I have lived in Hicksville from 1955. As far as I am concerned it has always been cool.
Downtown, Broadway, is very pedestrian oriented; It always has been.
If there are any problems with the downtown area, it started when NY STATE decided to widen the route 107. They destroyed the “downtown/smalltown” feel in favor of a higher traffic volume. I know this, because we LIVE here. Many store owners & family businesses were driven out by those who either owned the property or were politically connected.
This is part of the PROBLEM, not the solution.

Mr. Spiegel has the largest concentration of commercial and industrial space under individual ownership on Long Island. With the exception of the Mid-Island Shopping Center and the Sears store, Mr. Spiegel owns most of the property along Route 107-North Broadway between the Long Island Expressway and the Hicksville train station. In addition to that mile-long strip, which includes office buildings, banks, gas stations, shopping centers, fast-food establishments, showrooms and light industrial businesses, Mr. Spiegel has developed hundreds of other commercial and industrial sites in both Nassau and Suffolk Counties over the last two decades. Almost all of his buildings are small, one- to three-story projects."
Definitely part of the problem........
Oh, yeah, that’s what we need more of? I don’t think so. It is what caused the problem to begin with. The situation is very sad indeed, when all anyone can think of is DEVELOPING or growing.
There is no room now. What is going to happen if the world wide population continues to grow?;Not to mention the population on our ALREADY congested Town & Island.
We need open space.
We need to be able to breath FRESH air. The kind that TREES make.
We need less people & less pollution.
We need a mass transit system that runs on CLEAN energy & north/south connections.
