The foreclosure process is not slow; in MA it is pretty quick (6 months typically) once the bank starts the actual process. You think 6 months is not quick? It is if you've invested 3, 6, 12, years or longer in financial and emotional investment in the property. It's the process for getting a loan modification or a special forbearance, etc. that is painfully slow.

Do a short sale.
Once you have a qualified offer you'll be out in 3 months.

All the rules have changed in the last couple of months. Lending banks are now being held accountable for the trap they set, borrowing money they didn't themselves have, while using loose and illegal practices in the process. The massive lawsuit against Wells Fargo / Wachovia, Indymac / OneWest bank, Citibank, Bank of America, JP Morgan Chase, GMAC..........can actually, not only put a stop to your foreclosure, but also pause your house payments with no loss to you..........

We short saled our home last week. It was easy, pretty quick and painless.
We didn't have to pay anything and it doesn't go against your credit. If you want to get out of your home it's the way to go.
