How far is dolan springs form Golden Valley? My folks own a few acres in dolan springs and they are being "courted" by a few people that want to by their parcels. After owning these pieces for many years we are wondering why this sudden interest in Dolan Springs? Sara

It is unincorporated, but under County laws. In other words, "behave or we will git ya"
Actually, it's closer to the Hoover Bypass, and still relatively roomy, and quiet. Dolan Springs has a clear view of the stars, and clean air. But if it gets too crowded, people move...I don't blame them.

Thanks for your reply. What's going on out there that would fuel a sudden "real estate boom"? The last time we were out there (about 15 years ago) there wasn't much there. It was beatiful but definately not close to a city of any sort. So what's making the value of land increase so much? Sara

Even with the prices increasing, I imagine that a lot of people don't want to live in the Yuppie Havens that are somewhat closer to the Dam. Kingman, and Laughlin are easily approached from Dolan Springs, and the area is affordable.
Many people don't wish to be in debt the rest of their lives paying for an overpriced "Formaldehyde castle." ( a plastic home that looks like every other home in the area)

Thanks Jonah. Are you saying that all the growth is in Kingman and Laughlin? Or in Golden Valley or Dolan Springs? I'm trying to get a handle on where the growth is centered and which direction it seems to be headed. I have to agree that the suburb type living isn't for everyone (we live in a very rural area on 5 acres) but my folks may want to sell their Dolan Springs parcels and we're trying to get the 411 on the area. March 05 there was an article in the Washington Post about the possible growth in the area due to the bypass and we all just laughed about that. But now that we are being contacted about selling we need to know what's going on. If anyone out there can help we'd appreciate the info. Thanks. Sara

Sara, I live in Dolan Springs, and even though I have a house here, I get the same letters as you. Realtors just go through the county property tax listings and send out generic letters. Land prices have doubled and even quadrupled in the last four years due to expected growth when the Hoover Dam bypass is complete. A developer has a proposal for some 30,000 homes in the White Hills area, which is about 15 miles North of Dolan Springs, 28 miles South of the dam. My recommendation to you and your family is to hold on to your parcels, as they will only increase in value. Hope this helps.

I live in dolan, and would like to buy a parcel or 2,,,
like the parcel next to my house....
I like it here, I can BBQ , drink beer, and have a grand ol time.

It's no fun to find a nice lot, fix it up, and have the "Trashmo Family" move in next door with 6 dead trucks, four dogs, five kids who run all over the place on ATV's, and in addition, they get a zoning variance, and bring in ANOTHER TWO trailers.(it hppens and yikes!) Buyer beware, and buy up everything around you that you can afford. The Great neighbors to the left may not be able to offset the bad neighbors on the right.

I just listed a parcel on 11th street in Dolan. You can go to the mohave County website to see what is going on in kingman http://www.co.mohave.az.us . I am a realtor and I try not to send out any generic letters but I know lots that do.... Ive been in real estate for about 1 year now. check out our site http://www.michellemorgan.com to see whats going on...

The intrest lies in the growth and highway project that will shorten the drive from Dolan to Las Vegas. I bought 5 ares out herre 10 years ago for less than $10,000 and have been offerd over $50,000 for the unimproved land.

There is a lot of water out here. It will cost you about $200 for a well permit. the going rate for drilling a well is $22 per foot and the water ranges from 800 to 1000 feet deep. The cost of a deep well pump is running about $6000.

I AM FROM CANADA AND HAVE BEEN WATCHING THE UPCOMING EVENTS GOING ON IN MOHAVE YES I DO OWN LAND FROM DOLAN SPRINGS GOING SOUTH TO HWY 40 AND I AM A FIRM BELIEVER THAT DUE TO THE HUGE POPULATION EXPLOSION AS WELL AS HUGE INCREASES IN LAND VALUES IN THE LAS VEGAS MARKET IN THE LAST 5 YEARS, THE MOHAVE COUNTY IS THE ONLY LOGICAL CHOICE FOR YOUNG COUPLES TO AFFORD HOUSING AND CONTINUE TO WORK IN LAS VEGAS. dolan springs was and still is a place for people wanted by the law to hang out, dopers and so on. But that is changing as two deps now live in dolan and two in meadview, as for property the prce has gone up quite a bit with the real estate people making most of the profit. dont sell or buy site un sen, az is truly a buyer be ware state..
dolan does have water problems, so a well is the best or water haul..

We just had a well put in. The cost for drilling was $22,000, we had to go 880 feet. The cost for hooking the pump and all the other stuff to have running water was another $11,000. And after 13 years of hauling water it was worth every penny!
