I am very much interested in buying a unit in Bldgs 7 & 8 but have no idea whom to contact in that respect. Would somebody be able to provide name and phone number of a person in charge quickly ?(I'm in the area for a few days only). Thank you !!!

We just had a budget meeting: Master for the common areas will be $420 per quarter or $140 per month. Condo will be $636 per quarter of $212 per month. This totals $352 per month. This includes building insurance, pool (new pool furniture), weight room, community center, two lakes with excellent fishing, elevator maint, cleaning, emergency power, landscaping, mulch, carport maint., roads, sidewalks.
The only thing the owner pays is about $15 per month in power and taxes.
By 2011 they will be going down again.

Send me an email address and I can give you the name of my realtor who helped me. Last year several realtors would not even take me to Terraces of Riverwalk. I found my realtor by walking around the complex. I AM GLAD I DID!!! LOVE my condo!

Terraces of Riverwalk is SO MUCH nicer and more desireable than Venetian Palms. I have been through Venetian Palms because it was attractive because of price, but Venetian Palms was a condo conversion, the area isn't as nice as Terraces of Riverwalk in my opinion, the outside of the buildings at Venetian Palms look decent, but the amenities put into the condos were very cheap - cheap cabinets, trim, everything was cheaper than the treatments used by Lennar at Terraces of Riverwalk.

When the market rebounds, and it will, your investment is far better in Terraces of Riverwalk than Venetian Palms.

Denise - you are 100% correct - we looked at Venetian Palms and felt the same - we are SO HAPPY to have bought at Riverwalk.... We are leaving the bitter cold frozen North on Saturday to come down to our place and we cant wait...

In 2009 there were 57 condo sales at Riverwalk. Average selling price was $72,459($56/SF). The highest sale price was $140,000 and the lowest sale price was $50,000 in 2009.

How long have you owned your condo and how did you find it (through a realtor)?

The buildings are owned by the condo owners. These were the last two buildings completed prior to the housing market crash. Investors paid about $280 K a piece. I am currently a Director of the association.

I'm excited. Just put in an offer in building 4. Our friends have had one for 3 yrs in 8. Can't wait until it's all said & done. Everytime I've been down there it's always very clean, quiet and I like this post as I receive alot of info.
