I will say this much. If somebody suffered a career ending disability, then they would lose everything they have by waiting on the decission which can be at least 4 to 6 months if not longer. Live frugal during good times for awhile & build up a safety net to where you can survive for several months just in case!

Not as easy as you think! Some can't save like those on Social security. They make very little to survive like eating, and buying their basic needs. By the time they finish paying rent, food for a month( not even for a whole month),and keeping the lights and heat on none is left. You really shouldn't come off in a way that seems so arrogant. Yes ideally everyone should put away money, but this economy WILL NOT allow most to be able to do that.Hence the failing economy! I am glad that you have a good enough amount of money that you are able to save for your rainy day fund when times Will get hard for you, You are one of the lucky few so keep up the good work.

Im saying before anybody goes buy that puppy or fishtanks or video games laptops, state of the art big screen tvs * cellphones ect. ect. live without & find enjoyment that doesn't cost money. Yes there are plenty. Dont run to o'charlies every week or twice a week. Cook your own foods for awhile. Stay at home on your weeks vacation & enjoy your home.

I've seen people buy saltwater fishtanks & needed to borrow money the next day to pay rent! REALLY, those are the people that got the ability to save but wont & expect others to carry them, I'ts their own fault!

If your renatl property is such a great deal, you would have people with 700 beacon credit scores renting from you. LOL But since it is subpar crap you have to take the dime a dozen people that seldom pay all their bills. Its YOUR mistake thinking you can positive cash flow on slime apartments. GOOD LUCK because the city is getting involved and landlords are gonna be fixing/replacing alot of windows and hot water heaters and ac units, along with remodeling bathrooms that have mold in shower walls. GONNA be a new stimulate the economy program in Frankfort and slum landlords are gonne get to be the beginning. LOL Hope you have a good line of credit at bank, because tou are gonna need it. Get real, have you had all your rentals inspected by by city BEFORE you rented them? If not you can be fined up tp $500 for each violation. Most tenents don't know about this, but they will soon. LOL You all that just want money are gonna have to spend some money, in some cases big money like new roofs and removal of mold, especially black mold.

I think this post as two different issues but the common thread is "rental property". I agree, rent should be paid on time. I have been a home owner and I have been the rentor. You pay on time...and if u can't, you make other arrangements..
But, you said the city was going to get involved? Would u know if there is a number to call to report ???

I have a copy of the initial inspection (I failed to mention the property PASSED )...and thats what I passed off as 'they must have lower standards for older home's'. But I have the black mold, leaking pipes, loose carpet on stairs, on an on. Yes, have reported to landlord as discovered.

U must not have read the entire story from the beginning. No one says the family wanted to live there for free. Plus the illness began AFTER the expiration of the lease in the first place. Gilbert did not have them sign a new lease and still kept charging a 5 buck a day late fee. NO ONE EVER SAID THE RENT WAS NOT PAID. If you read the post, the rent WAS PAID, its that he gives one day to pay it, no grace period, then charges a $5/day late fee. If you dont pay the late fee or even not pay all of the late fee, he continues to charge you late fees even after you paid the rent. He is charging late fees FOR late fees! That has nothing to do with paying the rent. Having the rainy day fund DID pay our rent but did not put aside GOBS of money for his late fee bullshit. The attorney said that landlords can charge late fees but there is a $50/month cap on it. But it also takes money to fight in court as well.
The moral of the entire story I even started was NOT to expect landlords to let people live rent free or NOT pay if you get sick. It is to WATCH OUT RENTING FROM TROY GILBERT! He is shady and he is disrespectful, cussing out and demeaning to people and especially women and is a crook. He has charged this family I am talking about and two other families LATE FEES FOR LATE FEES.
So, although I respect the fact you responded and I agree no one can live rent free, that is not what I said at all. I know how banks work, just like I know how rentals work. They have to be paid, I am just saying GILBERT is no good and a crook and will harass the hell out of you and threaten you (even if he and you know that he cant up and throw you out in one day) the threats are still very stressful and harassing. No one wants to argue with someone every day, especially your landlord. No one wants to argue every day when you are fighting a very serious illness. So even if they are empty threats, the harassment, the demeaning statements, and cussing out a tenant is still hard to deal with and even harder to try and work something out with someone who is so uncaring.
I will be there when all his shit falls apart and his world starts to crumble, ready to tell him, "well everyone has hard times" with a big smile on my face. And since he insists on people calling him SIR, I will be sure to also say "I hope things work out SIR".

