The Hoover Dam Bypass, and Vegas Valley growth has made Dolan an attractive alternative to living in the Valley.

What does anyone know about value of land in Gateway acres? My family bought a 5 acres lot many years ago.
It is about 2 miles north of Dolan springs, just off Hwy. 93.

Any ideas on it's value?

I live in Dolan Springs. I have been reviewing these posts and I am seeing a lot of misconceptions. I noticed Dolan is being recognized as a dump, and full of druggies. If it makes any difference at all, here is my view.
I live out of the town center closer to the Grand Canyon West. It is clean, people are nice. I have a nice home with a clean yard. Water haul is not bad at all. It is cheaper than town water. We run off a well, but if for some reason the well is not up and running, we are also set up to accept water haul as a back up.
The entire house is powered by wind and solar, and after lots of hard work and good investment, we live very comfortable with great neighbors, and actually get money by selling to the power company.
As far as town center goes, It is slowly becoming cleaner. I see local sherrif patroling every time I go into town. Lots of traffic stops, and they appear to be doing an excellent job. I am originally from Massachusetts and I must say the law is much more laid back comparatively speaking. It makes living much easier and gives a sense of freedom.
A few of the police here live in town as well. It is a very tight nit community with lots of good people. Several churches, and the people are good hearted christian. It dosn't matter if you are rich or poor, I have found I am treated how I treat others, regardless of financial status.
Lots of potluck dinners and community get togethers take take place like the old "Mayberry" type setting. It is close to the county seat of Kingman, Lake Mead, Hoover Dam, The Gold Basin, Grand Canyon West, and Las Vegas. There is always something to do if you put your mind to it. I see lots of people using ATV's and Dune Buggies. Metal Detecting, or amature gold prospecting. Very clean air with a great view of the night sky. Nothing beats the sunsets and Sunrises over the Joshua Tree Forest of the high desert.
It is a retirement area, so there is not a whole lot of youth. As far as "the dopers" go, It is a small community, and there is the fair share. I'll tell you what though. You show me a town, city, or community without some sort of drug problems or crime taking place, and I will show you someone who is in very deep denial. Simple as that. You find what you are looking for.
Home is where you make it. Overall I give Dolan Springs 9 out of 10 stars. I say 9, because there is always room for improvment, but overall, I feel it is a great place to live. The biggest draw back is the employment issues. Dolan is quite a drive from most everything, most cases atleast 50 miles. Employment is tough to come by. I make my living by selling my art online. Use your mind and you will succeed and be happy. Just stay optomistic and keep a positive attitude and everything is great!

I own a Parcel on Peacock Rd. off 21st in Dolan Springs, ( for the last 2 years) and I think it's great. I just wish I could get out there more often.

I own a unimproved parcel of land 1.14 acres in Sun West Acres in Kingman and I'm not sure how far is that from Laughlin. Do you also have any idea how much are they selling over there right now. Someone told me that they're selling from $7000 to $22,000. Can someone tell me please I'm so desperate if I should keep it for awhile or sell it. Thanks Deng

Actually, it's closer to the Hoover Bypass, and still relatively roomy, and quiet. Dolan Springs has a clear view of the stars, and clean air. But if it gets too crowded, people move...I don't blame them.

I've got 10 acres not over two miles miles North West of "Down-Town" DS. Just west of the road to Pierce Ferry... There are other homes/trailers near by... This would make a great hobby horse ranch and ATV riding into the hills. Anyone interested?- make an honest offer.

One good thing I noticed before moving out of state, a lot of the tweakers, thieves and lowlifes moved out to whitehills and rosies den, really surprised that place is still open after all the cases of hepatitis and valley fever the owners and employees seem to constantly battle, and am really surprised the bar doesn't serve disinfectants for the customers continued health.......... Hope Dolan keeps growing and prospering though!!
