The law is very specfic on this. A list of those who are deliquent is available at the tax collectors office for public inspection. At one time it was on the tax collectors web site. I don't know if it is now or not.
That said; it can not be explained why a few do not have liens filed against them, sometimes for years. One that I was familiar with a few years ago, a strip mall, owed something like $7,600 in back taxes over a five year period, without a lien ever being filed.
It gets worse when you factor in the Tax Assessor. That same strip mall was being valued for tax purposes at roughly $64 per square foot! Several single family houses were taxed as if still under construction but had been lived in for years. Two are on Upper Bell Creek. Others were taxed as being vacant land, only there were occupied houses on them.
The excuse was that it takes time for the property to be properly assessed and more time to get the true value on the tax role.
You can go in Rogers office and look it up on their computer. He won't like it but won't stop you.
No doubt it was a case of where the Tax Assessor and Tax Collector were just giving their friends a sweet little deal.
And you wonder why people run for public office....

There has been several successful Federal Law suits brought against Property tax departments for Failure to provide equal protection. If you are interested get the word out. They are very easy to gain class status. Then you have many to share the cost. You can sue the County and all the employees involved individually. Probably several firms willing to take it on for a cut if what you say is true.
