The best I can say overall (maps were not very helpful to me at all either) is go look in person. There are some very low spots in the valley that would obviously be places to stay away from due to standing water blocking roads but alot of properties seem to be on the gradual slope down hill towards the low spots in the valley and could suffer not so much from standing and pooling water, but more from rushing water as it heads downhill. I passed on a rather nice house for a good price due to finding a rather fast moving wash had started to undermine one of the corner fence posts maybe 200 feet from the house as it had spread who knows how fast in the past years. This may not be very helpful, but do check any property you may be insterested in over completely yourself.

Almost all of Golden valley is in a flood plain, just looking at the rocks shows some have been tumbled in the past. I've only seen some small flooding in last 10 years , but if a big flood hit, doubt there would be much left.

Never fear however there is a flood control department in Kingman, just finished the new building about 2 years ago, on other hand they did put it in an area where water forms in quite a depth in a moderate amount of rain, on the bright side it is on the second floor.

Thanks,im thinking of moving somewhere warmer and im looking for somewhere rural. So im just trying to learn more about GV. The only negative thing lately is something about how close that Praxair plant is and how dangerous it is to the area.

Just look on the map for the Sacramento Wash. That is the main wash feeding into the Colorado River. Anything in its flood plain , stay away from. Otherwise the rest of the valley is sloping towards it.
Praxair is a good 6 to 7 miles from the southern boundary of Golden Valley. They make phosgene gas for the semiconductor industry. If you're a paranoid conspiracy nut then stay away, we are all going to die. Otherwise, you are just as likely to die from a train derailment or semi rollover carrying toxic chemicals.

Golden Valley is NOT warmer that Scottsdale, unless of course you are lying about where you are.

Thats right,i put in where i live and TOPIX changes it.Im not sure why.I live up on I-40 and im kinda tired of the snow.
And where i live the wind blows west to east only.So im guessing the poison would blow east and not go to GV.

I finally found a decent map, the whole area is just about a flood plain, how often does it flood?
Bet people could fill some water tanks! Legal?