Of you course you can say all those things RAPER and be completely right! But regarding what started this thread, its not the case. This family is not out buying things and throwing away money. This family has one car to share, works their asses off, raising a child wihtout any support from the father, not one dime, not getting a penny from the state for things like food stamps or insurance...hell the man of this family is paying the insurance for the whole family and one of the children is a stepchild and he pays insurance because the child's real father ran off to another state and isnt paying anything. So you can not assume that when the illness came along that they has been out doing shopping sprees. Not to mention the amount of money you have to pay for treatments and medicines that stupid insurance companies say you dont know need or whatever (like they are the doctors) but that is another thread all together.

If you read the first post or the second one, I dunno, it said that her family has had rental property in the past. AND they never said they didnt pay the flipping RENT dummy. Plus, I sure pray to God nothing like this ever happens to you or your family but if it did you would know that when you get devasting news of a disease that you may or may not recover from, the last thing you are thinking is, oh yeah, we better move out right away because we cant pay the late fees. Most landlords would at least give you a 3 or 5 or 7 day grace period.

I do not care how people feels about other people on welfare, I want somebody in your predicument to never have to depend on others for a meal. I've worked around lots of heavy spenders today & broke tomorrow type people. It is unreal. I have seen some in your shape & they blame everybody for there own mistakes. Thanks Raper, I appreciate all you said. I do want to clarify, this is not about me...its about a person in my immediate family. This family that I am talking about, they have tried to get assistance but do not qualify because they make too much money?!?! Really?? I mean I understand they have to have guidelines but the fact that they base the guidelines on your Gross income rather than your Take home pay is insanity. I know everything you apply for from cars to houses to even assistance goes by your Gross income but damn, we ALL know that is not even close to what we bring home. Its frustrating because if you work at all, if you make more than minimum wage, you dont qualify. But if you dont work and dont even try, they are pretty generous. Its frustrating.
Also, I did want to clarify one last thing. THEY DID PAY THE RENT. This is not about paying the rent. Its about him NOT giving even one day of a grace period. Its about after telling him how devasted they were after getting the news and finding out how much treatments and meds are, asking him to work with us and him saying, "Everyone has hard times" oh and also, "I know plenty of people sick with cancer, ask someone to help u". He knew the situation, didnt care, wouldnt work with them, they PAY THE ENTIRE RENT, but since they didnt pay the late fees, he continued to charge late fees until they finally decided to leave on their own and now says he wants over 2k in just the late fees! He harassed and threatened them for weeks, nearly every other day about this. I never said one word about his personal life. If you go back and re-read everything that I posted, nothing is about what he does in his personal life. That was other posts. I couldnt care less about his personal life because he obviously couldn't care less about theirs.

I read your post and he has no right to charge that much late fees, but what is so much more important is the tenants health. this man owns apartment duplexes that have mold issues, and he knows it and will do nothing to correct the problem. H e got a little greedy and took on a bunch od rental property that he can not service, repair, fix righyt and the poor tenants are being scammed so he he can live high on the hog. Take him to court and file complaints with the city and state. Create a maze od regulations around him and his partner so the get the message that the poor and ignorant don't get abused. JMO

I was renting from him never ever late, could never get ANY repairs and 4 months in the neighbors and myself come home to papers saying the property was being foreclosed and auctioned off in a week!! He wouldn't answer any calls and we all had to move in a hurry! I hope some beats him with soap in a pillow case!

It appears that many has not paid their rent & this is what happens when the renters doesn't hold their end up. I KNOW IT WASN"T YOU but other renters obviously has taken advantage of this man for too long, so this is what happens. This is probally why Gilbert took the stand that he took against the sick person. A landlord can only hear or take so much until they got to draw the line & look out for NUMBER ONE! Thats why it is important to pay your rent, to keep from getting your pad sold out from underneath you..As far as beating him, what difference would soap make! Don't believe the rumor that it doesn't leave bruises.
