BEWARE BUYERS AND HOME OWNERS
THE SANTA ROSA MOBILE HOME COMMUNITY HAS THINGS UP THERE SLEVES AND ANYONE WHO IS LOOKING FOR A HOME DO NOT BUY IN THIS PARK.

THE MANAGMENT IS DISONEST AND THE PARK IS THE WORSE IN HEMET. THEY HAVE NO RENT CONTROLL FOR ONE AND THE RENT WILL AND PLANES TO CONT TO RISE
THERE ARE RESIDENTS COMING IN THIS PARK BUYING AND THERE HOMES THE MANAGNET OWNS AND THEY ARE CHARGING THEM 475 MONTH FOR THERE SPACE RENT WHEN THE NEW BUYERS FOR OTHER HOMES AND NEW HOMES ARE 400 A MONTH
THEY ARE KNOWN TO SELL THERE OWN HOMES AS WELL AND NOT LEGALLY OWN THEM AND LATER FIND A WAY TO GET U OUT OF THE HOME THEY HAVE SOLD U AND RE SALE THEM MAKING A OVER AND OVER PROFIT OFF THE HOME THEY PEROSNALLY SOLD U AND CARRYING THE LOAN ON IT AS WELL. YES SOUNDS LIKE A GREAT DEAL TO GET UR LOAN CARRIED HU OWNER WILL CARRY AND BECAUSE UR CREDIT AINT SO GOOD THEY ACT AS IF THERE DOING U A BIG FAVOR THINK AGAIN BUYERS THERE NOT!!!!!

ANOTHER THING THEY ARE DOING IS ALLOWING PEOPLE TO BUY THERE HOMES WITH NOT SO GOOD CREDIT O THO THEY CLAIM THEY FOLLOW THE GUIDE LINES NOT TRUE AS WELL
SOME AND MOST RESIDENTS WHO ARE SELLING THERE HOMES IN THAT PARK HAVE HAD THERE HOMES FOR SALE FOR OVER A YEAR ONE I KNOW OF FOR PAST 2 YEARS AND WHATS FUNNY THERE HOMES MOST ARE BEING LISTED FOR UNDER WHAT MANAGMENT HOMES ARE SELLING FOR A TIN CAN AT THAT!! AND CARRYING THERE LOAN FOR U.
NOW IF U CAN GET IN THE PARK WITH THE CREDIT SCORE THEY ARE REQUIRING BY BOOK U SHOULD HAVE NO PROBLEM BUYING A HOME FROM A LENDER AND SOMONE ELSE RIGHT !!!! BUT THEY ARE DENIEING THE OTHER RESIDENTS TO SELL TO THERE BUYERS DUE TO HAVING POOR CREDIT GETTING IN THE PARK?????? AND NOT SENDING A LETTER TO THE BUYER AND THE SELLER THE BUYER WERE DENIED OR APPROVED AND WITCH THEY ARE LEGALLY SUPPOSE TO DO IN WRITING PERIOD.

Thank you for your comments on 3/13/07. My sister just bought a mobile home at that park. I wish her the best. It will be interesting to see what happens. Unfortunately for her, she is mad at all of her siblings and wants to be left alone. I hope she is not up *%@# creek without a paddle (or family).

I hope it wasn,t one of there park owned homes she will really be in creek If so I can bet they had her sign a long tern not legan lease like 13 years maybe more and she better read the very small print
Because in this lease it says if she doese not pay her rent home payment on the 5th by 5 they can take your home back and not except her rent and thats what they are doing to alot of these people and thats why there homes are empty and being sold over over its a scam
I talked to one lady who actaully has a anttorney and in process of seeking all her mney back she has payed due to the home legally not even suppose to be in the park due to no permit being pulled and never disclosed a death in the home
Sadly she over payed for this home from the park due to her poor credit and she has been at her parents home most of the time due to some things going on in the home and the horrible death smell in her bathroom she speaks of.

