If there is anyone interested in buying out at Waterstone Estates just to let you know there is a website established by our board/committee members who by the way are doing an amazing job. It is www.waterstoneestateshoa.com , you then go to sales and will see a few people wanting to sell, contact information is available. We have Lakeshore Drive B53 and B54 for sale. They are beautiful pieces of land and in fact as they stand can be bought together with one HOA fee or separated. This is in Phase 1 with a creek!!!! Anyway take a look, go for a drive. I think Mckinney is the place to be and growing each day. Things are picking up with a couple of houses sold now and perhaps early is better than too late. It is gated and the gates for now remain open but you will eventually need access which is a super thing. We unfortunately have to let go of these lots so perhaps there is someone special out there for them. But truly only by going out there and driving around getting a feel for the place will you know and get the feel.

Reduced prices on lots! Please check out our new prices listed on our website, http://www.marymaccustomhomes.com/lots.htm

All lots are premium interior lots with trees that are NOT in flood plain and do NOT have utilities running through the middle of them. They are toward the back of the property near the lakes and playground.

Waterstone Estates is a beautiful gated community. We have a plat and community pictures on our website. Please contact us if you have any questions or would like to see the lots.

Waterstone Estates is going to be really beautiful. We have been looking at some lots out there and a few other places, but all the good ones are already sold at Waterstone. You can find a few good ones on MLS and other sites that list lots from individual owners. That is the direction we are likely going. Prices range from $90K -$200K+. All the lots there are 1+ acre which is what we are looking for.
Just happen to be selling a lot in Phase II. It is one acre with trees and is located at the top of the hill. Description is Block J, Lot 2 on Morning Glen Dr. It was a great find for us but we have made plans to move out of state. We are asking $98k for the lot.

Looking for information on the builder of 4286 Waterstone Estates Dr. The builder of this forclosed house according to Collin County records indicates it as Homes by Christopher, and Danny Lenard out of Little Elm.

There appears to possibly many issues with this hsoue and looking to see if anyone knows Mr. Lenard and where or how he can be reached.

Of course the 400 owners at Waterstone (WS) think WS is best. And,Creekview salesmen and their 20 owners think their community is best. Both are beautiful communities and each have pros & cons. I suggest you look and decide for yourself. You can't believe everything you read here or what people with "motives" might say. There are lots of pictures on the MLS for Waterstone. They will show the beautiful lakes, rolling hills, trees, some of the prettiest terrain in the area!

It is beautiful & quiet. It is about 12-15 minutes to 75 (Central Expwy) & 121 or 380 & 75. I've lived in the area my whole life & it is the prettiest community I've seen in this area. The front of the community is flat & doesn't have many trees. But, go a little further into the community & you'll see it's full beauty. The lakes are at the back of the property.

The developer left last year. So, it is a fairly new community & we are working together to make it a great place to live. Due to the economy, there are some great deals out there. There is a realtor that lives in the community & could probably tell you everything you'd like to know. Hope this helps.

Yes. There are several homes sold lately. The house that is next to my 1 acre lot on Lake Breeze Dr is occupied. My neighbors are living there. My lot, Block F 7, between two beautiful houses. Unfortunately I have to sale my lot. Come and check the area. It's absolutely gorgeous. You can send me email at rorlov@hotmail.com

in reply to "Oh my goodness########## It is a ghost town at waterstone estates." :

Have you been to many acreage custom home developments in the Mckinney area (Mckinney, Lucus, Prosper, Celina, Parker)? I have and they are all the same because of the economy. Now is probably a good time to get into these developments. Waterstone has sold more lots than the surrounding developments because of it's beauty. The custom home market ($400's-$1M) has taken a huge hit with the economy. The builder owned developments will develop faster than the owner owned lots/developments. The builder must pay interest on all the lots so they have a huge incentive to sell, they have marketing and may offer special financing which is a huge plus in todays market. And yes, several of the homes have sold and several are pending. Some of us like the peacefulness and natural setting :-)

I just purchased an existing home in WS at a great price so it certainly is a good time to buy if you can.

Daily Horoscope for December 31

Sagittarius

You're in a strange mood, Sagittarius. You're feeling impatient and cross, and nothing is quite right. No wonder, with Mercury and Mars retrograde, under a Full Moon lunar eclipse! But is it necessary to be quite so contrary, so determined to do the opposite of what's expected of you? Try to sort out the problem sooner rather than later, then do something energetic and therapeutic so you can burn off your nervous energy. Then you're all set for a great New Year's Eve!
