What pizzes me off most about all of this is the fact that they sell the taxpayers on the idea that they build these beltlines and bypasses as a means to alleviate traffic in town, by getting you from A to B without having to drive through the city.

But instead they fill them up with so many retail places that they become a bigger and worse traffic debacle.

Just look what they are doing with M6, I didn't even know Gains Twp was there until I found the area's firt Uno's off of M6.

The fix on this was in from the beginning, who else but the city would approve a "mall" for a glorified stripmall developer. Benner is a two bit nobody that whined his way passed the BZA and the planning commission. They were actually afraid he'd sue, land use be damned planning out the window. I assure you when this is done I'll never shop at D&W or Spartan again. I hope the city enjoys looking at "For Lease by Evergreen Property signs until hell freezes over.
I only wish the mayor, city planner and city commission had to drive through that intersection daily....it's a bad day to live in not so Grand Rapids

We live in Flowers Mill(Knapp e. of Beltline)and the traffic is getting to be horrible. There is LOTS of vacant space at 'Celebration Village' already--can't imagine who will be lining up to rent space in a new strip mall. Makes me wonder what we pay $20,000 in taxes for--a spineless, graft ridden township board who can, apparently, be bought??

The voters have voted on this twice and prefer the mall at 3 mile and the Beltline. However the developer continues to do as he wants at Knapp and the Beltline. The traffic is already a nightmare on that corner with accidents and a very short light on Knapp to get across the Beltline. This mall will make that intersection impossible to traverse. The plan at 3 mile is more what the voters want.

You are assuming that the negative reaction is from those of lesser means. An obvious mistake on your part. I agree that it is the investor who is at risk here, yet you overlook the fact that the developer in this case has no prior experience with a project of this scope. I would not presume that you have followed this project from the onset, if you had your opinion may not be as favorable, the changes, deception the overall lack of professionalism is what took this over three years to gain the conditional approval it has. I do however upon further thought feel that there is a shared risk with the people of the area and the city itself, that being there will be yet another open air strip mall nail salon and cell phone store front behind large and unsightly "For Lease" signs. You do prove that wealth does not always lend itself common sense.

You know what would make this even better is if everything was free in all the stores. What are they thinking when we are in recession, gas prices are way too high and so many are unemployed?

to all the developers do you remember the scam the guy tried to pull on G.R pn the downtown development , he never came up with the investors or money , beware of Steven Benner he is a old carnival salesman of audio and video and appliances he would go into towns sell refurbished or broken merchandise as new and have a no refund policy. this is a man who made me bring a tv to a ladys house and drop it on her door the day her husband died because he had a no refund no exception policy. he opened wild steves and sound and video scammed the public for years and was closed down by the state. this guy is a lowlife man who is going to scam investors out of a lot of money,his own wife left him because he is a scammer and a control freak. hell he worked his own mother into her grave but how great was it he had death insurance on his plush house , his own brother wants nothing to do with him, take this to heart investors he will scam you big time.

Wow-this sounds encouraging. WHY would someone like this get approval? Pay off? Hmmmm.....we can just hope this will take the full North Kent Mall path and be torn down eventually. I'd rather see a Lowes than a 'mall'. Ugh.

If you look above the referenced post that I wrote, you will find that many arguments related to people not having money to spend or "empty buildings", etc. The comments paint the picture of a bad economy, or too many like businesses for the demand in the area. I would argue that an individual has the right to decide when, where, and how (assuming it's legal) to go into business. I would conceed, however, that traffic studies, zoning, and the like are a factor. In this case, I was referring to those making an economic argument. I respect your comments, and good luck to all.
