Prime Property has managed our Dallas rental property for 18 months and their services are outstanding. We couldn't imagine any better service.

Be sure to check BBB and ripoffreport.com . You will found numerous people who strongly disagree with Tom Everette. Prime Properties is in business to assist slum lords. Do not get involved with them.

Prime Properties does not assist slum lords. A slum lord is gnerally defined as someone who either avoids standard maintenance and repairs and/or avoids following proper business ethics and laws. As a licensed real estate brokerage Prime Properties as an obligation to not represent any landlord who would be considered a slum lord and as a matter of policy we would terminate representation of these types of clients. JCL, by their comment, does a dis-service to any potential renter.

Prime Properties does represent the landlord in lease transactions and if a tenant is not satisfied it is usually do to their lack of understanding of their obligations. Prime Properties works very hard to assist tenants in this education, even to the point where we suggest to a tenant that they get their own advocate if they do not understand their rights. Our legal obligations limit our role to where we prohibited by law from providing tenants advice.

prime properties sucks. it would be in your best interest to avoid renting from them, especially if you value returned phone calls, dilligent service, and your money. they charge you absurd amounts for absurd things. the customer service was terrible. they have 41 complaints against them at the better business bureau. that is over a 36 month period. i see kevin martin responded down below that they are not slumlord's. no, they are not slumlords. they are just crooks that take your money for whatever bullshit reason they can come up with. hey kevin, if prime properties is such a good company why all the complaints?

This is good to know! We almost just rented from them, but they "couldn't" reach the owner to get some simple questions answered -- for OVER A WEEK! And while we waited for a response, they magically managed to get an application from someone else approved by this unreachable owner. Hmmmmmm.
At first I was enraged, but now I'm smiling. Maybe we just got lucky?

I am renting from Prime Properties. I have been satisfied with some things, but more recently I have been very disappointed. In particular, I received a "Notice to Vacate" on January 2nd (rent is due on the 1st). Apparently, due to the holidays (2 holidays within the 7 days preceding the date on which rent was due), the bank sent my rent 1 day later than normal (I have automatic payments). Even though I have a perfect history of paying rent, I was given no benefit of the doubt. Instead, on Jan. 2nd, Prime Properties sent me a Notice to Vacate by Jan. 8th. I am an attorney, so I understand the legal side of things-- the notice needs to be sent out so that Prime Properties can begin the legal process of eviction. But Prime Properties should appreciate how hard it is to find a good tenant and, at least where a previously dependable tenant is involved, either (1) give the benefit of the doubt to the tenant and wait a few more days before sending out a Notice to Vacate which will potentially offend the tenant, or (2) contact the tenant to see if there has been a mistake. Obviously, a tenant who is repeatedly late is a different story. But seriously, who wins when Prime Properties offends a good tenant? The tenant who might have re-signed a lease may decide renting from Prime Properties is no longer a good idea; the Landlord/homeowner will be without a tenant for several months and will incur fees related to preparing the house for a new tenant; and eventually the reputation of Prime Properties will diminish with both tenants and landlords.
If I were a landlord and I found out Prime Properties sent a Notice to Vacate, one day after rent was due, to my tenant who has a perfect history of paying rent on time, I would be very upset.
Seriously, Prime Properties, be a little more sensible.

prime properties sucks and the owner kevin sucks. the are a bunch of dumb asses. when you move out they give you a list of bull shit fees and charges and keep your deposit. am i wrong kevin? then why all the complaints at the better business bureau of dallas? something like 42 complaints in 36 months. do yourself a favor and do not rent from prime properties. they are absolutely terrible.

I am in the process of of trying to get my security deposit back from Prime Prop. We hired their recommended cleaning service for the property for the house and carpets. We even bought putty and color matched touch up paint for the walls and trim. The result....They kept nearly half of our deposit for paint and landscaping charges. The bushes were dead when we moved in, the sprinkler system was broken, there was a rodent problem and Prime failed to show up to meet the gas company to have the gas turned on (we moved in from out of state) We had to rent a hotel while we waited for the next appointment. We spent so much money making the property habitable because we can't afford to wait for them to act. We have small children. Avoid Avoid Avoid. My company uses a service that recommended them they have been removed from the service because of our complaints.

Avoid these snakes at all cost.They ripped me off big time.I completly repainted had the carpets pro cleaned.They charged me for both to the tune of $687 $185 for landscaping?in the mid of winter.Also I left a month early they rerented the house and are trying to charge me double rent.This co. sucks

We also used the cleaning service that PP recommended...yet they kept the majority of our deposit as well. The yard and landscaping already looked bad when we moved in and we were charged for that as well. Prime Properties sucks..I have heard from numerous people in the real estate bizz to stay away from them. Hindsight is always 20/20! The owner Kevin, is a complete tool too. He is no help whatsoever.

Even if you do not value my opinion, check out the Better Business Bureau. They have an "F" ranking. That along with tons of complaints! These people suck. You might as well hit yourself in the head with a hammer and hand them over your cash because you are going to end up broke and with a headache either way if you rent from them.

