Colonial Property Management Grossly overcharges soldier

I have a story about how my family got ridiculously overcharged to move out of an apartment by Colonial Property management to the tune of over $880.00…. and this is after their rep said it was a safe neighbor hood, yet our place and about 10 others around the block were robbed. I am a soldier deployed in Iraq and feel my wife was taken advantage of. Carpet was cleaned as well as the whole apt., no damages… we lived there for only 4 months! They charged us to re clean the cleaned carpet and re clean the cleaned house. We were even charged over $50 for the pictures of the crazy things they found to overcharge us with! When we filed a complaint with the BBB, This company even personally attacked my wife in their complaint response. I need to make sure no other soldiers… or civilians for that matter, have to go through what we had to with this company. There is so much more to the story, and I need help. What burns me up is that I am over here in Iraq risking my life daily, not only to earn the money that this company took from us, but also defending their freedom to be able to do this to us! Sorry what you went thru. My advice...Contact the Better Bussiness Bureau and do a complait. Contact Killeen Daily Herald and post your letter. Contact your chain of command...and good luck.

I know all to well about what you went through. My husband rented a house while we were seperated. From the same company you did. Had the same experience. I'm sure that there are many more like us.

Colonial charged us $6822 for our damage bill.$3850 of that was a charge for having an "unauthorized cat." When I inquired as to the evidence of such cat, they provided us with a picture of a bottle of "Cat Spray & Urine Cleaner" that was in a box of cleaning supplies in the garage. That box was in the garage when we moved in. I'm still waiting for them to respond to my dispute. The other charges they billed us for were grossly over-expensive as well. There was only one smoke detector in the house and they charged us $8 for a battery.$95 for a toilet that was cracked when we moved in...and annotated on the move-in inspection. These people are ruthless and are only out to get money for everything they can from the hard-working men and women in uniform and I will NEVER do business with them again.

So sorry. I'm currently looking for a house to rent and stumbled on your comment. I've been looking at Yahoo local and I won't even consider a property management company who has a bad comment from a soldier so you might want to post there as well.

Be aware of this company ..we had the same Problem as the first Person only they charged us over 10.000 for repair and cleaning and yup the $50 for photos ...a while later we found out they put on my husbands credit report $10.000 and again you wont believe it $490.000 and on my credit report $8000 it is amazing who this company can be still in business as far as I know ft hood has banned them from they list and it took me 3 years to get all removed from our credit report .

oh yes let me add they also charged me $7000 for a dog i never had . for everyone out there fight them to the teeth ..go to legal do something as they well known in the court house in Killeen .

Do not rent from them , they do not repair anything and when you move out charge you for everything even the stuff that was broke already when i was moving in , they promised to repair and never did ...

Many of the property rental agencies in Killen practice in similiar ways. Always be present during inspections, photograph everything before and after and do not trust them. Do not let them fix it, the charge a high price to you and pay a small price to fix. I do know that Folkerson Property Management had been reputable as well as John Reider Properties.

It makes me angry to hear that this could happen to soldiers that are trying to help out this nation. I was thinking about pursuing a rental with this company but not now. I hope that all of you that were taken advantage of filed a comlaint with your COC so that this company would be banned from renting to soldiers. I would like to thank you all for these postings because it does get the word out. I have a lot of friends in the military and I will share these stories with them so that they can pass it along a well. Thank you all for your service and good luck to you.

I wish we had found this website before we rented from Colonial. We are being charged a ridiculous amount of $1875.53 after move out.$1750.00 is for a pet we did not own. Their proof of a pet is a beware of dog sign that is hung on the fence and was there before we moved in. They are charging us for a mount to hold the garden hose that is attached to brick and also there before we moved in. They are decietful and ruthless, and will nickel and dime you to make a buck. I will do my best to inform other military families of this companies dishonest practices. I will also report them to the Better Business Bureau.
BEWARE OF THIS COMPANY!!!!

This company has not been black listed from Fort Hood that comment is completly false and can be verified by contacing the fort hood houseing department. 100% of employees in this office are military affiliated. Every charge that is charge to a tenant is justified with proof in pictures and documantaion. 75% of the homeowners are military and our job is to take care of the properties we manage, if a tenant is charge for something it is only because they did not do what they were suppose to do at time of move-out. We are the only company in town that gives a tenant a 7 page inspection sheet to document damages and gives them 7 days to do so this is to protect our tenants at time of move out.

This tenant has been in contact with our company and the claims are under review if the statemant she gave our office are found to be true that she did not have a pet than the pet fee with be cleared from her file. There is what looks like pet damage to the property and a beware of dog sign on the fence which was not noted on her move-in inspection sheet which is 7 pages long and very detailed and was given 7 days to fill out if that information was supplied there would never been a doubt.

It is with great interest that I have reviewed the various adverse comments about Colonial Real Estate Property Management. First, this company has a good reputation with the Fort Hood Housing office and a close working relationship. Second, its policies and operations are very tenant friendly and above-board. Third, the adverse comments are palpably dubious and are poor attempts at self-justification. Fourth, the reaction from certain realtors, even if thru third parties, are at best self-serving. Like we all know, there is plenty of garbage on the Internet.

Let me first start by saying we are reading information off of the internet. Also what we are reading is only one sided. I do not think it is fair to pre-judge anyone or anything. How do we know how this company is treating "soldiers" if we are not directly dealing with them ourselves. This is a military community I would think almost every place is somehow attached to the military whether they are military spouses, have children that are in the military or so on.

Let me start off by saying that I have rented from Colonial Property Management 3 times and have had no problems. First off there lease is on a video which overs the lease word for word. We as tenants are given a 7 let me say that again 7 page inventory sheet to fill out when we move in and we have 7 days to have it turned back in. I was told from the beginning that this sheet was of most importance and it would be how I would get my deposit back. All it takes is some time to go through each room, room by room and write down exactly what is defective, stained, worn, and so on. I too am a military spouse and we have moved often just as I am sure the rest of you have. We have rented from many different companies in many differnet states and basically business is done the same. I do not think it is right to slander someone if we the "tenant" did not read all of the material given to us by the management company or if we did not complete the necessary steps as required. Since I have rented from this company several houses throughout the years I have become familar with most of the employees and I know that a lot of them are military affiliated just as we are. I can not see them attaching soldiers. If anything they support the military. I also think that there are two sides to every story so please if you are reading these statements remember that Colonial Property Management is not here and able to defend themselves it is easy to talk bad about someone when they can not hear you. I think everyone should make there own decision from there own personal dealings. Of course I would not want to rent from and unreliable company either. So if you are military it is best to check with the housing office and they will be able to give you the best answers on which company to use and not to use. This company by no means has been black listed from housing. I am sure if you go to housing and ask you will find the exact opposite.

But all jokes aside i havent heard anything except negative things about this place, when i first got here i went to their office and they didnt even acknowledge i was there so i walked out, and thats before i started hearing all the bad things so i guess im pretty lucky
