I've seen the plumbing issues first hand. The drains all back up and I've literally seen raw sewage explode out of a toilet in one of the townhomes and flood the apartment.
OMG....I hope that you knowing that you are not the manager who rented to me back in April....Cause I was not told about any plumbing problems, I was just told about the nosey man across the way....lol

Chapelwood has a bad rep, but it is just like most any other apt complex. Your home is what you make it.

I moved to chapelwood a couple months ago, and I have not had any problems at all. You can have a pet, I got really good neighbors..older couple on one side and a nice single lady on the other. Granted they have not opened the pool. I have had a couple things that I needed fixed and when I called the maintenace man was here within 24 hours and got it done. They have new people in the office, I really liked the women who was here when I applied. I have had a few spiders, but no roachs, or anything like that. They are older apt and not perfect, but they are not as bad as people are saying. I lived on the north end in a dublex where I paid more rent and higher utilities and the landlord did not want to fix anything, I was there 9 years. A meth lab was bustted next to me, a women od across the street and I had main line drug dealers on the other side of me. I lived in a nice area across from Frontier, so drugs and all that are not just here.

This place is epitome of a slumlords. The managemant is own by Goebel. The maintenance job are only cosmetic (looks). The real problem are averted. The laundry hooks adverstisement is misleading. The excuse they given us that the pipe is in unsatisfactory condition,If I knew this in the first place,I shouldn't move here but its too late. Some of the hallway in this complex is utmost filthy. In my investigation their has been a major leaks in the ceiling every complex due to roof problems, this problem hasn't been resolved in years.I work in the medical field,if this occur without any resolution a build up mildew under(MOLD) a roof could pose a major respiratory problem.
This is not a joke they can be reported by an OSHA standard or housing authority.

The owners are the ones who won't spend the money to fix it up. Plus all the section 8 trash doesn't help
Yes, Chaplewood was built in 1978 & is in need of repair. And yes the current owner will not spend any more money than she legally Has too on any apartment. Some properties are worst than others, buyer beware, do a through inspection of the property BEFORE you sign the lease!
HOWEVER, we will soon have a new owner that says he is going to repair the property! He is a local business man and has a good rep with his other properties. So there is hope for Chapelwood to return to its former glory days still!
As for the comment about "Section 8 trash"; double check your trash! To qualify for Section 8 you can not have Any criminal record. You must submit to a yearly inspection of your home, for both your protection & the landlords! If you ever loose your section 8 for any reason, you can not get it back ever!
The only crime someone on Section 8 is guilty of is being poor!

Most of Chapelwood's roofs where damaged in the ice storm we had a couple years ago. Insurance paid out and the roof of one building was replaced. However it was not a simple patch job, the entire roof right down to the decking had to be replaced. Such will probably the case with all the remaining buildings. Our current owner lives out of state and just want to sell the debt she inherited when her father died, so no she's not fixing anything she's not legally required to do so. Management can't do anything without money ergo maintenance gets handed a roll of virtual duck tape and takes the fall.

I've lived at Chaplewood for over 20 years and I've watched it go through it's growing pains. The apartments are competively priced and large with plenty of storage. It's a nice quite neighborhood
overlooking the Ohio River with lots of mature
trees which are lovely this time of year.
The complex is of the age now that it needs an owner than will give it some TLC if it is to survive. It needs a lot of work but it's still possiable to bring it back to it's glory days.
Word is we will soon have that new owner and I'm glad cause as I said 20 years ago I intend to stay here until it's time for the nursing home... And I'm still kicking!
