Lennar bought out US Home. US Home was a sole builder and its own entity until that point. This IS a US Home design and a US Home flaw. Lennar took over ALL US Home designs. There will most likely NOT be much of an issue with either of these problems at this point. However I might be able to put you in contact with an individual very connected to these problems.

Mold issues cannot be taken care of by turning on fans and setting the humidistat. I thought it was the responsibility of the association to maintain the building. What is being done to remediate this or is it continuing to grow and jeopardize the other units in the building? I was thinking of buying but would not touch one of the units in bldg 7 due to the mold issues.

Mold issues most certainly CAN be maintained by fans. The air being circulated will not grow stagnant and anyone that uses a humidistat is flat a$$ed crazy…THAT’S the problem. If people don’t know how to maintain their homes in Florida, they shouldn’t buy homes in Florida. Its isn’t the HOA’s responsibility it’s the individual owners.

We were also told by an expert NOT to use a humidistat. If and when we are away to set temp to 77. I would not hesitate to purchase in Riverwalk. But I would have an expert test and evaluate your purchase first. We did and we have in writing all test results and couldn't be happier.

Again, no Chinese drywall. When developed the units were sold at very overpriced amounts. Lots lost to foreclosure and now the prices are where they should have been.

Kathleen...but what is happening in uninhabited units? Those are the ones to worry about. Those issues will become yours if no one buys them?

The majority of units have been sold. Of all units there is a handful now available. I have in-laws that have lived in Naples for 45 yrs. They told us to NEVER purchase house, condo, whatever without an expert to do evaluation in FL. This is the tropics, your investment should be well evaluated before purchasing due to mold, mildew, etc. We do not live in 7 or 8 but we do have friends that have purchased there and they are very happy.

The condos are fine. They'll ALL be sold. You need tom learn to live in Florida, it's completely different than living up north. Although this area isn't the nicest.

We are in the process of purchasing a nuit in Bldg. 7. We have read all the comments posted about mold, etc. Can anyone recommend a good inspector? Can anyone elaborate on the problems specific to the first floor of this building as this is where we are looking to buy?

Honestly Rich, the best advice I can give you is NOT listen to the majority of people on this forum. I can tell you if you look up Eagle Eye inspection you will find a reputable company that knows what they're doing and knows the area. You'll get FACTS and not this crap posted here. You'll find that there will be NOTHING wrong with building 7. In fact, I personally discovered the water intrusion and fix on these buildings built by US Home/Lennar.

Thanks so much for getting back to me! It sounds like you know a lot about this building--do you live in it or know someone who does? What exactly was the "water intrusion"? It would be helpful if we knew if this is something we would have to deal with again. How was the original problem fixed?
Do you know if there has ever been floooding form the creek behind the building? Is flood insurance required?

I built them!
The water intrusion was caused by two things. The small leak and the BIG leak. Both have been resolved. The small leak occurred in the guest bathroom above the commode located at the exhaust fan. This was first brought to my attention at the 32 unit buildings at Cypress Woods in Naples. The leak there was caused by the upstairs commode not sealing to the flange. Wax rings were inadequate and they leaked through the precast sub to the exhaust fan housing. This same leak was detected either steadily or intermittently throughout Heritage Bay, Osprey Cove, Bella Terra and River Walk.
The big leak was more fun to isolate and eradicate. My first experience with this intrusion was also in Cypress Woods in the great room, right smack dab in the middle of the room. Took 50 gallons of water out of that leak. Scratched our heads for hours as to where this intrusion was originating.
Left the ceiling drywall open and exposed for about three days before I saw it. Every day I went back to this unit and had water build up in catch basins. Each time, there was water in the bucket but NO water on the ceiling. After the third day I simply said F it, I have to do something, That's when I took a hammer drill and bore into the precast and that's when I got my 50 gallons of water. Then I got into my truck, drove to Heritage Bay down the road where they had the same units, only under construction this time and sure enough we had it solved (as far as how the water was getting in anyway. The precast slabs were delivered and sat on the ground in wait for their happy day of install and during that period rain waters would fill the voids in the precast channels. Eventually that water wanted out.
The fix was to (during construction) Drill HUNDREDS of holes in the precast channels to allow the water to flow out freely before any studs, walls and ceiling furring or board was ever erected. After the drain out we had to refill all those holes with Hydraulic cement and have the fire inspector sign off on them. After some time US home decided I was charging too much for the service and wanted me to cut back on the charges. I refused, it was a tremendous amount of work. We never drilled at River Walk. However, River Walk was built after the discovery and they did take measures to prevent the water from entering the not yet installed precast. It was a crap shoot.

Just bought a unit in bldg 7 and very excited to come down there. Had inspection and no issue. I've been keeping track of this complex the last couple months, everytime a unit came on the market, never last more than 2 weeks. This is the 4th condo I've put in offered and finally got it. Been out bid the previous 3, eventuough I offered about 5k above asking price. Any decent condos within 20 miles radius of ft Myers beach is selling fast right now. If you don't have cash offer, you'll be in the bottom of the offer list, especially bank own properties. They won't entertain your offer until they'll get severals and then have you come back with your highest and best with a deadline. If you want a good deal, work with your agent closely and be vigilant looking through listing everyday. Good luck hunting!
