I was wondering if anyone knew anything about aberdine place duplexes? Is it a nice neighborhood? What is the rent? Are they nice? Do they allow big dogs? Thank you for any info.

They are nice. The one i looked into was rented by ball homes at $655 a month for a two bedroom w a garage. We ended up looking and renting elsewhere because of the way things are with ball homes.

I live in Aberdine Place and yes, its a nice, fairly quiet neighborhood...if u don't mind A LOT of kids running around. Ball Homes has done ok with our maintenance issues so far and they have certain dogs that they don't allow, but I'm not sure what kind right off the top of my head.

We lived in Aberdine Place for 2yrs. It's a nice, quiet neighborhood. They do allow pets but there's a pet deposit and an extra pet fee monthly. Not exactly sure how much though. Ball Homes were fine to work with until we moved out. We left our duplex emmaculant and didn't receive any of our deposit back! They claimed their were pet urine stains under the carpet so it had to be replaced but we didn't even have any pets. We've since heard from previous residents that Ball Realty never gives deposits back.

I have live in Alberdine for 5yrs. There is not alot of kids here. I have two small dogs, and they charge $10 ea. dog, $150 non-refundable pet edeposit per dog. Ball Homes has been very good here to do maintance when you call them, if you call and heat or air is out they have someone out less than 2hrs. Me and my daughter has made it our home and I have went in and painted colors and put a border up in the kitchen. Last year I ask them for new carpet and they came in and put all new carpet in. I had a neighbor to move out and she got all of her deposit back. I am in the middle of three units and you really can't hear the neighbors and it feels like a house with a garage. Over all I think it is a good place to live.

We lived in Aberdine for 1-year while building our Ball Home. We left the apartment immaculate yet did not receive our deposit because of some silly reason.
The neighborhood was nice, bus came by to pick up the kids.
Read the small print carefully on your rental agreement before signing.

Diane, Do you really live in Aberdine?? If you have lived there for 5 years you would know its aberdine NOT alberdine. Also how did you get them to get you new carpet? We have been here a while and didnt get new carpet when we moved in. Now its looking and smelling bad. Also some spots where its just coming up around the edges and little spots where it rips are showing up

Place is starting to turn ghetto it's about a 20 year property but yet they do not update the appliances. Such as the dishwasher/fridge/oven/ac unit. We first moved in it was abssuetly terrible. I was basically on the phone with them everyday trying to get everything fixed. We had screens out doors not closing, gaps around the main doors letting air in and out. Wet carpet in areas. Just a mess pretty much. Are lease is up soon and there will be no way I will resign. I deffefinatly DO NOT recommend, and I'm not just saying that because of my experience I've heard others. They need to make a major makeover/update renovation.
P.s my mail box was even missing the front lid and it took them over a month to replace just shows something so simple is so complex with these people

We have been here 2 years and are moving out to buy a house. It's not a bad neighborhood, we have had no problems with maintenance. Some of the neighbors can be a pain, some don't pick up after their dogs or leash them, parking is a big issue. I personally think Ball builds a crappy home and I wouldn't invest in one myself but its fine to rent. It matters which street you're on and which unit obviously. There are some teens in the neighborhood that are pretty obnoxious but you can find that everywhere. On the up side, it's a great value at $674 for 1,000 sq ft, 2br, 2ba. Best space for the money in Georgetown.

Does anyone have pics of what the interior look like. I have looked all over online and can't find any. I don't live near the area and want to see what yhu look like before I drive down and waste my time. The floor plane looked amazing.

Places are nasty and kept up with crappy. Poor management. Thumbs down. Run down nasty. Cheap rent for cheap place

Rent $ isn't bad for the space. But the appliances are out dated. Ball homes is a pain in the a$$ to get anything done. Either they don't show up on time or you constantly have to call them. We had a broken mail box. No big deal really but I mean it took them two months to replace it.

You can purchase a whole tri-unit for around 160k. Ball homes is trying to get out of them because pretty soon they will be costing them money instead of making it

I've been here over a year and found a snake in my bathroom. It must have come up through the floor where the sink comes in the floor, my air did go out once and I called for maint. 3 times before they sent someone out to fix it and he didn't show up until 9:30 at night. For some reason whom ever they have mowing the grass here only comes every 10 days or so, so the grass is getting pretty tall before its mowed. That could explain why the snake was in my apt. I guess i'm a bit unlucky about neighbors, the one i have is up all hours of the night building a castle or something because he's banging on something all night long. And don't exspect a quiet night at home because this is one of the buisiest streets in Georgetown and there are a lot of teens that wants to blast their car radios as loud as it will go. Other than all that they've been great... LOL

I have lived here for 5 months. So far air went out, locks on door jammed or not lock, doors not sealed well, new water heater and sewage pipe. The next tenants get a new place :) Appliances need to be updated as well as bathrooms. Maintenance is slow. After hours guy is great!. He was quick when sewage backed into house after i called all day tp get it fixed.
