a business at the confluence of two rivers and no flood insurance? Obviously a cash deal when they bought nine years ago, because any lending institution would have required flood insurance in order to issue a mortgage.

I'm real sorry for these folks, but it seems like a very bad business decision (not to buy flood insurance) has come back to bite them hard......

whose bright idea was it to start at town at this spot anyways? "convenient", but deadly---two floods? who woulda thought.....will Estes Park be able to incorporate Drake and Glen Haven? Face it folks, these places do not exist anymore....