I wish to God I would have seen this before we rented from them. This is absolutly true...they are awful.The move out charges are completely out of line and no one EVER calls you back.

Worst experience EVER! I used to work for a real estate office and most of the realtors I have met advised me against renting with them. But we were in a situation where we needed to find a house fast because the previous property we were due to move into got pulled off the market last minute. The first year we lived with them we recieved over $200 dollars in fines because a President died and the post office closed. Then we got a ONE day notice to vacate because we were in dispute with the landloard over a $50 fine from the HOA... which we did not recieve notice about until the day AFTER we were supposed to have it fixed. At this point I almost want to break the lease because this company is just a joke they do not have their tenants best interest in mind. Oh and when the storms hit in June we had some damage to the landscaping that we left messages about that were never returned. How much you wanna bet they will take it out of OUR deposit. If your a home owner and looking for a company to represent you go ahead and hire them because they will try to squeeze every penny possible out of the tenants but as far as tenant rights and good service, I don't believe they know what that means.

Yes, they suck. I hope they eventually get shut down for good. No one there seems to care about doing the right thing or gaining repeat business. Kevin is a total douche. I have spoken with him a few times on the phone and I can assure you that he is a tool. So are the property managers. They do not keep records very well either. NO ONE SHOULD USE THEM.

kevin, your company sucks. you suck. your property mgrs suck. you are out to keep all the deposit money you can. the yards are in bad shape when people move in and then they have to pay for this when they move out. people use the cleaning service you recommend and still get fined. i have not seen any positive feedback about prime properties accept from you, its douchebag owner that f's people out of their hard earned money. but guess what? i have now started to hear realtors advising not to use your shitty company. take care dipshit.

Thank you all for the insight...we were going to use them to find a rental in a couple months. But we are moving from out of country, have 3 little children, and can't afford to chance it. I will look elsewhere...

We just got our refund deposit of $180.00. We paid a depo of $2000.00. They charged us over $1400.00 to repaint the house which had marks on almost every wall when we moved in I took video of the move in showing the condition. I puttied the holes including many that were there when we moved in. What a joke! They charged us $350.00 for carpet cleaning and the carpets were in poor condition when we moved in including dead wasp scattered around. We steam cleaned the carpets when we moved out!!!!!!We mowed the yard two days before we moved out and they charged us $35.00 for another mowing after we were gone. The neighbor we met when we moved in even told us that it was nice to have the yard actually being mowed for a change. When we moved in we found out that the house was infested with wasps in the house. There were a family of squirrels living in the attic and when we informed them they told us it was our responsibility to have them removed. This was 2 days after moving in. The AC and Heating unit went out 7 times in the course of 1 year included the day we moved in which was in March 2008 (35 degrees outside) and we sent an email and left a message with the property manager who finally had someone come out two days later. We were there for 2 days with no heat. The attic door would not close when we moved in so there was an inch gap the whole time we were there and they never fixed it. There was a water leak on the outside faucet of the house which was a pretty steady flow and it took them 4 days to have someone come out and fix it. ANYONE READING THIS PLEASE DO NOT RENT FROM THESE JERKS. THEY ARE UNPROFESSIONAL AND RUDE. WHEN YOU ARE TRYING TO LEASE FROM THEM YOU WILL GET A CALL BACK ASAP BUT TRY AND GET A HOLD OF THEM WHEN YOU HAVE ANY PROBLEM. We are filing a small claims suit against them this week as well as a complaint with the BBB. I don`t know if we will win but someone needs to try. I have seen all the complaints and I wish more people would try.

I also am a pissed off tennant. So far from what I have read there are alot of folks that get screwed by this company, I will not be one of them. The home I currently have a lease on is falling apart. What people here tend to forget is that it is your RIGHT as a tennant to have the city inspect the home you are in at any time. Once that happens the company and property owner have 10 days to fix the problem. Having said that and also having at least 100 photos of the condition of this turd they call a house that I have a 2 year lease on feel confident that I will win any lawsuit that I need to file. The city inspector has given me his card and advised me that I am free to call on him when the need arises. I bet a judge would value his opinion! So far every service request I have filed with Prime has been closed without resolution.
Another RIGHT of the tennant in the Great State of Texas is to contact the OWNER of the property and by law the management company MUST give you the information. if they refuse to do so then just go online to your county tax assessors office and look it up...It is public record after all.
I am sure that MOST of the property owners are not aware of the conditions that their holdings are in. I will make sure by registered return receipt requested letter send the owner of my rental is aware of the condition of this turd. I plan on sending him both photos and even a video of what is going on here.

I am also in a lease with that wonderful company called “Prime Properties”. If I would have known before hand how they treat there renters I would not have leased with them. Same thing happens to me, submit work orders,receive confirmation that they are received them and nothing is ever done about the issue. I also think that Prime Properties never contacts the owners to have the repairs done. That way they can keep a big fat pay check so they can pay for the incompetent property managers. After finding this blog site I know now that I am not the only one that is being screwed by them. I have also done some research to find out my Rental Rights as a tenant and Prime Properties has violated all of them. I know that my next is to contact an attorney about this. Good thing I keep good records.
