I've done several HUD closings with the O'Brien firm and they are the most difficult to work with I've ever seen. An agent is locked into using them some even if a client gets a local attorney too. Their requirements are rigid and unnecessary--such as 5 days ahead to schedule recording of deed. Our local attorney will do that but they won't let him. Please tell HUD to drop this group fast. They delay HUD closings and cause me to regret selling HUD homes at all.

Very unprofessional, will not return calls. Screwed me out of $1010 in closing cost that should have been covered. The attorney was more interested in talking about astrology than the details of the closing and rushed us through, stating repeatedly "just sign it you can read it later". I have contacted a local attorney and will be taking action. DO NOT USE THIS FIRM!!!

I am going to be contacting the NC Bar Association, as well as HUD about the extremely unprofessional, sub-standard performance of this law firm. I would say that they are the least competant group to be awarded this contract. I hope that everyone else that is experiencing what all of us are or have already experienced will also call and email those that can effect change. The squeaky wheel gets the grease.

Be afraid, be very afraid! Every agent that I have ever spoken with will tell you the same tales of this firm being locked in as the ONLY law firm that can close HUD foreclosures. I challenge anyone to find a more slack, slip-shot, unprofessional firm.
You'll never find a more difficult firm to try to close a real estate deal with. The folks at O'Brien need to consider that peoples lives, movers, lost work days, the kids school changes, etc. are on the line. That should make them concerned ... but they are NOT! You'll be doing alot of explaining as the closing date is pushed, back and back. The problem of closing is all on O'Brien's office. We have great Loan folks, a ready willing and able buyer ... yet we can't get them to close. Do the math ... the problem is all O'Brien! This is a terrible firm to have such a lock on a growing market. I plead to HUD ... they must re-evaluate the contract with this firm. So many good Real Estate Law firm ... Why this bunch? Most of these reviews on here seem to be from professionals. Here's a review from the actual home buyer who is now going through a nightmare having to deal with O'Brien.
My loan officer warned me up front that this might happen. She said with these HUD homes that closing dates are set and then closing doesn't happen. We were supposed to close tomorrow. Perfect! It's a 4 day weekend and my fiance' and I both have the weekend off to where we could move and be in our new home by the 1st. I called the utility companies on Monday and had utilities turned on yesterday, because tomorrow is a holiday. No big deal, right? WRONG! My realtor informs me yesterday that we are not closing tomorrow afterall. Why???? Because the wonderful people at O'Brien have failed to release the HUD paper in order to get my loan funds released. Just great. My realtor, my loan officer, her assistant....They all tried contacting O'Brien yesterday through phone calls, voice mails and emails. Guess what? None of them returned. This is a company whose website states: "Our services include : Polite, courteous, prompt and knowledgeable closers Availability to close loans nights and weekends Closings at or near your home Qualified title professionals available to answer all of your questions Accurate and timely disbursement services" Are you kidding me? I work in a customer service industry and if I performed as well as O'Brien does, I would no longer be working. They fail to return phone calls and emails and they do not deliver on their own closing dates THAT THEY SET! But let's talk about the reality of where I am today, on Thanksgiving. Don't get me wrong. I am very thankful for everything I have and to my realtor and loan officers. They have been nothing but amazing, courteous, polite, and very helpful. 1. I paid deposits on the utilities to have them turned on already.($200). 2. I've already told my landlord I would be out by the 1st. Now I will be paying on a week-to-week basis until we close.($90-$350) 3. I've withdrawn my daughter from her school and she was supposed to start her new school on Monday. I'm not sure what is going to happen here. I don't want to put her back in her old school for just a few days. I'm going to be at the mercy of the new school and hope they will let her join on Monday when I explain to them this situation and that it was out my control. 4. My entire house has been packed up since Tuesday night. With the exception of a few necessities, my whole life is in boxes at the moment. 5. My HUD appraisal expires on Sunday. What does that mean for me? I'm not really sure at this point. But if we have to do another inspection, that's another $400. 6. My interest rate lock expires this weekend. That could be good or bad. In this volatile economy, anything is possible at this point. I could be paying more interest or less. 7. While I could have only paid a few days of interest (3 days), now I will be looking at paying almost an entire month's worth of interest by closing at the beginning of a month instead of the end of the month. 8. I purchased furniture last weekend and it is scheduled for delivery on Saturday. I got free delivery thru Nov. 30th. What is that now going to cost because I won't have free delivery now? It's really a sad state of affairs when we have so many foreclosures on the market and yet the ones who can help get them off the market...delay, delay, delay. They make promises they don't keep. I am at the mercy of O'Brien at this point and let me tell you this...It is NOT a comfortable place to be. O'Brien should NOT be the ones that HUD has chosen to do their closings. Something needs to happen and it needs to happen quickly. Realtors will just stop selling HUD homes if they have to deal with this every time. I don't blame them. Who could? |

Please continue to leave your complaints here to warn everyone about Obrien but PLEASE email this person below at HUD. She is over HUD closing attorneys in North and South Carolina.We need some changes.

I wish I had read this review page BEFORE contacting them. Has anyone turned them into the Attorney General as of yet? We've been waiting forever to hear from them regarding a closing.....the house is now in "extension", yet again, because of these people! I'm writing Mr. Cooper today!

Well, It appears I am not alone in my feels about the O'Brien Law firm. We had set a closing for tomorrow and they did not put it on their schedule. Deny ever having made the closing date. Now we are being pushed to the 20th. Our contract expires on the 11th, we need to do an extention, relock our rate ect.
I just can't eleive these people can get by with such bad service. This affects so many people and cot tons of addtional costs. |

I understand your issues with O'Brien; however, just for clarification, all time constraints are per HUD and the contract agreed upon with the O'Brien Law Firm. |
