It's a nice place now ball homes took it over will be selling fast now. Several lots have started construction I see and the land is nice

Ball homes did not take it over.... Ball just started building there. The only ball homes in the neighborhood are the three up front in the "landing". but there are like 6-8 new builds that look very nice. I know Briggs and Payne build there not sure who else.

I'm a renter in Pleasant Valley, in the older Beezer homes, in the back. I love it here. It's safe, as opposed to Florence, where it's become a cesspool. My kids love the neighborhood kids and even though rent is twice as much as older, established subdivisions, this subdivision is so quiet and we just feel safe. The only noises we hear, overnight, are mooing cows. I'd like to know what the community rules are, though, because we'd like to decorate for Christmas and I see lots of poinsettias and wreaths, but no lights. I really don't want some random stranger, knocking on our door, telling us to take it all down.

HOA question for whomever. In bradford the HOA didn't start until later in the development. For the houses prior to that you could opt to not join since the HOA had not been formed. Is that how the Landing is set up to work or will the HOA be required once it is formed?$200 isn't bad but, I wouldn't want to find out in a year or 2 that the HOA is much higher.

Has anyone heard anymore about this "park" that is supposed to be made?

Phone lines have been ran but I'm not sure about cable because we have dish. As far as HOA fees nothing was said about them at closing for now or for in the future. Our realtor told us that the park is still in the plans but will probably be a long time before it actually happens.

We moved here in July, and cable was not an option. We were told hoa fees would be $200 but there isn't one yet..... And as for the park it was my understanding that it was just going to be a grassy area with maybe a walking trail. Not actually like a family park with a jungle gym or anything.

No HOA. No cable. Time warner surveyed for cable, but when the housing market went bust they decided not to do it.Park will have a shelter & small play area. Walking trail on the other side of lanes run creek of park. Park should be finished sometime this year. The land was donated by the developer to the city, due to it was to soft for houses to be built on & so much land had to be green space. Street lights are already due. They have 3 yrs or 80% build out, before the city considers it to be a safety risk. 3 yrs are now up.

Which floor plan did you go with? How's build quality been? I have heard some things about poor insulation and expensive heating/cooling bills because of that. Not sure if its a ball home thing or maybe just a starter home by ball home thing. If I don't go to pleasant valley I will end up trying rocky creek farm and buy one of the lots that backs up to the nature reserve. Deciding on a house is rough.

My husband and I looked at some house out there for our next house. Seems like a good neighborhood. While we were driving around everyone was waving to us, even though they had no clue who we were. We really liked that everyone was friendly. How do you tell the difference in the builders? Which houses are which builders? Are we allowed to have a privacy fence? People who actually live there please respond back. Thanks

I live in The Landing which is in the front of Pleasent Valley. The Landing is all built by Ball Homes. We are really happy with our house. This is our second Ball Home. You are allowed to have privacy fences in our area.
