looking to retire and don't mind being a prisoner in your house the entire winter with half the town shut down when it snows but otherwise steer clear. I just moved back down to Essex County and I'm the happiest I have been in years.

These last two posts have hit hard and are totally correct in what they have said. Vernon was at one time the place for young families to move so they could afford a nice house and a good school system. Its a shame things have changed so much, but indeed a fact!

While Vernon is imperfect, I challenge any parent to find a community to raise their children sheltered from the influence of drugs. As in any rural community, there is no in-town transportation, but the kids all seem to get around. One caution: be very careful when choosing a neighborhood. The older lake communities, especially the larger ones (Barry Lakes and Highland Lakes) have a higher proportion of younger families (and therefore more potential playmates) than many of the newer subdivisions. And, if you look for neighborhood parks and playgrounds and community centers, some of the lake communities offer these. The bottom line is that Vernon is not homogenous, but in my view still a great place to raise children.

Cluneman: I think you hit it on the head. If you're a family who wants to be involved, then you can find ways to be involved, for the good of your family and community. Drugs are EVERYWHERE, and a parent must parent and be a part of their child's life! If you want to be sheltered in your home, then stay there..the town, from the snowstorms I've seen, did not not shut down. Matter of fact, I thought the road department did a fabulous job of maintaining the main roadways and keeping the town open! Taxes aren't the worst either. For what we have we would be paying double in Essex or Hudson County but we could never have afforded a house this large in those areas.
A drawback? The commute can be rough during commuting hours, and yes it can be a 20 min ride to do mall shopping, etc., but I'm not a big shopper and if I do, it's worth the trip. I'd love to answer any specific questions, if I can help.

A couple of comments:

1) Being an "involved" parent is moot. The topic on hand is the "quality of life" in vernon.

2) Your taxes will not be "double" in Essex or Hudson County. For example, I own a 1BR condo in GGV and the taxes + MX fees EXCEED the taxes on my 3BR house in essex county. Vernon tax rates are consistent with other north jersey bergen, passaic, and essex county towns. The days of 1/2 property taxes are looooooong gone.

3) You are correct in saying that your money gets you a larger house in Sussex County. Large 4BR homes are selling for 250k. However, you dont account for the tradeoff which is a long commute. Long commute = Money + time. I was filling up 2-3 times a week just to take care of basic needs. That equalled 25k-30k miles a year on the car. Gas is not $1 a gallon anymore. You can do the math.

4) it is not a 20min ride to the mall. The closest mall is Rockaway. MAYBE if you live in cliffwood lakes Willowbrook is closer. Even still your not making it to a mall in 20min. A typical sat afternoon drive to the mall will take 45 min. Another thing to keep in mind.

The moral of the story. Dont listen to people that have lived in Vernon all their life tell you that Vernon is great. They have nothing to compare it to. A lot of people up there live very closed minded lives, with the "I do the long commute because i love where i live" attitude.

I have not lived in Vernon all my life, I came from Hudson County and I gotta tell ya, we are living a better quality of life..that might not be saying much, but it is all in one's own perspective. I usually don't post here due to the amount of pessimism usually found on these boards, which I see still runs rampant. And please do not tell me an involved parent is moot because we CAN and DO make a difference. Are there better places to live? sure there are, I just wanted to give a positive in the sea of negatives on this board. Funny, too,'cause this is where I met one of my first friends before even moving to Vernon..and we arranged to have our kids get together at the playground at the flats because neither of us knew anyone here and you know what? All the people we met there were friendly, outgoing and helpful. We like it here, sorry!

Vernon's AWESOME!!

Everyone I know is friendly, yet firm.

People are kind, but can be grumpy.

But to each is own. I make my road any where I am.
I'm raising a family, and know others that are too.
We love the area. I've been here since 2005 and plan on staying.

10 Reasons to live in vernon, nj.

1. Ski Resort!(no brainer)
2. Minerals Springs Spa (As low as $53 a month)
3. Hiking Trails/Scenery
4. Wantage Dog Park
5. 1 hour from; Willowbrook, Rockaway, Middletown
6. Lake Communities (beach volleyball all day!)
7. Close to fresh produce off farms.
8. Close to fresh water source and game animals.
9. Friendly people for the most part.
10.Good geographical location for emergency scenarios

As far as the drug problem, I blame that on the parents. It was their job to smarten up they kids. If you don't give children direction they will find they own, usually filled with many mistakes.

One more thing, what's the difference between a moron in Vernon, NJ and an moron in Colombus, OH?

Nothing, the worlds filled with momo's regardless where you live.

Plenty of good parents in the area end up with children having drug related problems. Im not saying its not a good place to live, but having grown up here k - 12. I can tell you that you may be in for a surprise down the road when you see or hear what your kids are exposed to in such a rural area... There really just isn't alot to do in the area besides the ski area.

Mountian creek is not a "ski resort" its a "ski hill" which is SO overcrowded you cant even go down the "hill"

Minerals is not that good of a gym for north of $50 a month. The wantage dog park is over 20 min drive from vernon. Hiking trails? Seriously?

People are friendly/not friendly anywhere you live. The lake communities you generally want to stay away from.

This is the #1 reason why I left. You are a good 40-45 min ride from any decent hospital. A friend iof mind fell off his bike when we were little and had to be airlifted to Morristown, the closest trauma center. If I remember correctly the bill for the helicopter was north of $50K. Better proximity to a trauma center might have saved the lives of many of the victims of fatal car accidents in vernon that die ON THE WAY TO THE HOSPITAL.

I was in a motorcycle accident a few years back approx 2 miles from Saint Clares Hospital In Sussex. Thank god my injuries were not life threatening. It took an ambulance nearly 45 minutes to get there from 2 or 3 miles away!!!!! People that stopped were going to drive me themselves. I declined as i was bleeding alot and kept telling myself the hospital was right up the road, and they would be there any minute... GOOD LUCK

Exactly. and I would rather take my chances bleeding to death before being treated at st claires. When my wife and I were expecting, I knew it was time to move. I coundnt deal with the nearest (decent) hospital and hour-plus drive away if there was any kind of emergency.

I'v never heard of an ambulance taking so long to arrive onto a MVA scene. That's sad. Perhaps look at the fact the services EMS Fire/rescue is all volunteer throughout the state. Maybe it was due to another 911 call that took priority over your accident. I am NOT saying you didn't need medical attention just maybe their volunteers were out on another call, without a back up crew available. The child who fell off their bike and had to be air lifted to Morristown Hospital.....yep the air lift bill was telephone numbers but I can assure you if he was air lifted it was necessary, that is only used for life threatening situations. Be grateful you are both here to talk about it.

Yeah, it would be like saying "I wouldn't live here but let me sell you this house"! If she hadn't posted the photo and if the same photo hadn't been in the local paper, we might not have known. A definite "gotcha".

I had to chuckle with that...I never tried to hide anything, which is why I post my photo and my name...I believe in full disclsoure, always have. Second, I LIVE HERE AND MY KIDS DO GO TO SCHOOL HERE so what you say doesn't make sense, at least not to me. If I didn't live here and tried to sell a house here and said all I said, then that would appear to be more along the lines of what you're trying to say, but that is not the case as I enjoy where I live.

Look at the positive, being positive, brings positivity. It's how I live and enjoy life HERE. Just driving to and from my office makes me smile with the surrounding scenery and peacefullness..for me and my family it's fulfilling for us AND those I have sold to here, at least that's what they tell me. ENJOY!
