The TOH evidently knows what they are doing and now have a wonderful track record. After all, it was the TOH that picked the bidder where the Archstone property in Westbury just evicted ALL of their tenants due to water leakage and mold problems in all the buildings - lets see - Archstone was opened for a little over a year and this builder was hand picked by the TOH - this was their baby - they picked a developer who had the SAME problems with another property in FL 4 years ago.Tramell Crow is in bed with the dirt bag owner of the Courtesy Hotel who allowed the hotel to become a hot sheet joint with all sorts of social ills.
Tramell Crow has offered $13,000,000 to the Hotel IF the town grants an unprecedented and imprudent zoning variance of 80 units per acre currently golden age for seniors allows only 40. Tramell Crow wants to make the current owner rich. The Town should not allow the slum lord who created the problem to make a windfall profit for his sins. The Citizens of West Hempstead should realize this and allow the Town to go through a legitimate and fair process of selecting a responsible bidder.
I would not trust the TOH to pick out a toothbrush for me - the residents of WH have seen what they will get "stuck" with if the TOH has their way and the Archstone catastrophe is just a small example of their screw up.
I visited the Archstone complex last year to compare what they have to what Trammell Crow would be building.
Archstone - 3 story building NO ELEVATORS - that means you have to walk all your groceries up. If you shop for a family of 4 we are not talking about 1 or 2 bags of groceries. Have babies, strollers, etc. Got to carry all that with you.
No covered parking - when it rains you get wet - when it snows you get snowed in. How can they effectively plow a parking lot with the cars in it.
The view - oh yes they face the lovely billowing smoke plumes coming from the smoke stacks at the recycling plant a few 100 feet away from it.
Section 8/low income residents - because it was "a TOH plan" 20% of the units had to be given out on a lottery basis. So for your $3,400 a month, someone else is living there almost free and living off your tax $$.
We know what benefits we will see if the Courtesy Hotel is sold to Trammell Crow.
Their 4 story development have elevators.
Underground parking.
Larger units - similar price range.
You have to earn a high enough income....you have to have an income to live there. NONE of the units will go for section 8 or low income because it is NOT a TOH development.
Underground parking for residents.
Train station is right next door - not nearly as much as an eyesore as a set of smoke stacks and billowing smoke plumes.
It's too bad the Town didn't move on approving the Trammell Crow proposal over a year ago, almost 2 years ago - the displaced high end renters could probably have been the first residents at the Trammell Crow Development.
I can only imagine the law suits that will be filed against not only Archstone, but the TOH for having a hand in picking them - I forsee our taxes going up because of this. Archstone had to pay out over $25 million dollars to the FL renters in 2003 for the same problem in the FL complex - that was to cover the displacements and future medical bills.