The managment are discriminating and sneaky
u should see the drug attick they have working for the park office just terrible
I would never buy in that park.
I just advise u to tell her watch out

gary and kathy are criminals. there son daniel {the fat guy in the leaning golf cart} he likes to peep, so watch out for him.i heard the gary has a girl friend in the park, her name is margaret, she is out to lunch, i heard she gave gary naked pics. of her 14 year old girl,he should be in jail just for looking at them, but he kept them sick ass

they are sick! i just dont understand why they get away with this kind of management. if this is true maybe they should be reported to the police and cps, giving naked pics of a minor is criminal.

Wow..thanks g-man!! I knew that the fat guy was strange but this is crazy. I've been living in Santa Rosa since 2000 and instead of it getting better(like they promised)its gotten way out of control. I'm looking for some land to put my mobile on. I paid too much for mine to keep it in this place.
So Buyers Beware....Do Not Buy In This Park.

sometimes if your a real trouble maker. example start a homeowners board, get involved with the residents and there concerns. good l a really bad park in my opinion.

I work in Hemet/San Jacinto/Murrieta selling manufactured Homes. I have had both positive and negative experiences with this park. I do notice they bend the rules on credit for the buyers of their homes...and are overly strict on buyers for realtor's homes. As I have been selling more and more used homes in this park, I have learned how to get my new buyers approved. If you are having trouble selling your home, feel free to contact me and I will do my best to help you sell your home.

You dont have to stay trapped in a place you don't like to live in. I sell homes in numerous family communities that do not treat home buyers/owners in this way. The communities are clean,(some)gated and family oriented. Trust me no park is perfect, there will always be that one nieghbor that spoils the bunch, but wouldn't you rather be in a park with good management & fair rules.

they are not giving out the bills until the 5th and they expect us to pay them by the 6th if not we get a 50 dollar late charge. Thats not right!

i find this hard to believe! yes you get a late fee. santa rosa mhp has always had the bills out to the resident by the 1st of the month, usually by the 27th-28th. don't get me wrong i hate the park and the management is not good and i would not recommend to buy in the park, but i know for a fact the bills are never late(hey they want there money). i do know the management is very dishonest and i feel that they are discriminating to certain people.i suggest choose your park wisely before attempting to buy in the park. do your homework. always ask questions and get it in writing. call hcd if you have a question. call the city they also can help. check with residents in the park drive by in the evening someone will be outside and just stop and ask..hey whats it like to live in this park? any problems? i am sure you will get a answer, beleive me if there is stuff going on in a park you will here about it one way or another.

i look up this guys charges , all it said was he made harrassing phone calls and a traffic charge. i think somebody is lieing . i bet that the so called truth sayer is really santa rosas management, trying to cover up the fact that the find a reason to kick you out then they say you were a bad apple. because why would so many other people speak of park corruption, and all the park can say is that this guy is a criminal. so iguess people must wake up in the morning and then start making stuff. im sure sana rosa shame on you for thinking people will believe i have seen your handy work i say we ask the residends about this

I have heard that Daniel "The Fat Guy in the leaning golf cart" is no longer working for the park, but continues to live in the park. Does anyone know for sure if he got canned and for what reason?

You guys are lamb. I have lived in Santa Rosa mhp for over a year and have not had one problem. Even if they gave me my rent on the fifth and expected it the next day (they don't) Id be ready to pay it. I know about what its going to be from the previous months.
So they have some rules you need to follow around here but you should know that going in. If you buy one of the park owned homes and decide to start getting your stupid ass into trouble with the law Im all for them kicking you to the curb. Are they really finding reasons to get people out? In this market do you think they want to have to find new tenets or prospective buyers? No, chances are the person broke some sort of rule or defaulted on rent or mortgage in some way. If in fact they are letting people buy and move in with lower credit scores they are doing them a favor. There is a reason their score is low in the first place, they don't know how to pay bills. If you see this as criminal act you yourself probably fall into this category. Its no wonder trailer parks get such a bad wrap in the public eye.
Before anyone reading this decides to take to heart anything said by others on this message board understand the quality of person writing it.

i am new to this country, i live in the park. this is my first place here and i am glad to be in this country. but this park is much how it is in my country, the park management is like the tallahban. they change the rules as they need them to apply. but my real reason for this message, who has been steeling my paper? and whos cat is loose around lot#312 because he keeps craping in my yard
